Another great video Raad. It is an interesting time for sure with new home builds and with rates staying steady in the 7's. Also, one reason why new home builders may be less aggressive with incentives may be due to the summer time home buying season. It will be interesting to see what happens the rest of this year, but if rates don't move much, I would not be surprised if the incentives come back and may be even better. The good thing for people like you is that most people want something to call their own. Please continue with these awesome New Braunfels specific videos.

Sorry took me a bit to get back. I asked one of the builders building our client home. He said they get them from the sales closed in the neighborhood now plus they pulled one from August Fields. However, you cannot go across 35 to get comps. Makes sense

Buying season has begun so the price goes up

That’s what I thought too until I spoke with builders. If it was the buying season, then a number of builders here right now wouldn’t be slashing prices. Interesting how I previewed a new community couple months ago and thought their prices were too high for that particular under developed area. Now they’re reducing prices.
