Alas it doesn't appear to be operational any longer. I hope Chiang Mai Plaza reincarnates as this place has. I'd be the first to snap up a condo!!

when i was in thailand i couldnt get used to the hard matrass , i sleep on my side and my bottom ribs starting to hurt from not sinking intoo the matrass some if you stayn in a hotel you can request a softer matrass when you book a room in advance sumtimes they have them
I was the same , I hated that hard mattress. I can sleep on any now though, I got use to it. Some places might be able to swap for a soft.

I`ve been in Smith Residence some years ago.Very comfortable, and cheap, but a little loud from the street. Last time I were in Smith suites not far waway from the residence , same owner, you have there a little kitchen too.
Yes, I would say it can get abit noisy in that area. Smith Suites are ok, I was going to live there at one point. Smith Suites are located in a smaller back street. Both ok options and very popular.
That huge balcony would look even better with a zillion pot plants.

Hey Wayne Maxi from Texas... so does that place the owners of several units do they pay monthy/yearly property tax included in their mortgage costs which will apply to the upkeep of the property grounds like landscaping, parking lots, & if Pool existed then that would be part of the taxes? Thailand?
Hi Maxi, If I may, I can respond to your question. There is 1x property tax when you purchase a properties here which is approx 2% of the value. Every month, there is condo fee ( building maintenances fee) of 500 Baht ( $13.5) + $4 water fee which are fixed. The electric is per government fee based on usage. My friend and a brother has lots of units here big and small available for this price for the next few months as rates are rising pretty quickly due to demand and supply.

Fran is a true cosmopolitan vagabond, and speaks perfect English. I think a unit like Fran has would be great for 2.5 million, but the bathroom is a bit small, and I like an enclosed shower. Thank you Fran and Wayne for the tour.

I wonder if the owner would consider requests such as you raise Dan as I too prefer an enclosed shower, Pre purchase and renovation stage of course?
@@user-Jenfromdownunder There are several units here that are not renovated yet. So you can plan the bathrooms as you like. Even put up a tub. I can hook you up with project mangers and build from ground up.

Washing machines, shop, onsite food. I think that's it for now, but I'm sure they will keep adding stuff. Maybe the pool will come back one day also.

That would need to be a question for the owner mate. I wouldn't know where to start with the pool cost.
Hi Craig, For the pool to be remodeled and installed requires money. At the moment, there are about 60% occupancy in the building. That is also the reason why it's so peaceful and quiet. My goal is to help my best friend ( who is the reason why I bought my home here) to raise money enough to build a new pool and gym that can benefit on the long run all the property owners of the building. This is one of my cause. 😇
@@WalkAboutWayne Just a thought cheap labour there, team of guys with shovels & seal it up. Over here (NZ) with commercial leases building improvements can often be discounted of the lease over the first year or so.

Hey Craig, do you mean finding a place for to buy for under $50? A place that need renovating?.
You can get a small unit ( 36-38 sqm) before renovation for 750k-800k baht (less than USD20k), after renovation fully furnished is 1.3M Baht ( USD 31.2k)
@@WalkAboutWayne To lease long term very cheap in return for sorting the place out. Every now and then I see them on you tube. Normally abandoned looking for a start. Some of them are big places. Another place 3 bedroom on 2 rai $150/month. They all need a full reno, but cheap digs and I'm sure there's a few tradies or people just into DIY that follow you.

Yes, you can find places like that, I've shown a couple around $80 a month. You could find lots of cheap projects like that outside the city. If I come across any more like that, I'll do a video. You can find lots of old houses and rooms under $100 and do them up a bit. Cheers mate.

Sure mate, if any are short contracts I will say in the videos. Many are 6 month or 12 month contracts but sone are shorter.

70 for a 900 sq feet that's been upgraded is pretty good. The scary part for some would be how confident would one be that the entire building will be renovated and having some rooms being left undone.
Thanks Jan. Do you mean you would expect the building to be fully renovated? I don't think it would bother me if some rooms wasn't renovated, as long as mine was.
@@WalkAboutWayne I'm not sure how things like that work in Thailand. But my experience is that the building will need a lot of maintenance from now on to keep it up. The more residents, the cheaper the cost per resident. There may be another way someone will keep that building up without passing it on to the condo buyers but that would be something I've never heard of.
@@janwilliams4282 I can comment that for you. The building manager is a Western / American and he manages the building since 8 years ago. What he has done for this building so far is remarkable. He already repainted the building, still under process, building is being inspected every year by governmental officers in BKK so everything works here, he's plan is to restore the swimming pool, put up gym, redo lobby,. At the moment, there are only 60% occupancy so by bringing new residents here to invest in these condos ( before and after renovation), we will able to raise money to remodel the building. As a result the early investors will enjoy the rising value of their investment. I am a philanthropist for this cause so everyone in the building can enjoy.
I’m going back in the coming days to shoot a small vlog on the 1 million rooms. So I’m looking forward to seeing them. That vlog will be up on the channel in the coming days.
