What an absolute mistake. Higher density housing will place an increase demand for city services, especially police. Lower taxes are generated by higher density housing and significantly impact traffic congestion and pollution. The city doesn’t maintain their roadways at an acceptable level, leaving many with overgrown vegetation creating unsightly and dangerous conditions at intersections. Those responsible for this mess should be ashamed the direction they’re taking the city.
I would say my con is the Humidity. My Pro is the parks that i've seen so far at Landa and the animals i've seen. I've been here only two weeks so far.

@@gimmejr I read that a few weeks. When you build more homes during that period, naturally numbers go up. West of 35, i don't see this as a problem because it's mostly rock. East of 35, it's softer surface, from San Antonio to Dallas.
People from other states are flocking here and have been since the 2008 financial crisis. They are overcrowding the big cities which is increasing traffic which require wider road construction, which makes traffic even worse. It's also putting stress on the other infrastructure in general and the family entertainement centers are always crowded, even on weekdays. Case in point, I visited the Houston Rodeo earlier this year on a Tuesday to avoid the crowds. Ha, that didn't wrok, it was still very crowded. So, what I'm gathering is that the city folks are getting tired of it and are starting to move to the smaller towns inside of the major Texas triangle away from cities like Houston, Dallas-FtWorth, Austin & San Antonio. I heard Tennesse is becoming another target state for people wanting to leave Blue states so I hope that softens the load here.
I read canyon lake is drying up due to the water drought and the water being used for the cities??
That all has to do with growth. It’s 57% full. Last year it was 75% full It’s all growth. I attended a drought meeting hosted by Texas A&M ag science and I asked the primary cause of all this and he said growth. The only preventive steps are being pro active through conversation Like said we’re not the wetlands here. It’s either feast or famine

Like your content, Vintage Oaks has a 3rd pool which you missed.
Why does these need to be "master planned" communities. What about organic growth and letting towns/cities develop the old way. Letting current homeowners upzone their property without a lot of regulation, Changing setbacks etc... Part of the "affordabulity" is that we only plan to pay for the infrastructure once..mostly with grant money...and never plan for its maintence.
New Braunfels on the whole is not a walk or bike friendly town. As far as walking or biking to places close by. Master planned communities bring all that within its own development. People want convenience. A developer will not develop unless there’s a need for it
@@raadalawanrealtor but all that can be done without it being a master planned community...with HOAs and being made "exclusive" master planned communities almost always segerate them from the rest of the city and that leads to nimbyism and lack of change over time...it was not in the "communities" plan. What if after 15 years want to add ADU as my parents want to live near by.

@@raadalawanrealtor the city can have goals...but does not have do be done through "master planned communities". The subdivison/hoa/master planned community is in really which casued everything to be car centric. A planned community (and in someways a city master plan) tries to predict what will be needed..vs letting what is needed be built. Reduction in zoning restrictions or making them heirarchical solves a lot of these problems...someone wants a grocery store at the end of their street...let them build it. Someone want to have a Dr. Office in a neighborhood..good. Maybe a house is converted to a duplex...or torn down and built as a quad. I am not against limited zoning..but master planned communities takes zoning away from voters and into large developers who can develop 50+ acres into 200 homes with road being the only thing connecting it to the next master planned commumity. Also, if you look at things like tax value per acre... you will see that less restriction helps the city grow and be able to pay for itself.

The city really needs to look at better senior transportation availability. The ART is not that reliable.

Know what you’re talking about. Emotional responses don’t carry weight. Do you actually know the difference between section 8 and making 80-95% of the area median income? You’re reacting like the required income is 40-50% of the area median income.
Need more grocery shopping, we need that Costco, we need that Whole Foods and a Trader Joes.

I personally really hate the growth because our infrastructure is just not here. The traffic is horrible! There is no more water!
Sounds like need to do a video on water and the now 11 sources New Braunfels draws from. Remember back it used to be two sources? Now it’s 11 Infrastructure is never on pace with growth The state and city can’t knock on your door and ask for ten years worth of taxes because they “think” New Braunfels will gain 20,000 people in three years.

I'm going to be going to the new high school they are currently building there and I'm very excited about the new top golf they are also building because I'm a big golfer and I play basketball a lot, so I'm going to try to join the basketball team at the new High School I'm moving from San Antonio, building our new house first time buyers I'm excited to move to a smaller city. I also come from Nashville TN, so they have some good music over there. so, I don't really know what this move is going to be like but I'm very excited to see what will happen in this move - Sincerely You're Boy Ryder

A new build next door to me sold for $100K more than what I paid last year... unless, of course, zillow doesn't show the actual sale price with discounts/incentives included.

But they didn't really check on them, {we had someone catch people with pets in one of the places--several different tenants, even though they had signed lease saying NO pets. We had to replace the concrete cause changing carpet wasn't enough after one even raised dogs in there} and they just didn't do very good at all, basically just collected the checks. I'm not tryin' to dog nobody😆-they could've changed, but just wanted to let you know our experience. And just on another note, watch those HOA's.. they played games with the mail, for the HOA fees, and we had to get a lawyer to keep our own properties, cause as we found out, they can take your house over those lil' HOA fees, which is crazy, but true. But other than that, it's a very nice place, and growing exponentially.

Great coverage on Mayfair. We think the location is great with it being on the North Side of NB and a little closer to the San Marcos Outlets and Austin. There is so much going on in the area that I think it will be a popular area for new home buyers and residents.

Interesting take. People are moving here every day. New Braunfels is still one of the fastest growing cities in America.
This video is clickbait and propaganda because you're a realtor that profits off unchecked growth. It's titled one thing and says another. You never show the full restaurants, the traffic jams, Gruene on a weekend so packed you can't drive through it, an H‑E‑B parking lot where you can barely find a space to park, the pollution on a clear sunny day and all the smog, the trash all along loop 337 and IH 35, how builders are raping our land, houses so crammed together you can't go outside to toss a ball with your kid, the thousands of apartments, Canyon Lake that's now only half full despite all the rain, the Comal River head waters down to a couple feet wide and few inches deep during the summer, and more. NB is nothing more now than an overcrowded suburb of San Antonio and Austin that has lost everything that once made it a wonderful place and in the next 10 years the Comal River will be nothing but a dry river bed. It's realtors like you and the city management that has sold away everything great about this town for extra parking lots and concrete foundations with twigs replanted in place of trees.
I've lived here over 16 years, my wife was born and raised here and never moved away. Her dad was born and raised here and never moved away. The growth has ruined this town. Period. There's nothing unique left in this town anymore.
Nothing unique. Wurstfest, traffic circle, band stand, Christmas tree lighting, Christmas parade, Gruene, two rivers, German restaurants, hyper local businesses downtown, etc, etc, etc. Oldest bakery and dance hall in Texas. Country fair parade, award winning parks, the natural springs at Landa, friendly vibe. People waving un solicited. You're right, nothing unique. Please tell me how the growth has "ruined" this town. My market value set by the AD increased by 10% only 2 months after I closed on the home. I am protesting and still in the process. Hard for me to believe that a home that at on the market for over 90 days would see that increase so soon after it was purchased.
I wish mine would drop in half. The taxes are insane.
