New Flat Documentation | Builder Buyer Agreement and Application Form | Important Points to Check

In this video, I am sharing new flat documentation process and have explained key points to check in application form / booking form and builder buyer agreement.
There are three documentations that a home buyer need to do while buying a new flat from a real estate developer.
1. Application form / booking form
2. Builder Buyer Agreement
3. Sale Deed
Sale deed is the least important document of the three as, sale deed is executed only once the possession is received. Builder Buyer Agreement (BBA) is the most important document of the three because in case of any dispute with builder in future BBA is the only document which can help a home buyer to fight a legal battle against a builder. But BBA is prepared based on the information recorded in the initial booking form / application form hence it is very critical to examine Builder Buyer Agreement and Application form very carefully so as to avoid any future disputes with developer

    Sir I bought under construction flat after paying premium in Agrante Reality's Kavyam Homes. Their HRERA expired in Dec 2022 but still they did not get the renewal certificate. Because of this bank is the not disbursing the remaining 5 lakhs of payment out of 23 lakhs. Now they cancelled my flat. Need your suggestion that on it.

    Hi #Flats and Keys, after BBA checking only i should pay the 20% amount? BBA form copy they should give to us once we make payment? Or they will handover to bank?

    Hi I need help, we signed the booking form on 31st march and gave the cheque but the very next morning informed the develper that we are not going ahead with the deal and we stopped the chque payment from our end but still they are following us for the agreement saying that since you have signed the booking form which mentioned terms and conditions. my query is is booking form a legal document?

    Are Builder Buyer Agreement and Allotment Letter the same thing? I have made a booking, for under construction flat, possession in in 2028 waiting for Allotment letter from builder, they are also saying that they can do registration/stampduty when every I want. What is the builder buyer agreement?

    10yrs pehle maine ek flat khareeda thhaa ...( Flat + Parking )... Builder ne proper papers etc sab diya thhaa ...( flat + parking ka oers bhi thhaa usme ) .There was no issue.... 10yrs hogaye , aajtak kabhi chairman ne ye baat bataya tak nahi . But abhi jab sell karna thhaa flat deal wagera sab hogya thaa & noc chahiye thhaa...The society chairman & secretary said ke building ke blueprint me aapka parking nahi hai .....They showed some blueprint , jisme full bilding ka in & out & ek ek cheez ke baare me photo ke sath bataya gaya thhaa ... They said the builder has cheated u..... Chairman kehta hai ke ye blueprint wo government office se nikalkar aaya hai ...... Deal ke waqt bhi aisa kuch nahi bataya....Purchaser se payement hogya & government foat transfer ka half payment bhi hogya hai...Bus Noc chahiye thhaa & this chairman & secratary not giving Noc . . They say ke parking giveup karo warna noc nahi denge ... Jasn booj ka deal cancel karwaaye chaiman ne .....

    Chairman and secretary dono purposely deal kharab karne ke liye aisa kar rahe hai. Agar registry mai aur builder ke papers mai parking mentioned hai to legally koi kuch nahi kar sakta. Unko paise chahiye from the deal. Offer them some money aur vo sab NOC de denge

    Maine under construction 1BHK khareeda hai aur use 10month hogaye hai... But mujhe builder ne BBA nahi diya abtak... Aur ghar ka construction bhi complete nahi hua hai

    same for me 5 months ho gaye avi tak BBA nahi diya. bola tha booking se within 90 days flat ready kar dega. payment v 10% le chuka hai. what to do?

    Main ek flat Home loan pe le rha hu,, jo builder h, wo agreement ke hi time pe wo paisa mang rha h jo hmlog ko dena h (10% of property price + amenities price + GST + registry fees) ,, Kya ye sahi h ya fir buyer ne sara paisa Registry ke hi din dena chahiye builder ko ???
