Garage to ADU Transformation: Crafting a Private Haven Steps from the Street for Our Valued Client

In our exciting journey of converting our client's garage into an ADU (Accessory Dwelling Unit), we discovered a world of possibilities right in their driveway. With the garage door situated on the side of the driveway, we envisioned the perfect opportunity to create a private walkway and an entrance facing the street, adding a touch of charm and functionality to their property.
The first crucial step in this transformation was closing off the garage door that connected to the main house. This ensured complete separation and privacy between the ADU and the main dwelling. To maintain a sense of openness and natural light, we decided to install an upper window in the ADU, allowing our client to gaze at the sky and bring in daylight while preserving privacy.
One of the essential aspects of converting the garage was addressing moisture concerns. Moisture can be a significant issue in garages, so we took preventative measures by leveling the existing concrete slab and applying RedGard or a similar moisture barrier. This not only prevented moisture-related issues but also ensured a solid foundation for our client's ADU.
Privacy was a top priority for our client, so we strategically placed all the windows at the front and the other side of the lot, away from the main house. This clever layout not only maximized privacy but also allowed our client to enjoy natural light and a pleasant view without compromising their sense of seclusion.
To ensure safety and meet building codes, we created a sound and fire barrier between the ADU and the shared wall with the main house. This not only adhered to safety regulations but also provided peace of mind for both our client and their tenants.
The final step involved dividing the space effectively to create a charming and functional unit within the garage's confines. We carefully planned the layout to make the most of the available space, ensuring a comfortable living area that met all our client's needs.
