when i hear 24 hr concierge, private gym etc, all i can think is that the monthly service charge is huge.

Any house priced in multiple millions, one has to spend 1-1.5 percent on upkeep per year. That includes staff, insurance, and so on..probably a bit less for an apartment.. So whenever I hear about lottery winners winning 5-6 million and buying a house costing 3.4..no wonder so many go broke within a decade.

I wouid say the service wouid be about £6 per square footage. This apartment wouid be about £20000 per year or £1666 per month . Plus ground rent for the apartment and parking space. Which always go up each year and never down. Also remember your leasing the apartment, which means you will never never own the property. That's the difference between Freehold and lease property

When you're a millionaire, you'd put 1 million in long commitment savings account and the annual interest will be more than enough to cover service charges, ground rent etc!

Love the upside-down layout, it always baffled me with duplex penthouses why you wouldn't have the living area at the very top with the most light and it creates a buffer floor if you're having a party or something it wouldn't be as disturbing for the people below

It makes sense to go upside-down with Duplexes. Thanks to this channel I discovered the upside-down layout and applied it to my duplex, and the result is more practical.

Because you would hear the neighbours below in you bedroom, the whole point of a duplex penthouse is for the bedrooms to be on the top so you can actually sleep
It always annoys me when the main balconies aren’t for the main bedroom. Really nice apartment though!
A very nice place. And what a great location and views! Never seen those type of ceiling height radiators before.
Very disappointed with the bathrooms finishings for this tag price. They could shave 1 millions Pounds of the price and still would be overpriced. Nevertheless, you do your job well. Congrats

My personal belief that landlords 'Fleece Hold' needing to be 'completely' made illegal, is even more so. When the developer gives you a £4 million price tag and then has the balls to sell your lease for millions to a 'fleece hold' management company to charge you even more, for the privilege!. Come on government....aren't you being tax greedy by supporting this open robbery!.

I wouid say about £1700 per month
The light is nice but the problem is that London is gloomy most of the time
Who has £4000000 Insane. Average salary in England is 29000
Is it for sale and with which agent please?
P.S the service charge is £22k pa

The principal suite and the sunlight are the only good things about this imo. The views is hideous, all you see is council block and you don't really see London which I'd want for a London apartment. 2:30 is not a nice view Great job on the content guys but the apartment itself is a no no from me

Disgusting bathrooms... And is nobody going to mention the "no neighbors above or to the side..." Being completely overlooked by another development 12 stories above you. Not to mention the glorious views of a London council block of flats from you 'supposed' £4.5mil apartment...
All these luxury places are all the same, cold looking and boring ... don't look cosy or homely!. I do love Jazz and Tom tho 😍
