Short term rental has no issues. You do need a visa if you're staying for more than 3 months if you're from a non-EU country.
Love the videos. Maybe do some videos in chunk price ranges. For example, a few in the million +, then a few in the 750,000-million range, etc. But go down to the 200 or 250 range more often which would be available to far more buyers and where more rentals are likely to be priced. But overall love how you explain and go through things on the channel. Wishing you continued success.

Great information! I visited the area for the first time this year and was quickly enchanted. As an entrepreneur with successful businesses and rental property, my thoughts turned to wondering what investment property options were like in the area. The various services you could assist with is part of the missing pieces for someone who may be eyeing property for rental investment. I would be interested in videos that have topics for potential investors. What are the ROI trends? What are occupancy rates for short vs long term rentals? We will be visiting family in Albenga, Liguria for a few weeks in July and we are discussing doing an overnight or two up in Piemonte scouting as we love this area.

I like this house and the overall situation. But the price point is more in the range of something I would chose to move there permanently rather than visit. I want to say this, I have not found many KZread real estate presenters in the north of Italy... That being said we are looking for a lower cost, but usable house for initial shorter term stay with long term or permanent stays in the future. I would love to ask if you could present more properties $250K and below. The lower price points just makes more sense for us, and we do like your presentation style. Any help would be great. I adore this property. Not so much for the house, but as you point out, the peerless views. If I had my residency sorted out, I'd most likely pursue this.

Why would someone sell a home that cost 3 million euros to build for 1 million euros? Market value absorption?
It's a good question! Mostly due to the situation of the owners. They're elderly and the house is too big. They need to sell. They had it with an agency for 2 years that did nothing so kept dropping the price. It's an amazing house without issues and in a great area - it's a real bargain. Sometimes these things come up. Rare, but they do. I helped friends from the US buy a house for €300k. The owner spent €1m restoring it and the place is fantastic.

"The wine love": The wine buisiness is a buisiness an invest that looks in a long therm for "getting the invest back" Many dream about to became a "wine maker" thats why the buy a cheap wine property and invest often more then they have. Then the bank became the boss. Sometimes when the money is gone and the banks calls every day for payment- health problems starting the family gets pressure the marriage gets in trouble. In the end bancruptcy the dream became a horror. Wine is a hobby for the super rich not for the normal millionär. Billionärs buy old school wine buisinesses often in the EU. The biggest bio wine producer on Mallorca in spain created the biggest finca- with horses and wine- one of the best- had to flee to Paraguay because the banks where after him. Now his wonderfull property is looking for 100 million euro buyer. Wine can be a devil if one loves the power of Bacchus more then the reality of live. One of my first bosses- a real estate men with a real estate family worth ca. 300 Million euros bought himself a french old school wine buisiness for 100 mio euros years ago. It was a stabil solid wine- brand. stabil in the product. His kids got the wine real estate and enjoy the invest of their father. He never was a dreamer. He was a lover of good wines and he had enough cash to buy and maintaine. Wineland- is like to buy a super jacht- if the jacht the ship cost 100 million you have cost of 10% in maintainance the ship with tay habour captain personal. 10 million every year to ceep the ship running. Wineland is the same. You buy for 10 millions you need every month 100.000 Euro for tax personal energy and so on. And that is not the cost for new technic or renovation or trees or swimmingpool. Wine is only for the rich. In times like this such a real estate needs a big creative family with much hands for work- but not in the wine buisiness. The wine- land must be rentet to professionells if the wine is good enough for the industry. I feel for this family but: Wine was a delusion. The property could be a high end luxury retreat with lets say 6-8 appartements a natural food producing place with bio food. But it will be an invest not a fantasy. It still needs much invest to became a dream privat resort... The sockets- the light switch-the electric lines are real ugly they jump into my eye and cray "Ugly ugly" no classic taste. No taste no style. Old house but ugly taste? We have a company that copys old school light switchs sockets from the first time of electricity. They are often made out of the same material. Tradition is importand in the wine world. Tradition means style and taste a special for Italo wine lovers. But style you can not buy you have it or not. Some of the electro products are out of porcelan and they look like 120 years ago but new technic inside. sekelskifte (com) An old house with classic elements needs old school original electro- party in the space to create a special ambiance. Vintage style but originale"! If needed: A high end air con would be nice to. It does not need so much energy then many splits. And it looks better when the canals a hidden over the ceilings... Also a good thing: Traditionel italo shutters or sunprotection for the sunise. That reduces the room temps to 30-50% The sun must be broken in front of the windows thats the trick that OG italians know. A sunprotection out of UV protected fabirc- in dark red- in dark green orange also would look traditionel nice. PS: If anyone is looking for a 60 year old 25% German italo men with his wife- 30 years in the facility management buis and retierd- write to me. I am not looking for an income. I am looking for a nice appartement for me and my wife and a function as a facility manager and building expert. A place like this needs a "Head of the facility management" with passione to entertain and maintain real estate property " :-) We dont have kids and we dont smoke nor do we drink alcohol.

Thank you! I'm not a huge fan of Acqui but it has a lot to offer. It's a matter of personal taste and needs but I would consider it.

Ah Torino, yes. It's fantastic but it's a good idea to go with someone that knows it well. It's easy to get lost in the bad parts and miss what is fantastic. I was there on Sunday and I love to visit.

There are specialists you can find that can help. You only pay taxes on profit, if you sell for more than when you bought and I believe it's up to 5 years after you bought. No taxes if you don't make a profit and no taxes after 5 years of ownership.
The internals bear more character than the external which doesn't make much sense to me tbh. the external looks like 1970 or even later ..

No condo fees but a yearly property tax is €2,400/year.
€2,400/ year for taxes if you don't have residency. Zero if you do.

I was just watching a real estate video from the US, a $4m house that had far less privacy than this. It's really not too bad as the houses are mostly to the rear. It's not easy to be in a town with nothing around. Yes, fees are agent's fee and taxes. The price is negotiable. By all means, get in touch if you need more information.

Interesting but surrounded by apartments. These large homes are really too much for the age 60-75 demographic thinking of buying a place in Piedmont. Maybe good for a family. I would like to see some nice renovated apartments in towns just outside of Turin. This town looks interesting being only twenty minutes away and I am sure there are others.
We get asked for this type a lot which is why we took it on. Retired people have family and friends come over or can even do a very good Airbnb-type thing here. I'll find apartments for you! For sure! Watch this space.
