Do NOT Build a House with these Home Builders! Who are the worst homebuilders in the United States? Over the last few months, we’ve been bombarded with story after story of naughty builders. Poor quality of construction. Homes taking way longer than expected. Builders forcing buyers to pay more for the home months after they’ve signed off on a final price. Some builders have canceled contracts only to turn around & sell the home to someone else for tens of thousands of dollars more. Other builders have unscrupulously kept thousands of dollars in homebuyer deposits. Sure 2021 was a tough year for builders with shortages in labor & supplies, while the cost of construction skyrocketed. Most builders did the best they could, some even sold their homes at a loss to honor their pricing. Several builders handled the adversity with flying colors while others… well, let’s just say they’ve been put on the naughty list.     You said something that has changed my life and has me feeling hopeful. No I would not stay in a 3 or 2 star hotel.     Such great information. If I weren’t in the industry, I would still feel safe trusting your expertise. I really wish realtors/real estate agents would educate their buyers instead of taking them to the builders that will give them bonuses.

    Lol. #truth 100% there are some builders that could offer me huge bonuses and I still would not take my clients to them. Though, I have had clients who really want to build with a particular homebuilder and there’s not much I can do about that.

    Thanks for reaching out. I'm not familiar with that builder or that area. I would recommend a google search on reviews for each builder you are considering. Then see if you can find a real estate agent in the area who understands the home build process & hire them before you visit model homes.

    In my own personal experience, I would never go with Dr Horton or Lennar. Expensive doesn't equal high quality... my first home was dr horton and it was so poorly built. My sister just bought a lennar home in the 300s and the workmanship is abysmal. Doesn't surprise me that the "top" builders on the list are the biggest companies. They have money to rig the system.

    I don't understand how it's legal to con people out of hundreds of thousands of dollars. I originally went with Lennar, then pulled from the contract within the allowed timeframe because of the horrible reviews. 4 weeks later and I'm still waiting for my EMD. Their contract says it can take 90 days for them to return my money.

    Informative Video. I'm currently looking at Homes by M/I in La Marque Tx. I spoke with a couple of random recent Homebuyers walking in the neighborhood, they had nothing negative to say regarding their homes or the process and said they would recommend the M/I and the Neighborhood. Do you happen to have anymore information regarding M/I or 'Tips & Tricks" on how to negotiate the best Deal in a Slow Market?

    Thanks for the compliment. I’m not familiar with MI homes. We don’t have them here in Utah. I think the best negotiation tip is to see what they are offering, ask for a little more and walk away if they won’t budge. Let the agent know, if they can make it happen you’re ready to buy and give it a few days. Feel free to reach out after a few days to see if there is anything more they can do. If they say no, they were probably offering the best deal From the beginning. Best of luck.

    Hi Ty, I’m a realtor here in Florida and it’s unfortunate that none of the top 10 build 55+ communities in my area or at all to my knowledge. We are stuck with DR Horton, Lennar, and Pulte.

    Yeah, I think the best thing to do in that situation is to research some of the large to mid-sized local builders in your area. I have a few here in Utah that I love.

    I bought a new Woodside and the home was great. Build quality, fit and finish nice. This was over 20 years ago. We are in the market for a new home again and checked out Woodside. The homes fit and finish looked great!

    I was looking at homes by Ryan in the Maryland Delaware area because they right now were the only builders at 300K and under. Do any of these other companies build for under $300 K?

    Thanks for watching. I'm not familiar with your market. I'd try to track down a Realtor who's a new home construction specialist in your area to help guide you through the process. Home builders will pay your buyer agents commission, so it won't cost you a dime to have a professional on your side.

    That would depend on building regulations per state/area. States like Florida, Texas, & some states in the northeast do build w/concrete due to weather.

    MI homes and Taylor Morrison Homes are both on par here in Florida. They both are great here in FL. Toll Brothers is super luxurious and very nice here in Florida. One of the top custom-class builders

    I have my entrance stair which is completely misaligned and zig zag and in corner 5 inch space 😢 I don’t know how to take this further?

    If you've already closed on the home, that's tough. If you haven't closed yet, you could order a home inspection so the inspector can take a look at it. Either way, best of luck to you.

    A lot of builders are feeling desperate. They are willing to sell houses at a very small profit. Usually, the best time to buy is when there is fear. It could be an incredible opportunity.

    It varies quite wide across the country with the larger builders, and it also depends on the location. Some place have no quality workers it appears and others do. They hire locally so that is part of the problem. They also want the lowest bid but that don't mean it will be bad, it just depends on the person. Also, some places they will build higher quality because of the area. That is one reason some get so many complaints since so many are probably not built correctly. The main problem is the system that allows national builder to do as they wish, and the area that let them do it. Instead of requiring custom homes they just say yes and give the kickbacks. Normal corporate behavior with nobody trying to stop it.

    I purchased my first home in 2009 in southern AZ. It was a DR Horton home. Honestly, I had an incredible experience and they did an amazing job. I’ve worked in quality assurance and can be very OCD with the most minor details. They were patient and accommodating. I’m shocked to hear how the company has been to most customers. Maybe it has to do with timing since I was buying right after the market crash and all the builders in this area were hurting! I also got the house for 15% cheaper than the comps from a year earlier (right before the crash). So maybe my experience was positive because they were hurting for customers.

    That's a great question. I'm not personally familiar with Pulte. I would just do a local google search on them. I also recommend tracking down a Realtor to represent you. Preferably someone with new home construction experience. Best of luck to you.

    I have a DR Horton home built in 2021.had a few small things wrong and where fixed under warranty.I live in California and love my new home.Guess I’m one of the lucky ones 😊

    A lot of that does depend on the people they've hired in the different locations. You're likely more lucky to have a great group of individual working for the builder where you purchased. Congratulations & thanks for watching.

    Are most builders open to having a pre-drywall inspection performed? Do you advise this? I heard of this on a radio show in my area and it sounded genius.

    Excellent question. Most builders will allow this type of inspection with plenty of heads up notice and for a few hundred dollars, it should give you some peace once you move in that everything was done correctly.

    Yes! I’m building a home with DR horton. They have no issues with me having multiple inspections with my own inspector. A few small things were found and DR Horton addressed/ fixed everything immediately.

    I see lots of negative feedback for DR Horton, actually i am planning to buy one home in Caldwell ( roshoron). Agreement is already done and closing date is March last. Apart from having a home inspection, what else i should check...can you please add your inputs...

    @@vivenams3559 exactly. In addition, we got to pick out the exterior brick. They delivered and were going to install the wrong brick. They also changed the ceiling height in the kitchen and wouldn't change it. The list is too long to write

    Thanks for reaching out. I'm not familiar with that area. I'd recommend looking for builders in the area you like. Then do a google search for reviews for each of the builders. Pick your top 2, then reach out to a realtor, preferable a new home construction specialist in your area before visiting a model home. Or reach out to a new home specialist in your area. They may already know which builders are best. In Utah, I definitely know which ones are best & which ones to avoid. Best of luck to you.

    Why are these builders not held to building codes!!?? How can they be allowed to continue to build shoddy homes!!?? Just makes no sense! This is the world we live in now, it's all about maximizing profit. So sad

    For the most part, homes are built to code. Only lazy or uneducated city inspectors would allow a house to be built substandard. That being said, some builders construct homes using the finest materials while others use the cheapest thing they can find. The same goes for laborers. That's why it's important to go with a highly rated builder when you're ready to build a house. You should also hire a realtor with new home construction experience to guide you through the process.

    My parents purchased a house from frontier communities and right away they started having problems. Plumbing noises from the roof at night, cracks started appearing around the house, some of the doors don’t shut properly, the rooms are built weirdly, and overall just a terrible excuse for a house

    Bought a Stanley Martin Home in SE North Carolina in 2022. The HOA owner has now banned Stanley Martin from future phases in the subdivision due to quality problems with their homes. There is almost non existent quality control from their building manager(s) (multiple in a year)- he basically was on site to ensure items were completed - not that they were done right. Problems ranged from wavy drywall, bowed walls, bad flooring, a home that failed at least 3 building inspector visits due to structural issues, siding/soffit loose and falling off, doors and windows improperly installed, paint runs on interior/exterior doors, trim that was never fastened to walls/cabinetry correctly, shoddy cabinet installation, GFCI electrical problems - I could go on................

    Contemporary style is shit. However Horton does often have cheapo garbage as of the past 2-3 years. Way way more crappy Horton homes then decent ones during the housing bubble

    @@TyWildethanks. My agent isn't a specialist in new homes. They've just been showing us whatever we see that might fit our needs. I almost put an offer on a D.R. Horton home before my friends at work warned me about them, and even more so on Ivory. Then they mentioned some suit Edge went through and we all looked these companies up and it was not enouraging to say the least. So in your opinion, Edge has improved in quality of building and service? Enough to justify giving them a look for new construction?

    DR Horton is terrible, hundreds of lawsuits on them, a whole subdivision in NC even sued them. They are building two subs on the other side of my property, I feel for a possible home owner who doesn't research that company.

    Lennar builds great homes, however, they are not consistent among all areas. They are excellent in the Carolinas but struggle in Arizona. Depends on the market

    I declined an offer to work for Ryan Homes after I found out their termination process for bottom 5% of project managers. They push them hard to make numbers, little emphasis on quality or customer satisfaction.

    That is an excellent question. I am not familiar with CA, but I would highly recommend hiring a Realtor if you build with them. Hopefully you can find an agent with new home construction experience. I also think that with Lennar, you're better off going with one of their quick move in homes as opposed to building from scratch. Best of luck to you.

    I'm shocked Beezer Homes isn't on this list! I had a horrific and traumatic experience dealing with Beezer! Nothing but shotty craftsmanship and a bunch of sloppy drunks building their homes in Southern California.

    Thanks for sharing your thoughts. It's true that if you're willing to pay more, you will often get a higher quality product. But, a quality builder takes personal pride in the house that they build. The builders on the bottom of this list have proven over and over again that they don't really take a lot of pride in what they do and that is why they find themselves on the bottom of this list, due to an over abundance of pissed off clients and bad online reviews.

    That is a great question. Pulte is not building in Utah so I do not know from personal experience. I know this company put a lot of effort into making this list but these large national builders might be great in some states & bad in others. Hopefully you'll have a great experience.     Yes. I really like Toll Bros. But You should definitely hire a Realtor first. Before you give them money, make sure you have a solid understanding of what the home is going to cost you. If you change your mind, even if it's just a few days later, you'll be lucky to get your deposits back.

    Lennar was awful. They put in defective flooring in our home and gave us the option of a very small buy out or to replace the floors with the same exact floors🤦‍♀️. We had to pay 10k out of pocket to replace them and we should have never had to do that 2 years after buying a brand new home! They also build tiny homes in all of their neighborhoods that end up being mostly rentals.

    I bought a new David Weekley home in Timnath, Colorado 2+ years ago. I am happy with it, but am frustrated with annoying corners they cut. The home came with a tankless water heater that is wayyyyy too small for the home. It takes more than 10 minutes to get hot water to the master bedroom and is a colossal waste of water . We are in the midsts of spending thousands to replace. I also needed to replace the cheap kitchen faucet that splashed water all over the granite island countertop. My concrete front step is separating from the house. Our community’s local government had to come down on them and chase them to meet code and build a rail on my front step because my front step has 4+ stairs. You can’t trust David Weekley to do everything right.

    @@TyWildeDSLD is building the most here and the salesperson said only certain homes can be built in certain subdivisions. The fancier homes are build in a different area. So I feel that’s to divide people according to their incomes.

    @@javayna2353 That’s a fairly common practice. Often the larger homes don’t fit on homesites were smaller houses are being built. Builders also like to have nicer communities where the homes come standard with a lot more upgrades. Then offer more standard homes in other neighborhoods. I think it’s more so to keep their different products separate, and not people of income levels.

    That’s a great thought. A lot of people struggle throughout the home build process. It’s a lot easier to purchase a home that’s completed. And builders often give a better deal on those homes.

    NOT a good idea. You want to know the bones of the house. Concrete, framing, roofing, plumbing, wiring, insulation , and make sure the process is up to code. You want to see as the inspector signs off and make sure they are not cutting corners. A house already built is no guarantee that it’s not shoddy construction.

    Taylor Morrison is the worst home builder. They pay for their ratings. Check out their BBB. I am contractor and got sent to Taylor Morrison homes. Brand new homes with roof leaked and the ceiling crumbling down but the home is two years old so it’s out of warranty. The materials looked over 20years old. There’s HUNDREDS of similar stories the same, plumbing, roof, framing, doors frames.     @@TyWilde yes, they have an A+ rating on BBB too with close to 300 complaints the last two years and it’s not minor issues. It’d be pages of reports getting into specifics on homes but we all get solicited, including me, for ratings. Those are businesses too.

    @@TyWilde we went under contract 2-9-22 and they still haven’t built our house. I feel we’ve made an awful mistake by going with Pulte and I am sure that our realtor doesn’t have a clue as to what he’s doing we made a mistake choosing him also I just feel hopeless

    @@joanbardee5135 I can only halfway agree with you on this. Let's define older... You can get a beautiful, well-built "older home" built from 2010 up until the whole covid craziness. But old home suck. Way too much maintenance & the build quality & materials are much better today. Thanks for sharing.

    That is true, but you can still find sites where customers can leave reviews for hotels. And, you find loads of hotels with 2-star reviews.

    Number one is DR Horton don’t even gotta watch the video that’s my person opinion 😭😂 I’ll see if they make your list ! We are doing tons of research for our forever home and def won’t be using dr Horton again
