Hey everyone! Today's adventure takes us to the east side of Chiang Mai, Thailand. We're on the hunt for apartments, but not just any apartments... This time we're checking out a historic building that used to be a SUPER famous hotel way back when!
This old-school building is getting a total makeover and is being transformed into MODERN apartments! I met up with the amazing Fran, who gave me an exclusive look around, and let me tell you, I was totally shocked!

Good on her for that. 1 to 2.5 million baht (around 40,000 to 100,000 Ozzie) great value for sure with pretty spacious property involved which seemed to be the main issue with some of the previous properties we have seen recently. @@michaeltheunissen609 Hopfully Wayne and Fran can do a follow-up chat. International Korean business people usually have good stories to share. Some successful Korean friends used to boast: "We are the Jews of Asia and the hardest working people in the world!" Having grown up around Jewish Business people, I did notice striking similarities, and they all had some fascinating, inspiring, informative and often hilarious stories about their rocky roads to success.

70 for a 900 sq feet that's been upgraded is pretty good. The scary part for some would be how confident would one be that the entire building will be renovated and having some rooms being left undone.

@@WalkAboutWayne I'm not sure how things like that work in Thailand. But my experience is that the building will need a lot of maintenance from now on to keep it up. The more residents, the cheaper the cost per resident. There may be another way someone will keep that building up without passing it on to the condo buyers but that would be something I've never heard of.

@@janwilliams4282 I can comment that for you. The building manager is a Western / American and he manages the building since 8 years ago. What he has done for this building so far is remarkable. He already repainted the building, still under process, building is being inspected every year by governmental officers in BKK so everything works here, he's plan is to restore the swimming pool, put up gym, redo lobby,. At the moment, there are only 60% occupancy so by bringing new residents here to invest in these condos ( before and after renovation), we will able to raise money to remodel the building. As a result the early investors will enjoy the rising value of their investment. I am a philanthropist for this cause so everyone in the building can enjoy.

Thank you Wayne 😊❤ For the past twenty years visiting Thailand, my family always stayed at the Chiang Mai Plaza, a gorgeous traditional place which we loved. Alas it doesn't appear to be operational any longer. I hope Chiang Mai Plaza reincarnates as this place has. I'd be the first to snap up a condo!!

Perhaps a bit too far out of town for me, but still, it’s a good option for long stayers and expats in Chiang Mai. Fran is a true cosmopolitan vagabond, and speaks perfect English. I think a unit like Fran has would be great for 2.5 million, but the bathroom is a bit small, and I like an enclosed shower. Thank you Fran and Wayne for the tour.

@@user-Jenfromdownunder There are several units here that are not renovated yet. So you can plan the bathrooms as you like. Even put up a tub. I can hook you up with project mangers and build from ground up.
The apartments look OK, not my cup of tea, but that building reminds me of The Shining! Creepy AF! 😂 It would be great to see the 1 million baht room.

Wayne great job ! Could you ask any of these properties available as short term monthly rentals. With many folks not wanting to enter into LTV obstacles. As majority would stay 180 days or less. Thanks !

Sure mate, if any are short contracts I will say in the videos. Many are 6 month or 12 month contracts but sone are shorter.
I really like that one that’s being renovated… when I’m not traveling I spend most of my time on the balcony….and that balcony is the nicest I’ve seen… I could do a lot with that.. I like a lower floor in a condo block…. When the power goes out you can still get up and down ….or if there’s a fire you can get out easier…. Just things I think about..parking looked pretty tight there… getting a parking spot might be a challenge…

Some good points you made, thanks. Yes, the parking was a bit tight, but I think they are doing more parking in the future.
As other people in here have mentioned, imagine the constant noise of reconstruction the coming years. I think its the lack of regulation in South East Asia that makes it more profitable for big money to construct a new building instead of sinking money into doing maintanence and structural repairs on older projects. Structural concrete is not water proof, and rebar will rot away in a tropical climate. Anyways, thank you for giving us an insight into the thai property market, and what seems to be an oversupply of older condo units.Very different from the situation in almost all western nations. I will lease a patch of land with a garden and build a small house with solar panels if I make the move to Thailand.

when i was in thailand i couldnt get used to the hard matrass , i sleep on my side and my bottom ribs starting to hurt from not sinking intoo the matrass some if you stayn in a hotel you can request a softer matrass when you book a room in advance sumtimes they have them

I was the same , I hated that hard mattress. I can sleep on any now though, I got use to it. Some places might be able to swap for a soft.

Thanks for showing this building…seems like a risky venture not knowing how many rooms are occupied and how many are empty. Could be a long-term construction project with constant noise.

At the moment its out of 370 units the occupancy is 60% and rising. If you would invest a small unit ( 38 sqm) it takes max 45 days to renovate. Waine will show you the finish products in his next vlog. A big unit ( 76 sqm) will take max 2 months. I hope this answers your question.

Hey Wayne Maxi from Texas... so does that place the owners of several units do they pay monthy/yearly property tax included in their mortgage costs which will apply to the upkeep of the property grounds like landscaping, parking lots, & if Pool existed then that would be part of the taxes? Thailand?

Hi Maxi, If I may, I can respond to your question. There is 1x property tax when you purchase a properties here which is approx 2% of the value. Every month, there is condo fee ( building maintenances fee) of 500 Baht ( $13.5) + $4 water fee which are fixed. The electric is per government fee based on usage. My friend and a brother has lots of units here big and small available for this price for the next few months as rates are rising pretty quickly due to demand and supply.

Washing machines, shop, onsite food. I think that's it for now, but I'm sure they will keep adding stuff. Maybe the pool will come back one day also.

Hi Craig, For the pool to be remodeled and installed requires money. At the moment, there are about 60% occupancy in the building. That is also the reason why it's so peaceful and quiet. My goal is to help my best friend ( who is the reason why I bought my home here) to raise money enough to build a new pool and gym that can benefit on the long run all the property owners of the building. This is one of my cause. 😇

@@WalkAboutWayne Just a thought cheap labour there, team of guys with shovels & seal it up. Over here (NZ) with commercial leases building improvements can often be discounted of the lease over the first year or so.
I came to spain to semi retire, But Spain is now so expensive now, been looking at places that are just a little on the dingy side, for €150k, and its crowded here,

You can get a small unit ( 36-38 sqm) before renovation for 750k-800k baht (less than USD20k), after renovation fully furnished is 1.3M Baht ( USD 31.2k)

@@WalkAboutWayne To lease long term very cheap in return for sorting the place out. Every now and then I see them on you tube. Normally abandoned looking for a start. Some of them are big places. Another place 3 bedroom on 2 rai $150/month. They all need a full reno, but cheap digs and I'm sure there's a few tradies or people just into DIY that follow you.

Yes, you can find places like that, I've shown a couple around $80 a month. You could find lots of cheap projects like that outside the city. If I come across any more like that, I'll do a video. You can find lots of old houses and rooms under $100 and do them up a bit. Cheers mate.

All the apartments above that balcony space where ppl will make a bbq, will be full of smoke all the time. If I live in such an apartment there will be consequence for those people having a bbq.

I love those old stories, Thailand has thousands of ghost stories and absolute everything is haunted🤣 I think all the pipes and fittings are getting refurbed also. The building was famous though, I do believe. 👍

If I remember correctly this apartment has about 3 people died here 2 of them suicide and other is a heart failure. I think there is some news about that in internet but nevertheless Its a nice building I agree with that
