Hi, Just started my journey with HMO, the first thing Builder came up with that it will be better if we get 3-phase supply instead of single phase that we currently have in the properly. In your experience, is this a better / required option, considering we are building 6 bed/bath fully electric HMO (heating/appliances will be electric).

I would suggest that speak to an electrician. There are calculations that need to be done on the amount of heaters/ showers and cookers you will install. Each appliance has its own electrical demand. The standard domestic single phase supply is 100A max (some may be 63A/ 80A). You maybe over this with all the electrical equipment you are planning to install. A competent electrician will be able to advise you.

@@siani5299can cost multiple thousands of pounds, depending on the quote from the electrical network. The electrical network will most likely have to dig up the road outside and bring in a new three phase supply. There are usually additional works that have to done in the property as well by an electrician. It can certainly add up.
The most important thing ive learned is that builders are not normally property investors. No criticism, but both parties have a different incentive. What is important to you may not be important to the builder.

@@martin-rapley yup, the investor has a view on end value, saleability or remortgage. Builders may be focussed on finish, but mostly concerned with getting it done and getting paid.
