Layout makes such a huge difference when it comes to square footage. I always tell my husband, I’ll take a smaller house with a good floor plan vs a larger one.

I absolutely love the Meridiana, it’s beautiful in that area. I’m near Pearland but go to Iowa Colony often. You will not be disappointed. Good luck on your journey….

I absolutely love Meridiana. We visited the adventure cove and it is so much fun. Elyson was my favorite I felt like 100% I wanted to live there until I saw Meridiana

Elyson is definitely a much better investment. It’s more expensive for a reason. You can never go wrong with Katy ISD.

Did you guys check out Evergreen in Conroe yet… I literally cried when my husband said he didn’t want to move to Conroe. Love that neighborhood.

I’ve been to Evergreen. It was so early on though. It’s in a great spot in Conroe.

Meridiana looks really nice. That Toll brothers house for only 430 is insanity. Do you have a favorite master plan community? Maybe you can do a top 5 mpc video 😊

Toll Brothers is one of our faves too. The tough thing about Houston is we have so many options and no one gives you everything 🤣. If it’s green then it isn’t diverse, if it’s got great schools then the taxes are higher, if it’s more affordable then it’s further away etc. But I’ve definitely got a top 1-2 for every suburb that a client asks about.

I also prefer one story, but they are hard to find with the sqr footage I like.

@@aaronlathan yes, in Meridiana. Just moved in the end of January. It’s peaceful here and the neighbors are nice. I love to exploring the neighborhood with my pup. I recommend it to everybody. It’s a hidden charm ☺️

My audience has shown me over time they prefer highlights over full model home tours. We can always tour in person. That’s the only way to really feel it ☺️👍🏽

Property tax rate for that area is ridiculous

I don’t like the property taxes anywhere 😩🤣 That’s most places still actively building though. MUD and schools make up 1-2% of property taxes in nearly every community.
