Only thing worse than a Lennar home is DR Horton garbage. The stick and cardboard hovels that pass for new construction today is insane. You're better off homeless.
Do you have a recent video about the Lakeland area and what’s around the area, which areas of Lakeland and better than others, restaurants, shops etc.?
I have a few Lakeland videos on my main channel. My most recent is just a news and development update of Lakeland. We’ve done a few area videos for Lakeland in that channel if you want to check it out. KZread “Christian clay” and you should not have to surf to far to find Lakeland videos… also if you would like a full map consult just send me over an email [email protected] and subject it “Lakeland map consult” and I will be the one to hop on it for you as I believe you have been a part of the family for a while now.

Let's go

@@moreflarealestate Keep doing what you do. Super proud of you. I'll keep saying it, one of the best in the industry. 👊🏿🤴🏿
I tried to buy a Lennar home and Lennar Mortgage denied my loan 1 day before closing. Lennar the builder did not give me time to get another loan and kept my deposit. BUYER BEWARE !!!!!!!
Yikes! Was this here in Florida?
I’d honestly be concerned purchasing something with so much wood especially in FL with all the water. As you mentioned, lake front.. I believe that’s partly why it’s priced at that point.
I agree. Some wood I can work with. All wood… not so sure
There was a tarp on the roof and 1 photo showed some rot around the edge of the roof on the one you ran the numbers for
We should have ran some numbers for it to be a fix n flip. Good job 👏🏽
Lennar screwed my brother over few years ago still a bad taste to this day
Was it the home itself or something to do with the numbers ?
@@moreflarealestate signed a contract contingent on selling his house. Friday of Memorial Day weekend he accepted a low offer over the weekend to be good on his side. Tried to call the Lennar agent Sunday/monday to let them know. No answers. Went to show contract Tuesday morning and they sold his house to a cash buyer.
They screwed me over as well.
@@moreflarealestate brother signed contract with deposit contingent on him selling his house Friday before Memorial Day weekend. He took a low offer for his house that weekend and tried to call them Sunday/Monday with no answer. Went in first thing Tuesday to show them his contract and they said the house sold to a cash buyer. Brother didn’t have the heart to cancel his contract on his buyers. So they double whammied him.
I have a Lennar home and I love it
We have a lot of clients that feel the same way!
Wow, what a direction this went. You certainly cover all home purchase options. 😂
lol a good look at the most affordable.
big shortages of restaurants and shopping big time. been here 2 months.. traffic is terrible and employment opportunities are non existent. Don’t listen to realtors wanting a sales..i’m a realtor too in the orlando but with pure honesty.. Davenport stinks. the stores they mention is all thats here. don’t listen to these sales people…lol
Great feedback Richard. Now what are you planning to do now that you are in Davenport?
With some good elbow grease and rehab some of these could be gems
No doubt!
Great community to live in and so close to Disney!
Thanks Ms Shotit
You really need a hat that says "coach" on it!
🤔🤔🤔 you might be on to something
Our house is famous! Christian you and your team were awesome, yes we left Miami for this and its been a way different life so far and we love it. Doing all this with 4 kids was not easy but Krystal really fought for us at the end there.
It was an absolute pleasure! You have an awesome family and I’m glad we made it happen for you all.
I don't want a castle! Modest. Does this exist any more?
Definitely possible. What area?

This man is a machine 🦾 quantity continues to increase while maintaining high quality standards 🫡. Trust Christian is a master negotiator and willing to dig in to get you great results 👍 trust the process 😉
I appreciate that! We learned quite a bit on your deal lol there is a lot more than negotiating when it comes to the purchases!
What’s a DR home?
DR Horton
First house; Looks very “churchy”
Spot on! I can’t unsee it now
Did I miss something. Was there no shower in 2nd bathroom or was that av powder room and there are 2 more bathrooms
This was the model home so they do not complete that second bedroom to make it handicap assessable
@@moreflarealestate Thanks!
Great content keep up the great work 💪

Since their volume is high maybe thats why I tend to hear the most negative feeback about them. There's more people to complain 🤷🏾♂️
Exactly. They are not perfect by any means. But they do the most volume to the negative feedback is a lot louder. Rarely do you hear people boasting about the best builder in the world. But you will hear people talk about their bad experiences. Also it looks like we have a happy camper here in the comment section ⬇️
Block on block was one of the major factors I chose Horton over others. At the price point I came in for my home, I am able to customize it comfortably and still come in under the price of a comparable home by other builders. They worked with me more since I'm a cash buyer and included a fridge, garage door opener and blinds. Also, build completion was pretty accurate and stayed on target .
I’m glad to hear you are happy with the process.
Loving this plan. Planning to move to this area next summer and will keep this builder on my radar.
For sure. There are some comparables around too. Just depends on price point
meh Lakeland
Lakeland yes or Lakeland no?
Where are you looking in Florida currently to live?
Crazy cat ladies huh?!! You must been hitting that diet mountain dew hard.
It’s Diet Pepsi, take it easy Tony
Im loving the brick exterior facade...really adds character
Same. They do a lot of this and it stands out from the other builders at the price point for sure.

Planning on moving to Parrish from Lake Mary, I’m shocked how much worse Tampa roads are than Orlando. 😢
Yea especially down in that region on Tampa. A lot of older roads that are slowly trying to catch up. Solid home prices in Parrish. Especially compared to Lake Marry. Good luck with the move my friend
I cant wait for a 30% crash... I'm on a two year plan to buy back into the market. Pinellas County
Gota love Pinellas. What’s your time line on a possible 30% drop?
Id rather live in a dumpster in Detroit than live in Brandon, Florida again, that place was terrible.
Brandon is…. Brandon lol. Never been to Detroit
Why? What makes Brandon so bad?? I'm interested if a dumpster is better I gotta know whyyyy
@@MelloThatDude Well, I lived in other areas of Tampa Bay, such as West St Pete and Indian Rocks Beach area in Pinellas, and East Tampa, Brandon Riverview was my worst experience; the traffic was terrible, roads weren't built out enough in some neighborhoods especially the streets going north and south,, and accidents were a daily commonplace on Causeway and Brandon blvd. The Walmart had homeless encampments near it, and shootings commonly occurred in the parking lot. The nearby mall has gangs that roam in it. Also, the Waffle house got shot up next door as well, and my "luxury" apartment was a scam owned by hedge funds from NY who hiked up rents with little notice, who let shady people from NJ as residents, who moved into my building and created a bizarre smell in the complex, and the lady that wasn't from out of town or an illegal in my building ran an illegal dog kennel in the so-called luxury apartment complex.
My wife and I bought this same house in Haines-city and it's well worth it in every way. No downsides to what the house offers and room for everyone. Love watching your vids and keep up the great work 👍🏾
Also funny story I also left Miami for this home lol
We as a team agree. One of the best builders and models for the price point!
lol so you can say yes you would leave Miami for this!
@@moreflarealestateme and my wife are literally about to purchase a home in Haines or lake Hamilton but I’m from Broward county I need to be sold on the city it’s so country
lol is that what they call listing a house now, “surging” the market? If I buy a home am I “collapsing” the market? 😮
🤯
😁
Butcher Block counter top. :)
You are on point!
Punta Gorda here! Prices have quite literally doubled in the past 4 years. Waiting patiently for them to come back to semi-normal (hopefully)!
I need to check out that market. I’m not to sure about prices dipping too low but I know a lot of people are hoping for it. But more inventory should help
@@moreflarealestate The average age here is 90 and there is nothing to do. We're an hour from a decent beach. There are also no jobs here, it doesn't make any sense!! Prices have to come down (hopefully!!) :)
I live in S. Florida , I will be paying a base rent of 2500 next month. I cannot find a good paying job over here. So needless to say I will be struggling more than what I was already struggling 😂
Time to move up to Central Florida?
@@moreflarealestate you are right. However , I was thinking about “northern” Florida lol More like Pensacola. The issue is that I have not going to that area in a long time, because of work. So I need to study the area.
I’m in West Palm seriously considering leaving. So sick of it. Best wish to you ❤
@@alejandroguerra6755 Even more affordable from what I hear!
@@PianoMatronNeeNee We are seeing a lot of S Florida people
Good, Tampa and Orlando!

Why is no one talking about the sinkholes
They should say something about it
What about them?
What about them
@moreflarealestate I'm a prospective buyer. I would like to move from Miami to the Central Florida area. When i saw the story about the sinkhole swallowing the man while he slept, it terrified me. In addition, I read about another sinkhole swallowing an entire car dealership, and on and on and on and the latest was in Groveland area. How do you educate your clients about them. How do I protect myself from sinkholes? Are there insurances for sinkhole? At least we have time and warning to prepare for hurricanes. But how does one prepare for sinkholes? I love central florida, and I want to retire in central florida.
I live in Central Florida and had inquired about this year's ago when getting homeowners insurance. I was told it's an issue for the west coast of the state.
You should do a small town. Like labelle fl prices here for such a small town are thru the roof.
I will check some out. You think there are any deals out there?
Happy Birthday! I love Thonosassa
Thanks for stopping in
