    So these prices are the sign of overall prices downturn, right? You wouldn’t have seen prices under $300,000 a few years ago.

    @@drbassface If your definition of a downturn is not going up, then yes in some areas. There are a lot of communities that are still going up in price while others have to adjust asked on demand.

    @@moreflarealestate In Lakeland, three years ago there wasn’t anything under $300,000 to speak of. Now, lots of new builds at $275,000. That is a decrease, right?

    @@drbassface if you are finding new single family homes in Lakeland for that price, absolutely that is a downturn. These particular homes are almost outside of Lake Wales. But regardless I do believe that now is great because of the rates. It’s not as much of a buying frenzy. Once ppl adjust to seeing these rates or if they come down, we will see the frenzy again.

    @@moreflarealestate Interest rate buy downs? Aren’t they just an introductory period, then the mortgage goes up. Goes up, but my income won’t have gone up…

    @@drbassface not always. Most of the rate buy downs that we have been getting are fixed 30 years. There are some arm options where the rate will go up during your first year maybe 2 then fixed from year 3 through 30
