Wow Cyril is everywhere. If you plan to live there you need to check the aircon they'll install. Make sure they'll install an inverter type aircon.

I couldn't afford that here in the states or there in the Phils. What an amazing view but my budget would most likely be 15% of that sales price to purchase or build. Looking at renting as long as I can get away with it and my max rent would be 25,000 pesos.

Thanks for this video Justin….appreciate all your hard work. And you know I gotta comment 😂 Pros…love the view inside the condo. The amenities are awesome. Cons…I don’t like the layout. Foreigners like their privacy. The maid’s room will be a storage room. The ugly custom built cabinet in the bedroom?! Imo IKEA has better choices. The kitchen has 2 burner stove and a small sink…gimme a break 😂 No trash chute? It would be scary if these condos are not earthquake proof?! Take care Justin 🙏🇵🇭

The seasons residences (Japan inspired) in bgc are built to withstand a 9.0 earthquake, I don’t know about the other condos since it’s not a topic commonly brought up, but they could theoretically probably withstand up to a 6.5-7.5 without taking severe damage. Taller buildings normally sway with the shockwaves

well that over 90% occupancy rate presented is the best case, there will be months where you will be happy to hit 50% or even lower so just be prepared for reality of having a business/investment like this, grass will not be always green whole year round.

No mention on the Home Owners Association fees. I believe its based on your property’s sq meters. Also how about parking? I think you either rent or buy one if you need it unlike in the US every apartment condominium has one slot parking included in the purchase. Also electric, water and garbage cost plus internet and cable TV if you like it. If you will be renting part the time while you are away you need to factor all these cost which was not mentioned.

Excellent input... please reach out to Ciryl for these specifics. You are correct in that the Dues are based on the Size of your apartment. For parking, it's generally sold separately for a separate price, although, sometimes and in some cases, a parking spot must be purchased with a condominium, but also please verify with Ciryl for this condo (Uptown Parksuites). Property prices globally are in a bubble! I will wait till the prices adjust and then I will go in and buy in BGC. What is happening in the filipino auto repo market is a reflection of what is coming in teh filipino housing market.

Personally, I prefer Tempe. Know Mesa well. Read a while ago that it was the suicide capital of the US for a while. Mesa is a really strange place. Really, really strange.

I lived in northeast Mesa off the 202 & Recker for 2.5 years and I loved it, found it to be very peaceful and enjoyable

Hi Justin, nice video -the payment plan sounds good for 4 years - however how does a non-resident, non-visa holder then pay off the 70%? Is there in-house developer finance available as banks in the Philippines will surely not lend to non-resident, non-visa holders? Hi there, it's very easy to become a resident (Just stay here for 183 days in a row), it's very easy to get a tourism visa (you just show up here, however if you are from a country other than US/CA/AU/NZ/UK the process may vary), and then, you just renew the tourism visa one time every 60 days (or 180 days), perpetually for up to 3 years, and then you just leave + fly back to start the process over. You can get a "Personal Loan" from the USA to cover the remaining balance, or if you have assets in the in the USA, such as stocks, real estate or cash invested in bonds you can take a collateral backed loan against your asset with friendly interest rates and long-term paybacks in order to "self-finance" the whole thing, and lastly, it is tricky to get a loan from a foreign bank as a foreigner, but it's not impossible at all when working with Ciryl or Myself because we both have networks and part of my network includes bankers from many banks and there's always a way.

Megaworld has in-house financing after the 4 year term @ 7%. If you get a local PH bank account the financing is a bit cheaper. The rent-to-own units have an added annual lump sum payment of around 385,000 Peso for that unit, plus about another 5500 peso/mo condo association fee. Keep in mind that this is still high-season in the Philippines.

@@itsJustinSpencer i live in vancouver canada. Was at the airport in cebu when they were advertising luxury condos starting at 600k cdn downtown cebu. U can get a similar condo in vancouver downtown for 800k cdn but its easy to find buyers. A condo in cebu is s riskier investment it seems..but yes i guess as u say depends but in general..the build quality is lower than here in N.A. also the locals in ph cant afford to buy let alone rent so ure goin sell to other expats or do airbnb. Right ?

The BGC township/city is superior to many cities on the planet, it is definitely superior to many of the city capitals in most states in the USA (everything can be debated based on the context, however these uptown park suite buildings are pretty high-end. You can invest in other condos at a fraction of the price, it’s true, there’s always pros and cons)
