I'm Rachael Hadidsaz, a Realtor®️ with Epique Realty born & raised in Tennessee. Currently I'm living in Murfreesboro. As a lifelong Tennessee resident, I can’t imagine living anywhere but here. I grew up in Cookeville, TN and attended the University of Tennessee in Knoxville, TN then relocated to Murfreesboro TN in 2016. I know firsthand what it’s like moving to a new city where you may not know anyone or much about the area. My goal with this channel is to empower the public on what life is like in the Murfreesboro area, and a taste of what Tennessee living is, so that YOU can make the best decision for you and your family.     Been living here 25 years today, June 30! Was a great place 25 years ago, nice bedroom community well maintained roads and plenty of new roads going in. But Smyrna has changed. You failed to mention the constant train traffic that cuts through the middle of Smyrna at least 15 times or more a day. Roads in general are in disrepair, and even the patched potholes are caving in. Streets everywhere need paint. So hope that helps you balance out the cons. Diversity for sure, women in full burkas in Aldi's, Wal Mart, many many people lately speaking spanish, and they don't speak any English. When I came here I attended a couple of city council meetings where they promised no more trailer parks and no massive apartments, but they would build home to build homeownership. Smyrna Tn. is FULL of apartment complexes, duplexes, and as of late quads. Hazelwood Drive, now dubbed Hazelwood Highway by locals can guarantee you window rattling in your home day and all hours of the night due to the new Smyrna culture boom boxes. And someone down there asked about property taxes. Going up about 200 every year, be in that high category like the infamously high property taxes in Nashville soon enough. And the chipper service that picks up your trimmed tree limbs and bushes, I've had a small tree in my yard for a month since yesterday. I think you guys are selling real estate? If you want to live in Smyrna, try it before you buy into it. The one good thing the property value has went way up, but the taxes do along with that. Bet this gets deleted.

    Hopefully I will be moving to Lawrenceburg. I found a fabulous home. Got to get home sold in Hermitage., I can’t wait to move to Lawrenceburg.,

    Adverse possesion is not a bad thing. Makes sure abandoned properties are utilized and taken care of. The issue is extremely often it's criminals destroying the property, then the government not helping for the breaking and entering, destruction of property, theft, trespassing. If you properly exercise you 2A by defending yourself when they break into your home, you are wrongfully made the criminal. Adverse possesion laws have two major requirements: -make clear you are living there by openly acting like owner and paying taxes and utilities and mowing lawn et cetera -do this for very long time, without owner telling you to leave If owner comes by and says I want these people charged for treapassing, breaking amd entering, destruction of property, police should be assisting. If it's genuine law abiding people attempting adverse possession, the city should already know and should be simple as owner telling them to leave immediately and thats that. All this "squatters rights" bullshit is just that, bullshit. They are not legal tenants!!!

    We live in mid. Tennessee, and yes property tax, is low, and no state tax, but car insurance and home insurance are very high. And when you buy anything, tax on goods is also higher, for all you out of Towner moving here , do not think for one moment you will be accepted. It is simply not all peach's and cream. Any work that you my need done on anything will take forever to get done and will be very shotty at best.

    I think the housing authority should stop giving vouchers to everyone and focus on the disabled before those with a job!! There are more disabled people with kids homeless and housing closed because people with a job get a voucher first and that’s ridiculous!!!!! And Tennessee needs to make it a some kind of rule that if you don’t live in Tennessee they can’t buy houses as rentals!!! There would be less homeless families with kids if Tennessee would stop letting landlords make their own prices!!! There should be rules to how much rent someone can charge!! I literally saw a non livable house the was renting for 900 dollars and it wasn’t worth 400 a month!!! God help us all!!! It’s greed!! And it’s disgusting!!

    I like everything except HOAs. I refuse to live in a HOA. Did that, will never do that again. Where in the general area can I find 1- or 2-acre plots of land with 2700ft home or there abouts. I do not need good schools, I just want a nice place to live. I already know since I am in the Northeast, I know it will be cheaper.

    Depends on what you’re looking for and what you need to be close to! I lived in East TN for over 10 years & moved back to middle TN. I still come see you when I come visit my family out that way sweetie. Thanks for your comment for the algorithm :)

    Most (former) Californians I've helped are moving here to get away from California politics, as it seems some California policies are driving away some of their best people! There's still some TN residents that are neither religious or choose not to own any guns. Regardless, I think most Tennesseans are respectful of others' religious and personal freedoms instead of pushing their own beliefs on others.

    As someone who lived in the Smyrna/Murfreesboro area for over 20 years and recently moved away, there are exactly zero pros of living in that area. It has been completely ruined.

    As a native of Murfreesboro and having lived here all 31 years of my life, I can honestly say I absolutely hate it here. This place has become so overpopulated and it is nothing like the small little town I grew up in during the early 90's. I constantly have solicitors knocking on my door for crap I don't want or need. We have grown from about 45,000 in the early 90's to over 162,000 people now. That's not counting the rest of Rutherford County, which has boomed to over 600,000 people. Don't get me started on Nashville, where everyone works. They all travel, all at the same time, in the same direction. Traffic never stops from 6am to 10pm. The people like me who want out of the city are priced out by all the country music stars that own hundreds of acres in the surrounding area. Housing is so expensive that I'm debating with myself on whether I can even afford to have kids at this point. In short, please stay away from Murfreesboro. We're overpopulated, overpriced, and most entertainment options are going to be about an hour+ drive to Nashville in traffic.

    I lived there while going to MTSU. Wife and I wanted to stay but even then a house was $250000 for the same size house that we got in Tullahoma for $79000. It now takes a long to go from one side of town to the other and it takes me to drive there. I guess it is still considered a small town for people outside of TN.

    @mikeadams8027 my parents bought back in the early 2000's for 180k and just paid it off this year and they're wondering why I want to move to Montana or Wyoming where it's much, much cheaper. Thei same house is now appraising for over 630k. Absolute nonsense. 40 acres in Wyoming is around 50k whereas I've seen a listing here in Murfreesboro of 6 acres for 1.6 million. Idk where people get off thinking that's affordable for anyone, anywhere. Most of what I see for sale here is people that bought during cocid and are now trying to flip it for literally double their money. Please folks, don't move to Murfreesboro. I'd recommend somewhere at least 2 hours away from Nashville and you having a remote job, if anything.

    You won't typically find this type of home inside the city limits of Murfreesboro, but some of the small towns in surrounding counties I will see manufactured homes.

    I am still trying to figure out why they are cons. Moat of the cons you are talking about, are what caused a lot of issues in the state I grew up in, And that's why I moved to Tennessee. Tennessee is doing just fine the way it is. lets keep it that way.
