Would it make more sense to assume that these are 'recording studios' where people have valuable equipment, that by sheer coincidence is near a school that teaches people about audio/studio recording production?

There's some really neat super stealth studios in LA for sure. There's one that's just a door off a non-descript parking lot and inside is a whole film studio.

Probably a depot for expensive equipment, which would explain all of the bars and other fortifications. I used to work at such a place, we rented and sold industrial grade equipment. The place is locked tighter than a drum.
