Peyton, have your Realtor pull the comps for house #4 to see if that home is priced correctly. If it was listed at $1.7M and now listed at $1.2M , you could have a chance to get the home. Also, ask your Realtor how many days on the market the home has been on, and you can factor in all that to negotiate. BUT house #1 was 🔥! As a Realtor, I've seen a lot of new construction luxury homes, but never have i seen a tub surrounded by rocks. 😮🔥

Bought my first home last yr as a single girlie, (sidenote, Im a veteran too) and got a VA loan- I will say homeownership is NOT for the weak- lots of maintenance and upkeep. Best advice I can give you is Please Please get a 3rd party inspection- do not let your realtor recommend anyone, and pay attention to every single detail of that inspection.

Have you considered looking outside of the Dallas city limit? Most of all of the new houses in Dallas are in gentrified areas. That’s why the new houses are mixed in with the old and yes you’re correct. They’re definitely overpriced. I’m from Dallas and my husband and I settled on Silverleaf Estates in Frisco. Good luck with your search and take your time and get exactly what you want cuz a Million dollars ain’t no chump change❤

I'm with you because the area she was in has always and still is a hood low income neighborhood. My granny lived there until her death. I grew up going there and never would consider living there. It's been in gentrification mode these last several years. Never would I waste a million in that area. Only would go to the north side or outskirts of Dallas. More bang for your buck, safer, newer, or well established neighborhoods.

Dallas native here who still lives in the metroplex. Beware of the million dollar homes they’re building in neighborhoods where there are still old homes with low value. The homes are nice but the areas are not safe.
