    I feel like California and Washington and New York need it’s separate analytics.. no one should be surprised that homes with all of this land are having prices drops.

    I am following a couple of particular markets in what could be called "vacation areas." It's a small sample, but there are price cuts flooding in. I saw a house that sold for $270k not too many years ago on the market for $1.2M.... not gonna happen, good luck with that. A lot of sellers are being hit with brutal reality.

    Inventory will rise, then interest rates will decline causing prices to rise again according to a lot of analysts. Hard to catch a break in this environment.

    I think those analysts calling for rate cuts are optimistic and are moreso calling for what they want rather than being realistic

    And rates aren't the only important stat here. People aren't paying enough attention to the money supply which is going down quickly. That will tighten lending standards even more, even with lower rates.

    Rise of inventory without context is meaningless. What driving is the increase of inventory is decreasing demand, which is in itself driven by unaffordability. The current home prices where sustained by interest rates in the 2 to 3 percent range, and those are not coming back unless we reach a severe recession. Sellers are not selling their homes because buyers simply do not have the means to buy those homes.

    Agree. Also sellers are holding onto their low interest rate because it’s cheaper to stay than to sell and buy with todays rates
