This guy is more comprehensive than other real estate agents. He tells prospective buyers the exact cost of transfer fees and maintenance fees; I think no one else is so transparent. We will be contacting him when ready to buy a property.

I dont get the "problem with the hands" tbh... all fine I would say. You are a good presenter, good english as well... no problems on my side. Also I like the new intro with that chilly music + "Living in Thailand" wording... thats a keeper, too. Now for the Condo: Yes, 30 years is quite old. Yes, there needs to be done some renovation and also most of the furniture needs to go. But still - the view is really good (maybe a bit too much sun, the other side of the building would be better in terms of temperature I assume - still this sea view but more shade than sun) and the price seems reasonable - if one can live with the building being 30years already. I like it!

Decent unit, if a little expensive. I like the size and layout of the unit, no need to remove walls, but the reno would require a complete gut job. Also, the maintenance fee doesn't seem to cover the exterior of the building. I noticed a lot of peeling paint, a few cracks here and there, and what look like a buildup of mold on various exterior surfaces. the roof outside the unit looks especially grimy and needs a thorough cleaning and repainting. Well, on to the next one.

I wouldn’t buy a property in Thailand and I suspect most other people wouldn’t either. Apart from anything else, there’s all kinds of pitfalls with flats/condos/apartments (whatever you want to call them) and houses aren’t available because foreigners can’t own the land (or so I hear). Yes, you can do internal renovations on this property (and tie up even more money), but it’s 30 years old, you don’t know how well it’s been built and what problems are lurking around in the background due to these factors. These could render it unsaleable in the future, or be very expensive and disruptive to fix. I just wouldn’t take the risk, even if I was 100% sure that I would be happy there for the foreseeable future. And I don’t say this just because it’s Thailand. I wouldn’t buy a flat in a high rise building here in the UK. But good luck to you in selling it. I’m sure someone will buy it. On the surface at least, it looks very nice.
