Stunning property!
Such a terrific video🎉🎉❤
In 10 years there will be a horrific fire sale on Florida real estate due to rising sea levels, as every square foot of Florida becomes wet & soggy, with the water table in most of Florida 1-5 feet. The Gulf just rose 5 inches in the last 12 years. The sea WILL reclaim Florida in coming years. Get out now as in a decade, Florida real estate, sitting on soon to be soggy ground, will be going for pennies on the dollar. Fire sale of Florida real estate in a decade. 💯
Start early with diversified investments in stocks, bonds, and real estate. Maximize contributions to tax-advantaged accounts like 401(k)s and IRAs. Regularly review and adjust your strategy to ensure security....
People dont understand that the prices of things are never going back down. This inflation is deeper than we think. Those buying groceries are well aware that the real inflation is much over 10%. The increments dont match our income, yet certain investors still earn over $365,000 in stocks and assets. Wish I could accomplish that.
Very possible! especially at this moment. Profits can be made in many different ways, but such intricate transactions should only be handled by seasoned market professionals.
Some persons think inves'tin is all about buying stocks; I think going into the stock market without a good experience is a big risk, that's why I'm lucky to have seen someone like mr Brian C Nelson.
Finding yourself a good broker is as same as finding a good wife, which you go less stress, you get just enough with so much little effort at things
Brian demonstrates an excellent understanding of market trends, making well informed decisions that leads to consistent profit
Good advice!
Can you do a video about the new HOA laws
You are 💯%... thanks for sharing
Melanie - What are your thoughts on the 33573 zip code ? This is Sun City Center, FL. Thanks !
I love Sun City Center! I have a listing down there so I’ve been there a lot recently. It is a great 55+ community. Fees differ depending on neighborhood so you have to pay close attention to those. Happy to help you if you want more info!
I didn’t understand the part about the storm chasers. What is their end goal? Are they helping or trying to make you sign something to get you stuck?
Hello, is the pool in Estancia heated in winter time?
Congratulations Moffitt Center & other Health orgs for demonstrating confidence in Tampa Bay for such worthy expansion!
It's for the alligators!
I agree with that, to some extent. The East Coast is better in my view.
A lot of people have died this year from the Cockroach infestation is over there
❤❤❤Jw, if the screen is dirty, does it drip dirty discolored water in the pool?
great explanation! thank you!
Need to see houses that are not as high end as the ones shown. Staging is easy if you have a very nice home to start with
so well explained
Love the video, would love to colorcode inventory levels on a map
I want to move to Florida from Chicago but I hear it is overcrowded.
I hear that a lot but I think it totally depends on where in Florida you want to move. There are definitely areas that feel overcrowded but it’s all relative to what you’re used to. There are also areas that are very rural, especially in the panhandle and the center of the state (Orlando excluded). Florida has many personalities depending on where you are. Come explore the different cities for a bit and see if any of them feel like home
Imo the internet should have replaced realtors.
Fantastic subject! I've been following the new development of the Tampa Bay area closely and this is the first video I have seen that captures everything going on into one informative video.
Thank you Tim ☺️
Air Force guy waiting on the " last order " , retirement 2025 !!! We're coming 🤞🏿🙌🏿🙌🏿
Our fingers are crossed for you 🤞🏼🙌🏻
Not normal was fun but totally agree with you on not seeing price declines anytime soon, or ever again because of the inflation. Love your videos!
Thank you so much 💕
I love seeing what's happening in our city! It's so exciting. Thanks for this video. I'm also excited about the expansion of the Tampa Bay Aquarium and The Straz Center.
Thank you 💕 I am so excited to see our city grow even better!
How are you doing beautiful Melanie any names of top subdivisions most popular in Tampa thanks
But the Traffic ... that is whats killing the overgrowth in FL
There are absolutely growing pains With all of these developments, my hope is that smart infrastructure and roads are a priority while in the planning and approval stages. Also hope they focus on adding bike lanes, safe sidewalks, and public transportation
I live in the south shore area and there is a ton of used houses for sale plus new houses available that have not been listed. You have to go to the builders office to get the info. In conclusion, the inventory is larger than we can see on the internet.
new hotels coming to Clearwater Beach. GOING WILD
Hi Melanie, I love your videos. Just to add, we also have a Pottery Barn at Wiregrass Mall over here in Wesley Chapel.
Yes! Thank you for the reminder! I love Wiregrass! The Dillard’s shoe department is my favorite in the area.
I'll be there in August looking at areas and meeting with one of your team.
We look forward to that!
I lived in Tampa from 85 to 87 barley recognize the city but my old apartment complex is still there it was new when I moved in paid $300.00 a month for a 1 bedroom sure miss those prices live in a small north Florida town near the Suwannee River now
$300/mn actually seems like a lot back then! Yes, it has changed so much!
Some great projects here. One thing no one talks about is water. There is only so much water developers can take from the Florida Aquifer. The thing you don;t what is to have sea water seeping and contaminating your water supply. Sure it rains in Tampa. We did not get much rain over the past year. Many ponds are very low. This also causes sink holes. On the bright side, Tampa should lead in EV charging stations with the development of these projects. EV's work great in warm climates and not so well in cold weather Upstate New York . Thanks for keeping us up to date on these projects.
Im trying to move there.
Dont let the no state tax fool you.... It sucks and is not affordable. I came from OH and I think it's impossible to live here. Insurance, home insurance, car insurance, property tax is all crazy higher than northern states.
I’m glad there’s this knowledgeable lady that knows facts and data about local Tampa areas, some of these doom &gloom KZreadrs post stuff just for clicks.Thank you Melanie .You’re right about npr and Hudson area.
Thank you 💙
Insurance liability. If you don’t have a fenced yard, the birdcage is helpful to keep unwanted visitors out of your pool (or drowning in it).
I am Miami Hispanic/American girl and i love my free State and my Governor! If you leftie…stay away from Florida!
too much outdated homes in this area
Time for a 2024 update!
Very informative!! It is no small feat to make a video about housing inventory interesting and easy to understand…well done!
Glad you liked it!
Lived at 1115 Bayshore Blvd in the 60's. So many memories. Lived on Davis Island as well 🌴
Has to be the Cockroaches 95% of all the houses are infected
I would love to see Melanie debate a crash bro.She would destroy him with facts
That’s a great idea! Data > Opinions everyday in my world. Although I think I may be on the minority with that viewpoint 🙃
Bayshore is incredible!!
Try Gulf Shores, Alabama. Property taxes are extremely low. In my view it is better.
I still prefer Hallandale Beach Florida more it’s a beautiful city with a growing communities and businesses and a good nightlife.
Hah…. My CT electric bill is about 4X higher than my FL electric bill. As far as my insurance bill is concerned I have an X zone rating but my insurance bill was going to be stupid high due to a FEMA flood risk revision triggered by “global warming” hysteria adjustments to the flood maps.
Excellent Information!!!
4 to 5 mo is a neutral market and 6 mo is a buyers market. Clearly all areas are trending toward higher inventories.
