One of my most looked forward to and feared moments is the first look at a house after a tenant leaves. This house was occupied for the first time by someone else other than original owner. The house was built in 1967 and left in original condition since. When I painted the walls in this house during it's spruce up two years ago I was painting over the original paint job. While dated, the house is in great condition. I love this house and glad to see it was taken care of....for the most part.
I'll be back next week working on the $9,000 house. Thank you all for all your viewership. It has been an honor to be a part of you alls lives. I'm even more pleased to have helped some of you get on the path towards both home ownership and investing in income generating assets.

    As an owner of an 80lb husky, I would highly recommend you also check inside the vents /duct work / a/c system for dog hair. They say huskies shed just twice a year, but for 6 months at a time!

    Their husky must have been less destructive than mine was. Mine shed bushels of fur, chewed off strips of woodwork, broke glass jars and ate the contents, beautiful but not a good house pet.

    That flat wall paint... Every little touch leaves a mark, and cleaning it is impossible. Should really switch to a satin finish on your full repaints going forward. You can clean off marks with a Magic Eraser on satin without taking the paint off like they did when they tried to clean that now-pink patch. Save the flat paint for ceilings where it rarely gets touched.

    satinn is good on moldings but its too shiny on walls.. maybe an eggshell but we have flat wall paint and its fine... its just the fact of having kids.. its not going to last forever

    @@zippythechicken You're right on the eggshell. That's actually what I was thinking of, but said satin by mistake. Satin is sort of at the borderline for going overboard on walls, and semi-gloss is waaaay too shiny. Semigloss can be okay for trim, though, as is satin. Gloss is just never a good idea.

    Flat is nice because paint touch ups are easy and not as noticeable as with gloss finishes. I also have luck cleaning flat paint with melamine foam erasers (aka Magic Eraser)

    I find that semi gloss on the ceiling is incredibly easy to clean. The dust doesn't really stick to it. Satin would probably do just as well. When I bought my house, one of the rooms already had a semi gloss ceiling. I never would have thought to do it on my own.

    Semi-gloss or gloss, ultra durable and very washable. Good for rental properties.

    My first thought, the dog probably got happy feet in that spot. Claws and wood floors can suffer. A large area rug would have prevented that.

    @@donellemiller6680 Happy feet indeed. Those claw marks are exactly where the owner would have entered the living from when he came from from work, as if the dog was hopping up and down to greet the owner.

    I'd move on in. This is a home. It's also a homestead! Reminds me if my Grandma and Grandaddy's house. Nothing fancy, just well-built with lots of character. I would buy it now if I could. I know everybody is goo goo ga ga about hardwood floors, but I'd plush carpet over those for comforts sake. I see a garden and beautiful dogwoods planted out there. Love the bathroom. The carport has potential. My Grandfolks squeezed both cars in!

    Always really liked this house. The only thing that would make it better, imo, is adding a small wooden deck patio in the front so you can sit and enjoy that gorgeous view. Obviously not necessary, just a nice perk.

    Flat paint is no good for a rental property, I would use something with a sheen like Eggshell or Semi-Gloss. Easy to clean after the tenants move out. Flat will always look bad as it picks up all manner of dirt and debris. Hope that helps.

    Omg you do so much stuff I had forgotten you built a tiny home. You should finish it and rent it out or airbnb. I was going to have one built myself at one time. but ended up finding a fixer-upper house that was cheaper lol so here I am. I'm hoping to still get a tiny home in my back yard to rent out though. and for rec.

    Have you considered moving into that place and renting your current home? With all that beautiful land you have, proximity to your tractor, tiny house and future wood working shop it seems like a logical decision. You also have room to expand the house if you chose too. Just food for thought. Anyway, I enjoyed the video.

    Not knowing the other logistics involved, I would say move in now and get it over with. You might lose a little renting out the house you are in instead and have more out of pocket expenses but there are ways to compensate for part of that with homestead exemptions and such. The plans for the property improvements will be a lot easier to do onsite and getting the workshop set up could make it a lot more productive than squeezed into the basement where you are.

    Thanks for showing us the house, I just love this 1960 type of house. I would keep the kitchen just the same except for the floor. The living room has got nice light and is larger than in many houses. It looks like it would be very cozy for a family.

    Hey bud great video. As an outside observer it is SO obvious to me that you need to MOVE IN! Your own words tell ya so. Your roots, you love the house, great views, family near by, your workshop for the future, tiny house, great spot for your own family. To be honest I was amazed that you did not move in the first time around. Now that the mortgage has been severly dented it also makes financial sense. You can easily rent your existing home for the same money. The only element I do not know is how your wife feels about it. If you guys agree, you could be settled by Christmas! Anyways just my thoughts. God bless you and your family. Dee

    Yep large fields like that just let the wind gust through. All of that land is beautiful. I am so happy you were able to buy it back to keep in your family. I am amazed at how red the soil is there.

    that red soil!! i moved from Oregon to Virginia and that is one of the first things i noticed. i was used to grey/brown dirt and then whoa!! sooo red. and i'm having to re learn everything from bugs, to critters, to plants that will and won't grow. soooo different

    Growing things in red clay soil is a good thing. Trying to get red mud stains out of clothes or carpet or siding or anything else is not so good.

    You should move in, you could get so much done with the property and I remember what a nice basement it had. Your wife has such a small kitchen, she would love this one. I live in a 1965 stone ranch with a big old kitchen. You wouldn't lose that much rent because you could rent out your cute little home.

    YES! TSP is amazing! I am always amazed of how dirty the water is when I done using it. A guy at Home Depot told me about it when I refinished my kitchen cabinet doors. It safely and with very little odor takes off all the built up dirt and grease on the doors. After that, the melamine paint stuck to it very well and I never had any paint peel from the surface in the 10 years after I painted the doors. Most of it was due to the TSP prep cleaning before hand. What is great too is that it comes in a powder format so you can use the right amount for your surface. Pro tip...use hot water with it to dissolve the crystals.

    I cannot imagine why you don't already live here. You clearly love it so much and you are all but planning to live there anyway because you plan to play in the edge of the yard. Wouldn't it be nice to walk out your door to your projects rather than drive to them? I'd plant a couple dozen trees in the tall grass to have privacy from the road and have a big garden where they had the pool. It really is a lovely property 😊

    you were blessed with those renters, especially with 2 children..the cosmetic fixes are to be expected and pets open many doors for what could have been a disaster..the roof , etc. would have to be replaced any way, so ..looks like you came out the winner..oftentimes, renters can be destructive..like you inferred...it was in good enough condition that you were able to nit pick.

    Book Recommendation for backyard orchards: "Grow a Little Fruit Tree." Even dwarf trees can grow 20' tall and put out hundreds of fruit, more than a family could use. This book describes how to aggressively prune fruit trees to be ~6 feet tall and put out dozens (not hundreds) of high quality fruit. Plus you can plant more trees (more variety) if they're small.

    My grandmother had fruit tree and bushes to live off the land and like the cherry trees were huge and supplied food for the whole year for a family of 13 people. She had 🍎 , 🍐 gooseberry bushes and all the veggies you can think off. This property can easily turn into that as well. There is 5x more land than my grandmother had, if not more. Your vision is wonderful and I hope it develops beautifully. If nothing else build out the tiny house, have someone living there that helps with the development of the land. The whole property is amazing. 👏🏻👏🏻👏🏻

    The fruit trees are in the plan, as well as grapes. We have some across the street that do well. I've got plenty of light and a separate well for a watering system if needed.

    Mimosas are in my blood (playing pretend as a kid, we would strip some leaves and put them in an old can and make "bean soup" around our pretend "cowboy campfire" 😆) ... always loved the cool of their shade and their pink blossoms... BUT... 4 decades later, living downwind from a neighboring neglected 3 acre patch of land full of mimosas, they have become my nemesis... my vegetable garden, every potted plant, and every raised bed is a constant battle against them... those suckers grow 6" tall overnight... I suspect if I sat still long enough, those things would sprout out of my ears 😆... Mimosas are the definition of "invasive species" to me now... it's a love/hate thing 😉.

    @@willclingon2445 The coolest Thing about what you said was the description of your outdoor playing, pretending stuff. I swear, kids don't seem to do that anymore. I was able to revisit my grandparents home, just before it was torn down. They had a tiny grove of mimosas in the backyard that I loved to climb. When I went back years later, I was amazed at how small they looked now.

    Those little cedars and other trees could be dug up and planted out in the yard to block the renters view of your area or or your view of them... Just a thought... I love trees what can i say... And its the time of year for transplanting... I like what you did with the tree triming!

    I love this house. It's small, but roomy. Great wooden floors and structure. Beautiful setting with tons of landscaping opportunities. It would be fun to paint and wallpaper the walls. Could become artsy-looking in a kind of "prairie-style" way. Dude, your heart is obviously in this house. This place is your Future. This place is your Family.     Enjoyed the video & love the beautiful land. My husband & I raised cattle. I don’t know if you’ve considered that or not. We made money off the calves when they grew & put on good weight & always kept one for our freezer. There is a lot of demand now for home raised beef. You could sell them to families on the hoof & they take it to butcher. I know you stay so busy already.

    a suggestion, sassafrass and sweet gum trees grow incredibly fast. and sassafrass deters ticks and fleas, plus yummy tea from the roots ant the dried leaves are file' , used as a thickener in gumbo.

    My last two tenants in my owner occupied 2 family have done varying degrees of damage but the one thing both have done is left me with bulky items to dispose of with the city. As they were both lower income tenants, also family relation by blood or marriage, they were not cooperatwive in many ways and did not follow rules and regs we gave them. Now my extra apartment is vacant and we're going to sell in this amazing seller market. We did not like being landlords, but for some, it is a real blessing. One thing we did learn the hard way is to NEVER RENT TO FAMILY OR FRIENDS, and always take at least $500 security deposit as they will cause more damage than just normal wear & tear. NO GOOD DEED GOES UNPUNISHED IN THE LANDLORD GAME

    Wacthing you looking at the trees made me remember something I had learned some time back. If you planted some black walnut, teak or mahogany and aggresively prune them for the first few years you could make money in the future from them.

    This is my favourite of all your houses and I too love Ranch style homes and the land and view is beautiful. Really the damage left is really not that bad considering and so much better than a lot of horror stories. Would love to see more of the tiny house!! Thanks for the update.

    Beautiful little house and a superb location. You obviously love the place so I'm surprised you don't live in it yourself? Maybe its not handy for schools and shopping etc but I think I'd be prepared to travel a bit to call that place home. Someone suggested a little ranch fence to separate your barns/buildings from the garden of the ranch house. It would make sense and not impinge too much on the views. If I lived there I'd be putting in a wood stove and some better bathroom/shower arrangements, the curtain at the window is a bit naff to be honest. But as a rental it's fair enough.

    I own my great grandpa's homeplace,lots of fruit trees,walnut trees,a natural spring, I can see myself moving there when I'm older. Getting your hands on land surrounding your own is always a plus,they ain't making any more land lol.

    It seems that the house is missing various shrubs, I'm sure you could come up with some easy to maintain type of greenery for the front of the house. The dog's toenails are the most likely culprit in relation to the scratched wood floors. A neutral beige colored carpet may reduce the wear and tear as with helping with the warmth during the winter months. The view is great and would hold a lot of great memories of being out in the country, nice.

    When you regrade back yard, also work on grade around house. It will also help with drainage. Maybe put rock around house out about 3 feet.

    I too love this style house, there is nothing like the layout of a full basement 50s-60s ranch house. So well built too. I don't think it looks dated at all, except for the paneling maybe. I am surprised you don't move into that one, it's got plenty of space for you to expand your Furniture mfg in the basement or the barn. All it really needs is a front porch and a deck out back. I probably would not have removed the bushes. I think they originally were supposed to mark a walk way up to the front door. PS: I dont think the renters did that much damage. The one design flaw 50-60s ranches sometimes have is there isn't decent a front foyer or landing area. In this area they needed tile, and a front closet and a separator to define the space. But as you say it is what it is. But I would so buy that house right now.

    I remember when you renovated the home. Gleaming hardwood floors. Beautiful property. Good idea about switching out the gutters. Move the Dish to the left side of carport. Hardwood easy fix. I would replace the kitchen floor only. Nothing major as damages. Perhaps put a little overhang to avoid water going into the low level. Nice country home in good shape. Charge 1,200 rent.

    At 16:19 you can see the sun lines up with the faded floor. Could be sun damage. It fades towards the top when the sun is shaded by the roof and starts right where the light shining through the window begins! Maybe it wasn't the husky or the movers.

    When concrete gets stained with oil or something else, get some cheap brake cleaner. First use some absorption stuff to get the most out and then really spray it with brake cleaner. Will get most of it out. Brake cleaner is great stuff. I use it so much I started showering in it. It’s cheap here in The Netherlands.

    Dude, I can't tell you how much you inspire me to give working on houses a second go. I failed in my early twenties when I bit off way more than I could chew and ended up running out of money. However, when I fulfill the terms of my current job contract in a few years, at which point I will be thirty-two, I plan to start over and give it another go. Keep up the good work and videos, mate!

    Another EXCELLENT video on some of the realities of rentals and ongoing maintenance and repairs. I’m in the Cleveland Ohio area and every house has gutters (or spouting) to send the rain away from the foundation and exterior walls. Thank you for showing the results of not having them.

I literally wrote that the tiny house would be a summer cottage when it would be finished by finnish standards and he even himself stated that he wanted to make an outdoor kitchen for it. Did you think I was saying he needs to build a cottage? His description of what he wants it to be is the definition of a summer cottage for me and most of my country men even if it would be from the low cost end of it. Not every summer cottage needs to be 5 star spa like you put it. They literally can be shacks in the forest without electricity. My family summer cottage is a log house that has never had electricity or running water. Summer cottage does not mean fancy mansion but they can be anything from shacks to fancy mansions. My grandparents summer cottage was literally the same size as his tiny house there.

    @@rockshot100 Lol sorry don't mean to laugh but the attempt of you writing finnish got me as I can't really tell what you tried to write but good effort man. I always like people trying to learn even some sentences of other languages and you most likely pronounce it better than you can write it as you yourself stated. Finnish is not the easiest language to write for even native speakers. I don't know his total financial situation but I see it he is doing fine. He has land, property and is fixing up houses to rent that makes him more money not to mention his carpentry products. Its smart to not invest too much on places he means to rent as they are rentals and don't need to perfect as himself said. Still as he stated the small house is on his land and is a side project he some point wants to finish but by his description most of the things he wants to make it to livable are more time consuming than money consuming and he just doesn't have the time to do it yet. The use of a word "literally" comes of the fact that I am finnish we use it quite commonly when we are referring to something we had written or reference something written. Its a quirk that I like to use when I speak my own language so its bleeds over when I use english I didn't even realize that I used it twice in the post as I usually try to not repeat it several times. I did not consider your post rude just that you misunderstood my post and that happens. What comes to traveling to US that might not be in the cards for a while as I don't really have any plans of traveling anywhere and in the current situation it would not be wise anyway to travel.

I only mention it because we have an extreme stupid bunch of people here that have been screaming for years that, "Trump is LITERALLY Hitler." That is NOT used properly. That would mean the he is ACTUALLY Hitler, which is not possible and does not make sense. Still we all have to listen to some stupid people saying that "Trump is LITERALLY Hitler" Like 30 times per day for years. Most people hate that word now, just because of this reason.
