    I have never understood how people actually make money on rentals because I have heard one horror story after another about all the damage tenants do and how they get behind on rent. Even a good friend who was DILIGENT about checking references and credit history got burned. A relative recently had to evict a non-paying tenant and the tenant set the house on fire as revenge. She thought she should be living there for FREE, dammit!

    This young man was victimized by his wife and her family. The whole family, not just the sisters. The wife should have been the one who held her sisters responsible from day one. The Christmas thing? You cannot afford to give anyone gifts until your house is repaired. Your house was severely damaged by renters. Did you inform the insurance company when you decided to make your primary residence into a rental property?

    To me that is a red flag with his wife. He should have sold the home anyway and lived a few hundred miles away from all of them. Would definitely find out who he really married as well being away from her family.

    It almost never works out well when you mix business / money and family. If anything, have higher standards than you would have for strangers, because if a stranger screws you over you never have to see him again, but you will keep seeing the family that screwed you at family functions.

    Dave does monthly inspections on EVERY residential property he owns? I highly doubt that. I can’t imagine living in a rental property where the landlord shows up EVERY month to do an inspection. Also I am fairly certain that the law doesn’t allow you to evict someone immediately after being 3 days late paying the rent. But he does like to talk a big game.

    Yeah, I'm in a tenant-friendly state, but routine inspection sounds crazy to me. I didn't see my landlord in person once in the 2 years that I rented a SFH from him, except at the start and the end. Great landlord too, didn't even try to raise the rent during that time.

    We rented our first home to my BIL when we moved out of state. Worst experience ever. He trashed the house and had inappropriate stuff out in plain sight when our realtor would come by to show the house.

    It’s the same concept as lending people money. When you lend your in brother in law money to pay off his credit card, when he stops paying you back it’s not his fault, it’s yours for putting both of you in that situation.

    ​@@jjkatz service animals vs regular pets is comparing apples to oranges. Finding a cat that isn't supposed to be there during an inspection will get you kicked out of my rental so fast your head will spin. I agree with dave on that. The service animal has to be known to be there from the start and you gotta pay a deposit in my rentals. I choose not to be strictly against service animals personally, but if you don't like a landlord with the no pet policy, you don't have to rent from that landlord. Any surprises during an inspection, including animals, will get you immediately evicted. Period.

    I rented to my niece and her family several months before Christmas. After the 1st month, she told me her husband left her and she didn't have the rent money. She promised to pay the back rent after she got her income tax refund. We sent our handyman out to repair a leaky pipe and he told us that her husband was there and they were cooking steaks. I confronted her and she said he had just come back and that they would have the money soon. Several months passed and she still didn't pay. I had to ask her to leave and after she moved I discovered that she hadn't paid the water and sewer bill. Since the water and sewer is provided by the town, I was responsible for paying that. She has totally ghosted me and I have not heard from her for years. I have never rented to relatives again!

    Trying to change others stems from a desire for control. When our efforts to control fails, it can lead to frustration. Dave is correct in telling this man to forgive, learn, and move on with your life. It was his fault in the first place and holding on to bitterness then complaining about it will only hurt yourself. Be a big boy and take responsibility for your poor judgement.

    This is why I'm not a landlord as I know I'd lose a fortune when you consider that I'm to much of a marshmallow when it comes to though love. I got a cousin who has a reputation for not paying rent, doing drugs, & using her kids as a way to pressure people (especially family) & the government into supporting her. I can't risk caving over another one of her sob stories. I'd end up with no rent $ & a trashed place that smells like pot. Maybe other people can make good money as a landlord but not me.

    Monthly inspections? Is that a common landlord practice that Dave has? I rarely see my landlord unless they're replacing something, but I'm a good tenant. They're certainly not walking through the house every month.

    Most landlords replace the furnace filter, at least twice a year, that is their walk-through. Essentially, that is what gets them into the house to make sure it’s not being destroyed.

    I think our lease has a clause that allows the landlord into the house once every month or two, but no one has come by to check on anything at all even though we've been here for almost four months. I think if you're an active tenant who isn't throwing up cause for suspicion, most landlords/management companies don't actually take advantage of that clause in the contract.

    I’m pretty sure we had clauses like that too. But our landlord used a management company, then another one, and another one. I don’t think he cared one bit. In fact, we got every penny of our deposit back because they had no record of what the house was like when we rented it.

    This couple are very young too Dave. You made mistakes young too.They are learning and have learned a hard lesson.But to just say the sisters have no responsibility in this is not fair. The sisters are still accountable for their actions 100%!!! It's a bit of both. You I support 100% but I think you overmade your point with this young man that his family in law (sisters) should not be held accountable at all when they gave their word to take care of a place.

    Yes, I agree there are people who will never change. Absolutely. That said, I believe everyone deserves to "hear it" at least once. If they haven't just told them how much aggravation this caused them, I think they should.     Man I would not tolerate a landlord like Dave. Dude don’t be checking up on me like that, what am I your kid? Being a landlord doesn’t mean you can go in there and check every 1 or 2 months. You can beat it.

    I'm skeptical as to how many friends, best friends, good buddies and people who would die for him there actually are. There are people who seem to have a hundred best friends and others who are a little more selective and only have a handful. He does always have a personal situation that equates to the caller, though. 🙅🏼‍♀️

Dr. John is an AMAZING human so it makes sense that he would have such amazing friends that would lay down in traffic for him. Plus his buddies have made an appearance at his live events, on his show, etc and he’s talked about how they have saved his life at times. How one of his closest friends drove 3 hours to come see when he wasn’t well, flew to Nashville when he was spinning out. Dr. John has ZERO reason to lie in front of his boss or to BS any of the story to make it relatable. These are real men that he trusts with his life but as he says would never hire them!

    Yep never rent to family. My mom convinced me to rent to my baby sister. She trashed the house. Broke the closet doors in the basement and her cat pissed on my pool table. Never again.

    He might of known about their character, but no. It’s the renters fault too. Yes we forgive, yes we don’t cut them out of our lives. But I hate when people tell others it’s not the fault of the person who is on the wrong. I get what he is saying but he shouldn’t say it’s not their fault at all

    I agree. I get what Dave is saying. But come on. The sisters just get a free pass because they are irresponsible and that’s just the way they are? So when someone robs you at gun point it’s your fault for walking on the street in that part of town?

    Only exception to the rule for me is if a family member (or in our case our daughter's godfather, so practically family) rent a room and are part of the household, and then they still need a proper rental agreement

    I feel so sorry for this man because you can obviously tell he's a good person but, unfortunately, nice people get taken advantage of when they don't have strong boundaries, so I understand Dave's stance here even though it's hard to hear it. It's an expensive and sad lesson to learn, but some people just suck. And like Dave said, there is no justice. We're the only ones who can protect ourselves.

    Relative or not, why can’t he sue them? Even if he Still doesn’t receive any $$, it seems a default/destruction judgement would show on their records/credit report! It could at least prevent it from happening to some other landlord . . .

    I mean, I rented homes and rooms as a teenager and early 20-something and was always a super polite tenant. I still use those landlords as references. You have to interview these people and get a sense of who they are. Don't just rent to anyone. I understand people can lie, but even older people can be irresponsible and trash property. It's more person-to-person thing than age.

    Okay, the guy and his wife can admit it's their fault, but there would STILL be no Christmas gifts for the two who cost them so much money. If the rest of the family doesn't like it, maybe they should be asked to chip in for the damage the sisters did. If the other family members balk at that, they need to shut up about this couple not giving them Christmas presents. The two sisters no doubt don't have the decency to even be ashamed of what they did to the place and what it cost the couple who let them rent the home. It'd be tempting to not even invite them to the holiday gatherings for a year or two.

    Okay, now I think Dave's partly right to blame the owner for letting the sisters rent the place, but to say it's not the sisters' fault? Looks like another case of family members taking advantage of another family member's generosity. Dang, you'd think the sisters would at least do right by their sister, the wife/co-owner of the property. Sickening how family treats family sometimes.

    I did the exact same thing and had the same results. A year of never getting payment on time to my sister in laws. We had them leave and said never again rent to family.
