Nais ko lang malaman if may 3meters ba na salvage zone sa inyo po sa mga urban areas.

Hello Atty., we have a foreshore lease but the DENR only allows lease from the high tide point going towards the sea. They said the salvage zone is separate and cannot be built on or be restricted/fenced but is always a passage way for the public. They told us though for as long as nobody complains we can utilize the salvage zone.

Bakit dito sa amin ser paalisin kami dito LNG kami nakatira sa tapat ng dagat.

Attorney Batu, good afternoon. Inherited an old house and lot in city. We have mother title in both parents' name and married neighbors. All are deceased including my sister that lived in our house for many years. The problem: heirs demands right of way but refused to cooperate or pay anything. 5 families pass through our yard everyday with blatant disregard. The biggest problem their raw sewer flowing through under and around the house causing foul smell and termites due to constant flow of effluent. My Client Bought a property which is 20 meters from High Tide line. In the Title the front part of the property says Davao Gulf. Thinking that his lot was a beach front, he was surprised to find out that there was a titled lot on the salvage zone and the owner of that lot does not allow the owner of the lot of my client to use the beach saying that he will be trespassing. I thought that salvage zone is gov't property, how come there is a Title? and if indeed there is a title, is is true that my client cannot use it?
