The J Patrick was my favorite of them all! It should have had the outdoor kitchen and I would add a butler's pantry. What's the name of this one Aaron? I also love Perry homes that Plan 3445W I really love this plan because it has everything I like in it!! Is it offered here?
They didn’t have this plan labeled because it was mostly custom for JP. Looks like the closest size plan that can be built in Jordan Ranch is a 3465W. But I have had clients get approval on plans before. Has to jump through a few hoops but it’s likely possible.

There wouldn’t be a build incentive as they’re all inventory. They’re not buying rates down that low. And the price of Carters are around $650K. I’m good but that’s 🥴🤣

No they aren’t I used to live in one build quality totally trash. Crack walls. They left rebar on the back yard concrete patio, loose crown molding in walls. Cheap paint etc Don’t be mistaken a tour of model home with an actual build. These model home are made to show potential buyers so of course they’re gonna be done right with all the possible upgrade.
Hasn’t been my or my client’s experience. The things you described I would never let fly. Any builder will only be as right as you make them.
Can you do a video like this for Perry and maybe one for ChesMar?

For the frame, I see a lot of big builders (Newmark, Highland, Tripointe) are using finger joints wood instead of full wood like Perry homes. Is it good or normal?
I am prefer full wood than 😅
So on paper the finger joint is supposed to help with fighting warping but in my experience I haven’t noticed a ton of those members when walking those builders. In terms of overall integrity if the county municipalities are allowing to use the technique there’s usually enough of a paper trail to show it’s viable long term. But now I’m curious. I’ll go walk my neighborhood and report back on Highland lol

What are the things that you don’t personally like about the Conroe area?
It’s not a lot that I don’t love about the area. Biggest thing for me is it’s not as diverse as I’d like personally. But for many of my clients it’s just right. So I get to enjoy their homes in beautiful communities on visits lol
Oh really we moved to Artavia from California 10 months ago and we feel that the area is diverse. At least where we are. Maybe it’s changing as the areas are getting more built out. We can’t wait for the amenities, stores etc to be built out. If you have any insight on that I’d love to hear it. Any retail news from Artavia, Evergreen, or Mavera. 😊

Most of my clients land in Artavia or Grand Central Park. Those the most diverse communities in the area because of how developed they are. As far as commercial most of the land seems to be near Artavia and Evergreen so I’d imagine that those get the most commercial attention but you never know what these developers will do until you can put eyes on in

Just wish they did smaller homes with all the bells and whistles. I don’t need five bedrooms.
There are other builders in the metro that fill smaller square footages more efficiently than them so I think it’d be hard to find them much smaller than 50’ wide products. But there’s a bunch of alternatives if you just want luxury and smaller
This is a great builder. They do an excellent job in giving the buyer a wonderful product.

Which builders in Sunterra has homes in the $200,000’s?
Pretty much all of the entry level builders have homes starting around $260-280K. KB, Lennar, Adams etc. Are you looking at inventory or building ground up?
Inventory is preferred but looking for a tax rate below 3% in Katy
Haven’t seen that on new construction in Katy. MUD taxes and school taxes are a bit too high for that on new builds. Everything I’ve seen in the area is 3.1-3.3%
Do you feel Newmark model house 3 bedrooms in the 2nd floor inside size 9.5ft x 10.5ft is small?
Those are fairly common room sizes for homes under 3000 sf. I’d say they felt ok in person but at the end of the day it is a 45’ product so you’re not gonna have all of the spaces they give you and large rooms.
