The issue is that either the renter or the owner must in some way pay insurance and property taxes if they want a "permanent roof" with utilities like electricity, gas and water. Because of this, many people-at least in California, where I currently reside-are living in tents. No taxes, rent, mortgages, or insurance. The number of people who tell me they live in their car that I meet amazes me. Its crazy out here!

It’s getting wild by the day. The prices of homes are quite ridiculous and Mortgage prices has been skyrocketing on a roll(currently over 7%). Sometimes i wonder if to just invest my spare cash into the stock market and wait for a housing crash or just go ahead to buy a home anyways.

I get such worries too. I'm 50 and retiring early. Already worried of the future and where its headed, especially in terms of financies and how to get by. I'm also considering making my first investment in the stock market, but how can I do so given that the market has been in a mess for the majority of the year?

In these circumstances, I would always advise getting professional help so they can steer you through choppy markets and just give you indicators and strategies for knowing when to enter and exit the market.

Great info, thank you. Would love to hear your feedback on the current “insurance/roofing max age” issue. We are looking to buy a home with an older tile roof (30 years old) and are nervous about the insurance debacle that will most likely follow as insurances really want roofs replaced over 15-20 years…crazy expectation especially for tile….

Thank you for the comment! A 30 year tile roof is definitely an issue. They typically last between 25-40 years (I find the lower end to be more common). Insurance companies may require a separate deductible for the roof or may decline to write you a policy in general. Would love to hear which insurance company you end up with.

Just found your channel and we are hooked! Fantastic market analysis thank you! Do you have any episodes on rules for short term rentals in Tampa? (We would like to buy our secondary property now, rent it ( Airbnb) to pay it down, and then become snow birds in Tampa when we retire). But I’ve heard Tampa has restrictions on short term rentals and I haven’t found a video on your channel yet about this. Can you make a video related to this please? We would be interested in a condo, townhome or house.

Thank you so much for the suggestion! It is a topic I have debated doing for a long time. The challenge is that the restrictions regularly change depending on the city. There are so many different city codes/regulations, especially when looking at properties near the beach, that the info I give may be outdated fairly quickly. I will look into doing a video that provides links that will provide up to date codes for different cities ♥️

Excellent analysis! Any data on jumbo lending? Read banks are slowing down approvals of large mortgages. Does it impact sales over $1million?

Great video, thank you. From your experience, a) has there been a period in history similar to now and b) when could the market recover? In basic terms...when do you think prices fall to a point where they are affordable (complete guess...i know you are not a prophet...just interested in an educated guess from someone as smart as you)
