The biggest risk is developer fraud and default i.e. the buyer may never get the flat if the developer intends to act in bad faith.

My experience of shapoorji gurugram is fabulous. I booked at prelaunch price. Buyer should go for trustable brands.

In Bangalore a under construction property from A grade builders like Sobha, prestige, Brigade makes more sense as I have personally observed that prices shoot up when project is ready to move. For example, a property in Sobha during under construction phase costs around 65 lakhs in 2017 and now same property is costing more than 1.2cr and more

True. it cost you a lot, don't get preferred unit, and people are not ready to sell leading to high demand and less supply.

In Gurgaon every broker is selling only under construction property Buyer is also more happy in buying under construction property mostly because of payment plan and hype created

I have bought a flat in tier 2 city.The main issue is developer not providing quality items. Learning: never pay for anything upfront Never pay if work is not going on as per pace and agreement.Keep every cheque copy. Be legally strong

Ready to move flats , very hard to get sometimes. Costly also.. just ask what was it's initial cost . However it's better to get a ready to move flat .
Sir plz continue this type of series everyone tells what to purchase but they don't give any information what's happening in real estate plz continue provide us such type of content so that we r aware about what's going around awareness is better than cure

Can anyone please tell the status of Godrej Habitat Sector 3 Gurgaon.. when will be it's possession date..and deadline according to RERA including grace period given.
Best is ready to move flat.The price difference is easily beatable by peace of mind.Never believe anything if it's not written in bond paper.

Never go for under construction property with local developer. Always go with A category builder after check with track record too.

Pre EMI me fasna nahi hai. Always go CLP plan for home loan
But reality is different now a days for all big developers.. even flats are getting sold out with 1-3 months of soft launch.
Category A developers generally gives what they commit becoz of their reputation and brand value in market

I think it’s best to just invest in mutual funds indexed to Nifty and Sensex. Easy get in and get out.
Rules and Laws are made by government to benifit the Builders only because these are did by minister to taking huge of money from them for single project and poor people don't have choice and they can't retaliate on this fraud. Law should change, if any issue comes some power should give to common people as well that they can raise there voice 😢😢

As per REAL ESTATE ACT 2016, "carpet area" means the net usable floor area of an apartment, excluding the area covered by the external walls, areas under services shafts, exclusive balcony or verandah area and exclusive open terrace area, but includes the area covered by the internal partition walls of the apartment.

If you are buying from a listed builder then I don't think there is risk in buying under construction property
My personal experience is : Ready to move is far better than under construction even if it costs you to pay few lakhs more. After being a victim of possession scam.
