Why are B&Bs for sale in Piedmont when tourism is booming? Just a theory!

We often come across bed and breakfasts for sale in Piedmont, Italy yet foreign visitors are up by 37%. Why, in my opinion, do some B&Bs fail while others succeed. Some ideas, suggestions and why I think tourism businesses don't always need portals such AirBnB and Booking.
This video is about finding a better way to promote an accommodation business without using the big portal websites such as Trip Advisor, Booking and Airbnb.     Thanks for this channel, I love what you're doing. The Langhe is a wonderful area I know well, popping into Castel Verduno for a bit of Barbaresco and try to come for the Truffle Festival, though I live outside Rome now. It strikes me that Italian real estate - of quality/age - is underpriced for the international buyer, so do keep going, there's an enormous opportunity in Italy especially for properties Italians don't want to renovate and a dearth of people showing properties of character in English. David.

I am ready for a change in direction but still want to shout about how great it is, I hope to do this well with video and talking.     I do truly appreciate this type of information; I'm an American considering buying a small hotel or B&B in Piedmont and moving there of course! Lots to learn. I'm curious about small hotels and/or B&B's for sale with seasoned staff in place (employed) who are not owners. That is, some or all of the staff would stay on if the ownership changed hands. Do these types of situations exist?

    Thank you!! For sure you can find a good solution. Local people in no way begrudge us foreigners coming here and many of the workers are immigrants themselves. We work with a lot of people From Romania and Albania and we love them all - all hard-working and serious people. We can find you the perfect place!

    I've had OK luck with Airbnb, but there are some weird ass hosts on occasion. We had some hosts in Marseille that claimed we ruined some of their linens, which were already tattered. I wound up just paying them off, because I don't like arguing with crazy people.

    I have a friend who rents small apartments and guests stole the bath rug and soaked the bed sheets in wine - then put a 2-star review! I wish she'd put her prices up a little and do the promotion herself. I was talking to someone yesterday they said AirBnB works well for them. Like I said here, the worst thing for me was the price! It ended up being so expensive and we were staying with someone else! I love B&B but want to find it myself and make sure the owner gets the money they work so hard for. Thanks for your comment!

    @@langheproperty AirBNB has built an amazing, capital-light business for themselves. I used to own some of their stock, and regret not holding onto it. It's definitely less amazing for the hosts and guests. They still have no real competition. VRBO is clueless. They actually ran a marketing campaign on how they have LESS OPTIONS for the consumer than AirBNB. LOL. Thanks for what you do, comrade. I've been visiting Italy since 2009, and hope to eventually retire there. I'd wanted to visit Piemonte for years, and finally did in 2023. It exceeded expectations, and I regretted not allocating more days there. The food is so good. Only Emilia-Romagna rivals it for me there!

    What do you see happening in Italy given that real estate bad loans are rising across the world with poor economic conditions and declining populations in developed countries . There are reports of depressed and bank sales coming this year and hence many are trying to get out now before it’s worth nothing. Thanks

    As I said in my '2023' video, the market was not good last year. This is starting well - a lot of interest that's turning quickly into sales. We'll see. We have a lot of people looking to come here - I have mostly US clients in this period. I'm not sure what you refer to when you say people are getting out, I just know that Italy still offers a good life. It's relatively cheap here and there's very little crime. I don't think this year will be like 2022 or before but I don't see all the signs that it will be strong enough to keep a lot of people busy. Thank you for your comments. It's much appreciated!
