    What I learned In life is that about 90% of the people in this world are Trash. The other 10% are really good people. That is what makes finding that 10% of the people extra special. In the Phillipines its like the wild west especially in the provinces. Often nobody knows who owns what land. Sometimes someone is selling the land and eventually the real owner is not even aware that the land is being sold. Family even scams its own family. Usually it is much better to just Rent. Her as a filipina needs to do her own research such as getting familiar with the people in the community and figure out who really owns the land and get the opinion of 3 different real estate agents who do not know each other so they can audit each other. Yes you will Pay more but it is much better than being scammed Tens of Thousands of dollars. Phillipines is a beautiful country but it is also full of parasites scammers.

    Good people like yourself are perhaps a little easier to scam, but not because you are stupid. You are a good hearted person, who would not trick or take advantage of someone - therefore it is easier for someone to take advantage of that. You extend courtesy, and it has been returned with deceit. You are now wiser, will not fall for the same trick, and will educate your friends to not do the same. You are trusting because you are trustworthy. But you are NOT stupid.

    Did they knowingly show you someone else's property...if so that is fraud...doesn't sound like anyone is grieving...sounds like they are happily spending your money. You need to put your victim mentality to rest and fight back...I would also think that spending your money before the survey was complete is a huge red flag...don't be a victim

    @@northernbohemianrealist1412 It doesn't happen in the US because there are clear legal consequences laid out in legislation, not regulation. I'm not arguing the merits of administrative regulations. Without it, the post WW2 infrastructure and prosperity wouldn't have been possible, and the US wouldn't be the economic powerhouse it is. Without it, hazardous food and products and environmental pollution would have ruined millions of lives. That being said, it's not regulation that provides the guardrails for real estate transactions. It's legislation.

    I'm American and been living here for almost three years now with my wife and we've looked at a bunch of properties and only 1 out of 50 properties were legit. The prices for land here are ridiculously high and I told my wife we wont buy if the price is over 700php per sq/m. It's so bad here that my wifes own family has tried to trick us into buying property without doing a servey or proper title search and kept trying to demand my wife pay them immediatly if we wanted to property so finally I told my wife we will not buy their property and later I found out that the properties were all under one mother title with many names on it and would have made it a nightmare to fix. I refuse to buy any property now until the title and lot has been properly verified and marked.

    @@factsmatter1262 anything over 750php per sqm is too high and i've seen many asking over 2000php and even up to 10k php per sqm. I've lived in some really nice houses and i am living in a decent house now and all have been on a paved barangay road but even with a paved road its still dificult for me to get out of my driveway with my Hilux which takes several minutes because I need to do a multi point turn just to get in and out of the gate. My wifes family wanted to sell us two lots side by side which are just over 800 sqm total and is a decent size and along a dirt road which is a right of way in Bohol and offering us the land for 120K PHP but they were becoming rude towards me when I said I wanted to do a servey and title check first so I told my wife that we are not going to buy and that I didn't want to hear about it again. They aren't direct family members so I don't talk to them and I just refuse to be scammed. I have already given my wifes mother and my wifes older sister more money than that to build their own houses after they were destroyed a few years ago in the super typhoon and after that is when other family members started asking for money and then the offers of buying land started. My wife tries to protect me from that as much as possible which is why we dont live near her family but there are a couple members of her family like her mother, two of her sisters and her brother who have never asked us for money but my wife still sends them some support every now and then which I am completely okay with.

    If a person lies for one thing, they will lie in other things, report the real estate agent to the real estate license agency and sue all of them. I recommend that that Rebeauti reach out to "Filipina Pea" on this matter and ask her to reach out to her lawyer friend to see what can be done. If the lawyer says they can be sued, then hire her to sue them. Normally in situations like this, the lawyer will not charge something upfront but will get a percentage of the settlement. Not all lawyers are the same, nor are their proficiency on the matter.

    Now that would be good advice if it was possible. You see the neighbor could sell land and they might have just got done the 8th grade. Most people that sell the land are not a real estate agency. That is why she made the comment that to have the land surveyed to show proof of deed. Then you know what you really would be buying. Yes she got Scammed A true real estate would have done all the work to be sure because then it would have been on them if something went wrong.

    @@danelionheart5881 I think you missed the fact that she stated that there were real estate agents involved, more than one. There are crooked real estate agents all over the world. The Philippines has strict laws against selling property not legally yours. Such fraudulent activities can lead to serious legal charges, including fraud or estafa, as these acts are criminal offenses under the country’s penal code. Proper documentation proving legitimate ownership is mandatory before initiating any sale. Before a real estate agent initiates selling property in the Philippines they must have the following documents: 1) Certified True Copy of the property title. 2) Tax Declaration and Real Estate Tax Clearance for the current year. 3) Certificate Authorizing Registration and official receipts from the Bureau of Internal Revenue. 4) If applicable, a Special Power of Attorney (if a representative is acting on your behalf). Those documents will clearly show where the property is located. The real estates agents took advantage of her in a bait and switch scam. They showed one property and in turned sold her something different. The so-called owner was in on the scam. She should definitely report them and sue them!!!

    QUESTION: Why don't you sue the realestate conpany for defrauding you into your purchase. It's simply called, "Bait and Switch" and is illegal in nearly every jurisdiction. They show you a property in your price-range that is fairly flat, buildable, and has an established easement (right of way). Then, after ignoring you over-and-over, they switch you to a different property (regardless of view); which is on a sloping lot, with no approved easement. They switched you to a land-locked property. This is called a, "Con." They convinced you to make your purchase under false pretenses. Criminals are not honest, and will lie, cheat, and steal their way into your purse. Take them to court, and ask for triple damages.

    Was it even a real estate company though? From what I've understood, or misunderstood, about the Ph is that you don't have to be a real estate agent like in the US. Anybody can say they're the agent of the property, from what I've understood.

    Lol. You don’t know the Philippine judicial system. It’s slow and expensive. A case like this could take ten years and even if she “wins” she would have to enforce the judgement and collect what she’s owed. The system is clogged with these kinds of cases. Even criminal cases, felonies, take years to resolve. So, a civil matter like 5is takes at least twice as long. Cheaper to hire a hit man

    Fraudulent Land Purchases/Sale are common in the Philippines. Be sure to always see the original title as the first step. Payment always comes last after the property survey is complete and documents are signed and notarized. You may need 11 or more original sets of documents to satisfy all of the transfer requirements. Also, property taxes need to be current. Remember always: Slow and steady wins the race.

It's a bigger expense in the beginning, but hire a good lawyer to handle the title search and find a reputable company to do the survey...     Go buy 500 peso worth of gold flakes and black sand. Go into every local pawn shop and ask them "how much is this worth?", every pawn local pawn shop. Then contact the seller and demand to secure "mineral rights", and ask them "how much black sand came out of digging the well?". Then wait for them to ask to cancel the sale.

    Never, ever give anyone a single peso until it gets surveyed. It must be surveyed before anyone buys or sells land and it should be the responsibility of the seller to pay for the survey. Then you need a certified title search to be sure the person selling legally owns and can sell it. Live and learn.

    Hi. I'm a real estate developer from America and here's my suggestion. Hold off on access till you have the funds to proceed. In the meantime, you have a solid investment which will continue to increase in value as time clicks along. inflation will always bail you out. You went to school and learned not to make the same mistake. As investors we've all been there and your first lesson hurts the most. Now, go find the next deal. You're an investor and setbacks are normal. I absolutely promise you once you land your next play you'll forget all about this one.

    Yes, this is solid advice. Even banks make the same mistake. I know because I went to a bank to ask for advice about purchasing foreclosed properties and they told me they once made the mistake of paying for a different lot than the one that was showed them. Due diligence is very important. They told me that the first step is to always go to the Assessors Office to check the block and lot numbers and the surveyor's maps. And then to go to the property and try to locate it. Don't let this mistake discourage you.

    This is TRUE and not enough people know about that. Filipinos who cannot afford lawyers and surveys often trade amongst each other using tax declarations and that can work out for them but after a wealthy person anchors onto the land by building a house, the relatives of the seller will come out oi the woodwork like cockroaches demanding payment because they have legitimate claims, and you have no title.

    Next time check the sketch plan, yellow land title(original) or get a lawyer before you start buying a land. It’s good to get survey first before buying, just don’t matter how much you pay for the survey rather than losing lots of money for nothing❤. Well this is your expensive lesson learned ❤ We can’t really trust people today especially about money😢

    Yes that’s why lawyer is very important cause she will check everything in the capitol office for the ownership. So sad for her she is the victim of those scam people. If they don’t provide survey, one of my way to know is get the survey to check and put muhon on the area, I don’t care if I will pay. I just want to make sure where are the boundaries, so that I know what I’m buying. It’s only 5k for survey and show to the lawyer for verification.

    Dude : you're a foreigner, you're not allowed to buy land in the Philippines , the only thing you can really buy is a condo . You can let your Philippine girlfriend, or wife buy the land, but at anytime, or any argument, she can boot you off that land, just saying learn for yourself . And I did catch the superficial racist remark ! So you want to retire. and live in the Philippines, but you don't trust the Philippine people . Kind of an oxymoron isn't it !

Plus, I’ve never trusted anyone in my life as much as I trust my fiance. I would trust her with my life, much less my money. As far as racism… shut the hell up. I didn’t say I don’t trust the Philippine people. I said Ive had many try to scam me. A not-so-subtle difference. Again, look at my picture. The fact that many Filipino will try to take advantage of white people isnt racist, it’s a fact. It’s an impoverished nation, for the most part. Go to Manila, act like a first time tourist who has know idea about the conversion rate and value of their money (php). I had cabbies, trike drivers, and shop owners all try to take advantage of me and rip me off and charge me more than the actual fare.

    I've used an attorney for every house I've bought to make sure everything is on the level. I definitely would not buy any property in The Philippines without an attorney. I know it seems expensive and a lot of people feel they can do it on their own, but it's a drop in the bucket compared to potential consequences of not having one.

    Good for you. And yes I agree. It is a good practice to get a reputable lawyer to help you out. The only thing I would wish to add is that assuming you are a foreigner, you wouldn't be allowed to buy land in the Philippines in the first place. That is reserved for Filipinos alone, by the Philippine Constitution. (Yes, while there may be exceptions to that rule, the exceptions are strictly applied and the rule is that only Filipinos can own land here) Other than that, you are quite correct. If you were to find one of Rubeauti's more recent vid (which she titled "Foreigners can own land in the Philippines?!") and see the reactions of some of the people who reacted (who I assume to be foreigners), you'd see that there are still some who operate under the mistaken notion that they can buy land here.

    Stop feeling anger, disbelieve and sorrow for right now. Take a pause and get busy resolving what must be done. Don't allow them to win! Get your satisfaction and take it as it is...a life experience. However, what will you do next? Well, you are your best advocate, right? So, if you are already a university graduate, consider returning to school but for a law degree. Then, incorporate real estate and property law as your niche. Remember there are hundreds of foreigners which have entered into land leasing contracts that aren't aware of the legal rip-offs which they may be taken advantage of. Now, get them Ruby!

    Never take anyone's word for anything anywhere in the world. Always get documentation proof, and always gets stuff like survey and right away figure out before you make purchase is my suggestion. Even if it doesn't work out think about the costs as an insurance against a possible more costly mistake. Read and understand the stuff you sign if you don't know what something means, figure it out. Take this experience as a life lesson and now you come out smarter, may be expensive but life has those kinds of lessons.

    Being human means we all make mistakes, I'm 67 years old and am not immune to life's darker people, and to be quite honest, nobody is. Being a trusting and loving person comes with a cost. I can honestly say that, believe it or not, your best option at this point is to count this as a loss and move on. If you don't, it will drag you down to a even worse place. Let go of your anger, forgive the people that wronged you and move on. You've learned a very valuable lesson, and everybody knows some of life's most valuable lessons come at a high price.     1) You learned a valuable lesson that has unfortunate long-lasting consequences. In business, never trust people to do the right thing. Always follow proper procedures because it can come back and bite you. 2) I understand feeling bad for the owner, but they didn't consider you or your potential family situation, when they knew they were taking advantage of you. The story they gave you about the death may be a lie, also. 3) Never trust people when it comes to money, unless you don't care about the money. Money motivates people to do terrible things. I know it hurts, but you'll recover, a stronger person.

    So sorry for you getting scammed its so horrifying to be taken advantage of. You'rer a trusting, nice person. Its horrible. We had similar problems. A Doctor tried to sell us land with a photocopy of the title, not the original, he said he would get the original title later we paid for the survey (15k) and then he booked us into the public lawyer to notarize the sale. He didn't have the required documents for a legal sale but still tried to take 2 million pesos from us 😮. We lost 15k for the survey but the next person he sold it too wasn't so lucky. The original title had 3 signatures so the sale was void without the other 2 family members signature. It's a minefield buying land in the philippines 😢
