    There are at least 6 identical units to this for sale priced from about 18m to over 30m pretty good example that the pricing in the area is not driven by the sales or demand its really just arbitrary and imaginary valuation.

    I think prices vary a lot as in this location the units might be the same size but maybe not refurbed or a cheap partial return has been done. Speaking honestly, I don't think these larger units are worth their asking price. That being said, we like to offer our viewers a variety of options rather than just units I personally find to be good as everyone has their own taste

    Other than the red color of the kitchen and no glass panels in the bathrooms, this is a beautifully renovated villa. Too bad it's not in downtown Pattaya and foreigners can't really own land in Thailand.

    Sadly, finding such places in downtown pattaya at this price is near impossible. With the owning land, you can't under a foreign name but for me, I'm personally comfortable purchasing through a company name, but I'm also maybe a little biased as I own a legitimate company out here so would see it as an asset. Obviously, for many others, setting up a shell company just to purchase a company and having a Thai person attached to such a company can be off-putting

    Good space👌Nice kitchen and bathrooms, but the rest of furniture needs be replaced and then maybe it would sell for between 8 or 9 million Bath👌

    Each to their own. Easy to replace, but actually they work well with this place. If no one was into red, then why do shops sell red units in the first place

    Can you name the community name, so i can locate it on google maps? The house looks very nice, with the exception of red cabinents! That would be the first item i would replace if purchased.

    At first I thought the renovation was a little bit like lipstick on a pig, but at the price and considering balconies and view, overall space , and the facilities, and the basic state of the market in Pattaya, if someone really wants to buy right now as a holiday home or primary residence , I think this looks really good value.

    I'm the same. I prefer to be on a lower level. The views might be beautiful, but every time I get near the edge, I start to panic. I always have to rush the cameraman to take the photo so that I can step back into my safe zone 😆

    Thanks for another nice video! Since this condo is a Thai quota, what does it imply for the foreign buyers?

    A foreign buyer would need to purchase the property through a company rather than directly under your name. You would still have all the legal paperwork in place to show the property belongs to you and just like with the current foreign owner, you would hold the right to sell the property later on if you wanted to

    This condo comes with a Company and transfer of company ownership (director) is included in the price so no initial fees needed. You just need yearly accounts with don't cost much at all

    Although I'm still undecided whether to relocate to Bangkok or Pattaya, and I'd probably never use the outdoor jacuzzi, this unit is one in Pattaya I may seriously consider. You mentioned the unit was Thai/Thai Company owned. Does that mean the unit's not freehold? I also wonder how much it would cost to install an actual oven and replace the couch with one with built in lounge chairs.

    Correct. It wouldn't be freehold. It would be held under a company name. Ovens aren't too expensive. Depends on the brand. Good ones range around 20-30,000 baht. Same with the sofa, depends on the brand, but it wouldn't be that expensive

    It is the one downside for this property, but for many, owning under a Thai company name is acceptable for the right property

    Yes, you are just off from the main road, but up on the higher floors, the noise level is a lot quiter than I first thought it would be as this property faces away from the road

    The property is really well finished. One of the best I've seen for a while. The facilities of this condo also make it a really great place to comfortable live as well

    This might be the best unit I have seen since I started watching your channel. As you mentioned, the gym looks fantastic with all the equipment etc...when you add in the lap pools.....This is the property that your future showings will be judged by......no question...

    That’s an awesome unit. I think it represents great value. Something like that this in a new launch would be double the price. Thai ownership might put off some foreigners, but it shouldn’t really, it’s just semantics.

    This unit has decent bones but needs a complete reno to bring it up to standard and the rails on the balcony need to be treated immediately before the rust gets out of hand. Also, what's on the other end of the balcony and the view directly below? You appear to deliberately avoid showing these areas.

    I've told my camera man 1000 times to stop editing out the things he doesn't feel are perfect The other end of the balcony just had some mop buckets and trash Below is some low rise houses that are currently being renovated and having their roofs replaced

    Annoyingly we didn't gain access to the gym. Many condos now are refusing us access to facilities for recording content. It all depends on how friendly the juristic office is feeling and on the particular day, they didn't want to send someone up to open the door

    Hey! Even with all the ugly furniture, I'd say this unit's worth the 2.7M THB asking price. If my minimum requirement wasn't a 2BR, I'd be seriously considering this one.
