Becca has a long, successful career making other people's homes look absolutely beautiful. She's now decided to apply those skills to her own backyard, designing a stunning 370 sq. ft ADU.
There are a variety of reasons that homeowners build ADUs on their property: investment is one of them. This is the primary reason that Becca and Anthony Ayon of Portland, Oregon decided to build their ADU.
At Maxable, we believe one of the best ways for interested homeowners to learn about the process of building ADUs is to learn from other homeowners just like them! Here is Becca and Anthony’s story about converting their garage into an ADU of their dreams.
The Beginnings: Deciding to Invest in an ADU
Becca and Anthony bought the main house knowing that it was a fixer-upper, but they were ready for the challenge. Becca is a commercial interior designer and has designed office spaces that have ranged from 5,000 to 100,000 square feet. Their main house was her first residential design project.
We moved to Portland partially because we were excited about the progressive zoning laws allowing ADUs and tiny houses. We had been considering downsizing into a small home for a few years, and love the simplicity and financial freedom it could bring, so our plan is to move into the ADU and rent the main house for passive income.
A Maxable Note to Readers: California passed a statewide law allowing for ADUs on lots zoned for single-family dwellings. However, the laws do vary from Portland’s laws.
Becca and Anthony’s goal is to be able to pay off their property over the next 15 years. This will allow them to be mortgage-free and have the ability to scale back on their full-time jobs.
It would have been nearly impossible to realize this goal if we were unable to build an ADU and move into it. Most of what we make on rental income will go towards paying the mortgage with the goal in mind of minimizing the amount we pay out-of-pocket to achieve our 15-year goal.

    This isn't extravagant; nothing totally unaffordable. If you know where to look for cabinets, tile, etc. you can find some real bargains. **Just make sure in converting the garage that legally YOU CAN with your municipality**. If rendered 'illegal living space' you could be in financial hot water!!

    Of course it's possible, small spaces are nothing new. Whole families used to live in spaces like this. The finishes are what make this garage into a beautiful living space. Great job!

    My Father converted a One Car Garage into a Studio Apartment for Me and with the addition of an en-suite Bathroom, I lived in that Apartment for a Quarter of a Century. Although I now live in a Two Bedroom Cottage, I frequently miss the intimacy of that One Car Garage.

    Hi beautiful job❣️ But I would love more pics or a slower vid showing every room. I could see a tiny piece of what looks like a washer. In order for me to get the whole idea, which I loved, I need to see the entire place, including shower stall, laundry a complete 360 view of everything so I could really appreciate it. I need visual, thx.

    "Granny" my foot....I'd love that space for myself!! Not married, no kids, etc. it would be perfect for `lil old me!! Very well done. The fit/finishes/utilization of space are all fantastic! And I love the folding patio doors; perfect!!!

    OMG that was so cool! Now those door were beautiful, but out of my budget. For that I would go for French Door, giving light and security. Also that bed was in the floor. There is no way I could get into and out of that. But that kitchen is a hit. I even saw a dishwasher. Wonderful ideas made real with hard work and imagination. I am planning a similar idea for two small houses on my country property. I love your channel.

    Virginia Fry I’m living in a late 1800s tiny house-completely gutted all brand new on inside -all full size furniture-bathroom with shower cupboards and dressers for extra storage-kitchen bedroom and living room-total living space 275 sq ft--total cost $5000 got great deals on cabinets pantry sinks etc-snug as a bug in a rug

    I don't know about you, but a set of french doors for around 500-700 dollars would add plenty of wow factor. You could easily do the whole thing for the price of those accordion doors alone.

    The clever way to disguise the drain in the shower, means that water can track back under the tiles and they will lift.

    Wood stoves need to have 18” setbacks from a flammable surface. It appears as if you have 3” from a wood wall. How did you get an occupancy permit for that?

    kathryn witte depends on building code where she lives, not all codes are same, plus my neighbor has a wood stove that uses triple wall pipe and the pipe never gets hot.

    You can also buy specially walled stoves that require much less outside clearance. We bought a “trailer” wood stove and we only needed 5” of clearance from the wall and it never gets too hot on the back of the stove.

    No bedside tables? No upper cabinets. How can the shower space be “ADA compliant” without hand holds anchored into the studs?

    The 4” ledge upon which you are perching is great for hair and body products- except for it being wood AND not caulked- but grandma isn’t going to be able to manage it. ADA requires turning radius of a 5 foot circle (60”) and there must be toilet side clearances as well. Good luck altering it to bring it up to ADA standards.

    @@kathrynwitte3398 the ledge was likely the same tile as on the wall and she was sitting on the seam. Go to an actual tile store (as apposed to a big box store) and you'll see long pieces of tile exactly like that. I got tile for my BR floor in that same length that looks exactly like wood planks, right down to the physical "wood grain" texture (the finish isn't completely flat).

    @Lola Montez Look up strip/trough drain, the tile can probably be lifted up...they are much larger underneath the tile.
