    I had some neighbors that were hurricane Katrina refugees and I celebrated when the low life finally moved. I endured years of misery with being awakened at 2:00 in the morning during the week from music blaring on the stereo, picking up trash out of my yard that had blown in from theirs and they totally trashed the house that had been renovated right before they moved in. I tried to contact the owner to let him know his property was being destroyed but never got an answer on the phone. When they moved it took 6 months of work to get the house back to livable and the owner sold. He totally lost his ass on that investment.

    YUP! That's the reason I moved to Montana! Lived in condos, apartments and homes where neighbors seemed to by in my business all the damn time. When I bought my first home, my closest neighbor was 80 feet away. And, nope, they were in my business all the time. Built my home dead center of my acreage and my neighbors are National Forrest on two sides, and two awesome people who feel the same way about our privacy and property rights. Best decision of my life. BTW, we even have a mutual pact of snow removal of our shared drive between all the neighbors down our drive. Couldn't ask for anything more.

    If that fence is actually on your property it's an "encroachment", which could, theoretically effect your ability to get home loans or sell your property. It's also a potential liability issue. I'd take care of it before your insurance company gets wind of the situation.

    Two years ago I did a property line adjustment with my neighbor. His surveyor, who is a professional I use, was adjusting the property lines between his house and the house behind him that he purchased. In the course of doing the survey, he found a discrepancy in the pin locations depending on which section corner monument was used. Coming from one it matched our common fence location, coming from the opposite direction the line could be interpreted to be 3 feet over into my neighbors property. My attorney advised getting it "adjusted" to the existing fence line, which separates two parallel irrigation ditchs to eliminate my potential liability if someone got hurt in the conflicting no mans land. My neighbor agreed (we have always had a great relationship), he paid for the survey, I paid for the legal work and it was recorded. In redzots case if the neighbor falls and injures themselves on their side of the fence where it is redzot would probably be sued. He might win or lose but will spend thousands of dollars defending himself. I hope his lawyer has prepared and delivers notice to them that the fence in not correct and that anyone trespassing does so at their own risk.

    @mattythegrouch he has a right to protect himself. By adding video content to KZread, it allows for safe storage until it is needed. If his neighbors could act like sdults, it probably wouldn't have reached this point. Even if posting the videos agitates her, who cares. She's showing her true colors and if she doesn't like her actions being broadcast on the net, maybe she needs to change herself

    In NH you have to put up signs for either audio/video or video only if you have cameras, just so anyone knows in case you have to go to court…

    Believe the University of South Carolina sells clumping Bamboo for hedgerowing specific areas. It doesn't get runners, but will obscure their view, and your land from their troublesome natures. Grows many feet in a years time, and if propagated close enough will become an impenetrable barrier in three years time. Some varieties can grow over 100 feet in no time. Just like Lombardy Populars that grew 3 to 5 feet a year. Once rooted it would be a wall of branches and foliage.

    @@biffmasterson9786 Not so. The No trespassing signs of a mansion are usually posted around the property perimeter. In many states, you have fewer protections as the property owner, if you fall to put up a sign.

    @@Solitude11-11 if this goes to court and court rules against neighbor with fence on the wrong property. The victim could be awarded damages, court costs, and/or lawyer fees. Most likely just court fees and lawyer cost, since none of his buildings or trees have been destroyed to put up fence. She also could be charged with trespassing and harassment. But based on her age and lack of violence so far, it will most like be a fine or warning and TRO.

    @@tcurry1531 most likely, but also they could be giving a time line to remove/move fence after it is considered abandoned. And the owner would have to remove at his cost and take then back to court. Or the court can order it removed at the builders cost. But it will very much depend on the state/county, the judge and the ruling.

Then if she tears it down ... then it goes to court, and with the survey and the building permits from the City she'll get thrown out on her ear AND be guilty of vandalism AND have to pay damages.

    What you really need to do is put up a caragana hedge on your side, they may try to "prune" when its grows across the property line but that just makes it grow back faster and thicker. It may grow up to 20 feet tall.

    I seriously cannot believe the city code has not condemned this place yet. On top of that, there is No way in hell they are paying taxes on what the sq/ft of the house is now.     Nope! You’re;l hertoget than fence off your property. She has a 30 day notice to do it and if she doesn’t, you hire someone to remove than fence and send her the bill. If and when she refuses the bill, you take her to small claims court. It should be a easy win. No way should this guy spend any time or money removing this fence. I would post no trespassing signs along the property line. Now she is informed. If she trespasses again, call the police and have her arrested. She would have already had her warning.

    Per TN law he cannot remove the fence until he goes to court. He has put No Trespassing signs up but she keeps removing them.

    Rent a track-how/bobcat and remove the fence yourself. Let her sue you. Seem like they have had enough notice and proof that the fence is on YOUR property.

    The fence went up after she was shown the surveyor's report that proved the property line was not where she claimed it was. It was thrown up very sloppily.

    The longer you leave her fence on your property the less you will be able to enforce your rights. You know it is there, you say you have paid surveyors to establish the legal property line, you painted it, and now if you don't act you inaction says, "Ok, you can have my property." You had better start getting legal advice, have a lawyer draft her a letter (and make sure your property line is correct and legal) and then have the police protect workers who are brought in to remove the fence. Then build one on your property line and take legal action if she messes with it.

    Probably not in days or weeks. the doctrine of adverse possession may apply. State laws vary with respect to time requirements; however, typically, the possession by the non-owner needs to be open, notorious, and under a claim of right. In some states, the non-owner must also pay the property taxes on the occupied land. A permissive use of property eliminates the ability to claim adverse possession.

    Time to call the county tax assessor to measure the land to determine if you are correctly being taxed for the square footage of your land. Make certain your land survey matches what is on the land records for the county. Karen cannot take possession of land that she is not paying taxes for. Time to charge Karen Rent for reimbursement of land use to cover your taxes. Just an idea for argument sake/court discussion.

    I have attempted to be the voice of reason and offer a reserved/measured response. However, she is now taking a small "legal" step (in her mind) to establish a boundary. You don't know just HOW crazy she is! She obviously believes her property starts at the fence. If you cross the fence and she shoots you, she goes to jail but that doesn't stop you from being dead. Go buy an equivalent sign. Bigger would be better. Attach it to metal stakes. Call the police and ask them to witness you placing it between the orange line and the fence. Then get on the city about the fence ordinance/permit enforcement!

    Depends on the height allowed go that high then get small hole lattice that is considered temporary to add to the top as long as you find a clever way to secure it that could be removed. Mine is brace on my side and zip tied. Weave strips into openwork to close the holes and voila an eight to 10 foot fence.

    I had a neighbor who had his property line be checked but only on the west side. He was raising heck about his neighbors fence on his one foot of land. Then his east side neighbor had his checked. That is when Mr 1 ft found out that his east neighbor’s property line crossed over three feet into his cement pad he had for his dually truck, Winnebago and pontoon boat to be stored on!😂😂😂

    I thought I read somewhere that this is occurring in Northern Virginia - correct me if I'm wrong. Did you know that under Virginia law, you can erect a fence ON THE PROPERTY LINE between you and your neighbor without asking their permission. Further (and here's the interesting part) you can bill your neighbor for half the cost of erecting that fence. This actually led to feud that ended in murder not too long ago.

    Electric poles and guy wires are usually surveyed when placed . Rebar pins hammered into corners If property been surveyed. Take fence down it is your improvements to your property Put fence in center of you new raised bed garden.

    The short answer to your question is probably. But things like property rights, voting, professional licensing, and most criminal law varies from state to state. So, while I believe most states would require the offending party the caused the need for a lawsuit to pay court and lawyer fees, it's not necessarily a guarantee. Some states might outright require it, while others might leave it up to the judge or give loose guidelines only.

    Who’s putting up fence? In my city contractor has to have permit and follow site plan. If they’re doing it themselves with no permit oh, oh. Homeowners should know the by-laws of their community. Hope they can resolve this peacefully.

    Well I have neighbours doing this for 300mm of my property. I mean that is more grass for her to mow and the fence will eventually have to come down and be shifted onto her property and after the lawyers take their massive cut, how does she think she will win. I learned that through the "school of hard knocks". After going through all the legal motions to prevent a court challenge my lawyer said this was now the only option and said it would cost at least "X" and there is no guarantee the court will rule in my favor or award costs to them. So this was going to cost about 3 times the cost of the wall that was built on my property. I realised that this was just another "Lawyers' Waltz" where, in the end, you pay for nothing to happen. This is heading down that road all for a piece of dirt.

    I had a neighbor just like that. 1 week later his fence was gone. 2 weeks later he took it down again because of a 1 foot law. He ended up in jail for shaking the ladder of my roofing contractors causing a beer fall. I feel you pain because people like that are a pain.

With night vision on the security camera you can take white LEDs without and power going to them and the camera will pick up a large white glow. You can do the same thing with driveway reflectors, just stick them in the ground or reflective tape
