The videos on this renovation has created more views, comments, likes, dislikes and general buzz than any other project I've shown so far. In this video I continue work on the back of the house. Specifically tearing out the floor....that's only a few minutes out of this long video, the rest is me running my mouth answer a lot of questions and reacting to comments I have read under these videos. I also just go over anything that pops into my mind. Enjoy.

    I don't mind doing it, they are not watching for no reason. Most are interested in doing something similar... sometimes it can be frustrating to see someone else doing what you want to do and on occasion people will criticize in ignorance. If my comments back to them or addressing them in videos like this helps them out of a negative state of mind it's worth it to me. Thanks for watching.

    Yeah never try to teach/educate anyone ever.. that is how this world will get better! Great attitude. You clearly have missed the whole reason many people start youtube channels. And I haven't even seen much of this guy but I can already tell he is here to show people a great way to keep on struggling through life while enjoy it.

    Ha, well not sure it's what you all have been asking for but I hope you enjoy it....kind of a lot of talking. My take on it is, there's plenty of info out there on how to build walls, plumbing, etc.....but not as much info that put's it into context. I'm hoping through just rambling about what I'm doing people are able to relate and experience the process. Thanks for watching.

    I prefer long videos too.. but dang, you didnt get started working until 11 minutes into the video. a lot of wasted time to me.. I think your viewers would like to see more work, less talk. just saying

    Homemade Home exactly its not many channel that I've came across that shows the ends and outs of flipping a house. They show the process but don't really show the work that goes into. So I think thats why people are requesting that you try and do longer videos with more work, so we can get a better idea of the process

    I understand completely. I bought an 11 rm Victorian and renovated *everything* ... myself! From the basement floor to the cupola to the two story carriage house --- I did it all. You are ALWAYS running into the unexpected surprises and frustrations but the exhilaration in the accomplishments and just plain satisfaction of knowing "Hey! I did that!" is awesome! We're brothers of different mothers!

    Having lived in rentals all my life I appreciate seeing someone make improvements with future tenants in mind. A lot of landlords keep slums basically and don't care what their tenants are living in. Whoever moves in can see what went into where they live and that you care about what kind of place they live in. Love the series. And for being an example for other landlords.

    Yes! I have lived in so many rental properties. Some were fine and others were just terrible. The last one had major plumbing problems to the point that after one shower everything would back up into the house. The landlord had a guy come out a couple of times to clean out the pipe outside but it always clogged right back up. I literally lived in a house without working plumbing and the landlord never acted like he cared. I love watching Homemade Home and I really appreciate his approach to being a landlord.

    While you have the floor ripped up, shake some of the salts down on the dirt to keep the nasty bugs out like termites, etc. It's something that builders do in high infestation areas. You're doing great. I enjoy your videos.

    You really put into perspective the amount of money my and I waste on iphones etc etc. He makes 100k a yr and we don't even have 4k in the bank or a house. It's ridiculous. Thank you for opening my eyes.

    Your right on, I was making $70000 a year and my daughter some $90000 a year and always wanted to have some money in the bank, my wife wanted me to retire but I did not see it possible then covid19 hit, left my job, we could not go shopping much anymore only for the basic necessities, guess what? We found out that we can live decently on $40000 per year, make this story short, we have some $30000.00 save up so far in 5 months. Sorry for my long comment. Be safe and God bless.

    @@robertorivera2747 I only have 16.2k saved now and I’m so blessed but I’ve made a huge change on priorities. I’m guessing I’m babe half that after Christmas lol but yes I’ve cut down on phone carriers etc and have 0 debt. Stuff like this opens your eyes. We bought a house too. My mortgage is outrageous but lesson learned there too lol maybe we will get a better deal next house.

    I prefer hearing what you are planning and thinking about the job. There are lots of videos that have the video montage of carrying wood, hammering and stuff but it is just filler and doesn't add any information to the project.

    I agree there is a lot of value in what he's saying and his perspective on tackling this job. He touched on some interesting topics and insights the first part of the video that may help other in doing this kind of work or even something else. He also has a good philosophy and approach to life it seems.

Here is a similar quote that I've liked for a long time: "Don't let the people who say it cannot be done interrupt the ones who are doing it." Even though I'm a bit older than you, I'm looking to change my lifestyle and work to something more hands-on like I did when I was a teenager. I'm learning a lot from watching. Thanks.     by the way this is my first house as well. and like you said I had to do wayyyyy too much to get this house. spent almost all my money. and now there is work I have to do on the house. so im in the first year of trying to fix it up. I plan to rent it out as well. In a very very booming city where rent is kinda expensive. Charlotte, NC. so this is all very good info for me starting out.

    Good deal, I hear you on talking.....it's the whole point of this series. There's already plenty of videos showing how everything is done, framing, plumbing, electric, etc.......people watch on youtube, hgtv, etc.....then are left wondering, How much did that cost? Where did they get there money? Is this all fake? Etc.... I want to show how a regular guy without a ton of money does it and how plans change and develop. Kind of a fly on the wall perspective. Glad you are enjoying them.

    You are a much younger me. I bought and rehabbed houses as a hobby and it has paid off well. I looked at it like my friends had boats and vacation cabins and other expensive toys while my money went into these houses. Years later they have all been paid off long ago and the income is great. Those boats and other toys my friends had are long gone. I can't judge the value of your property as you said because only you know the financial part of it. I love to watch your videos and I know you are enjoying it.

    Your house will probably be worth a lot more than $20k when you're done. Houses usually appreciate (depending on neighborhood). Cars and iPhones don't. “If you will live like no one else, later you can live like no one else.” [Dave Ramsey]

    I don't think you talk too much, and I think you have some really good ideas and a lot of talent...my ONLY complaint (and your videos are really good), is that you need to number these so that your videos at each place can be watched in sequence. Or...date them. The continuity of your endeavors is really important for those who are interested in this kind of activity. Teaching others is a precious gift. I'm glad that you are flexible when it comes to mean-spirited (or clueless) people with negative comments.

    I think I may have said this already, but they are all part of a play list that is listed in each videos description as well as the end of the video. When you click on the playlist they all play in order. I don't like numbering things because I think people tend to avoid those kinds of videos since they think they have to watch other videos to make sense of any one video. That's why I kind of introduce the project at the beginning of most videos. Thank you

    This is almost unbelievable to us in Australia. The cheapest house you can buy here is $75,000 - out in the middle of nowhere, falling down, unrentable. You'll be getting an incredible return on investment with your rental income! I bought your book on Kindle which is brief, sure, but well written and excellent advice, including a couple of gems I hadn't thought of. This is all great fun and I'm enjoying your videos! (BTW, your hair looks a million times better short!)

    Its funny, in the middle when you were tossing the floor boards out I was thinking "gee, would be nice if he had someone to do that kind of stuff so he could focus on the rest" and then you mentioned getting someone to do such. It's a lot of work, will be worth it to have another set of hands! Thank you for posting. Not my line of work but, I do find it interesting to see how it all evolves. Hope to have a home someday and even just having the understanding of what goes into a house and how it works is nice.     I found your channel a while back when you were doing the tiny house. Your talent and skills are so awesome, don't let the others get to you because while they're attacking you, you're out there making things happen and setting yourself up with a great secure financial future.     Seems like you have all of the skills to build an entire house... do you think you'd ever get into buying land and building simple houses such as the one you are renovating now?

    In a could go back in time/wish type world. I would probably buy and sell houses for the most part and by apartment buildings as rental instead of single family houses. With that said, I'm working toward that. I'm going to sell a few of my houses, maybe this one as well. Keep a few rentals for now and focus on buying, renovating and selling to build up money faster and try to buy an apartment building in the 20 units or so range. That would be one building pulling in the same rent as 20 houses.......kind of a no brainer. Doing the stuff I've done is still valid and it's been a great experience but I feel strongly I can do bigger stuff, which will in turn lead me to doing something bigger than that down the road. Everything is a progression. As for building houses, yes, I would like to do that as well. I just bought my first piece of land without a house on it last week. Thanks.

    A lot of being a creative person or any person doing your own thing is a lot of thinking. Most of the time the person who criticizing what they perceive as inaction is a person that isn't doing anything themselves. (Not a comment on your wife.) For example, I don't get up early and when I do wake up I normally sit in bed for a while: planning, writing, thinking, making phone calls, etc. I do some of my best work in the bed!

    I've been renovating a house as well, and I am SO GLAD to hear that I'm not the only one standing around with a dumb look on my face! haha!! There are so many times I just stand staring at different parts of the house just thinking. I'm sure it looks strange to others.

    You did not over pay you got a decent deal that is future capitol . Fix it up rent it it and let you money grow,far safer then stocks. This place is coming along nicely.

    I've watched several of your videos and really enjoy them! You mention that you look for deals like this but my question is "where". Are they foreclosures? Tax auctions? For sale by owner properties? I've been looking, but I'm not finding anything in the rural area we're interested in for less than $50k and then they would still need a rehab loan (unless you have that much cash, which we don't). I'm convinced that there are deals to be had, but how do you go about finding them?

    Hi Sarah, I end up with houses In a bunch of different ways, but all are from just getting out there looking hard and being very open minded about the variables of each situation. Most of my houses where purchased direct from the owners. In every circumstance the house was a problem for the owner for one reason or another, so me showing up solved a problem. Also, the houses Im buying for the most part would be difficult to get a bank to give a loan on, that's good and bad. It means you need to have cash (most of the time) but it also means the owner can't sell to just anyone. They need a cash buyer. I suggest saving $10K - $20K and buying one to fix up, finding them just takes time, then you have to be fairly aggressive with how you approach it. If you are scared to talk with people, make low offers and unwilling to walk away from a deal.....you probably won't get the price range I'm in. Just be patient but get started. Drive around looking for places, etc. Start talking with people, someone may know of something. The only way to do anything is taking the first step, which in this case getting some basic knowledge (which you are doing), then start looking for a place while all along saving up money. Most people can save big just by reducing their spending to a minimum. Life style changes can be temporary, the resulting benefits can last your lifetime. Good luck, feel free to ask questions.

    Warning: Landwatch can eat up almost as much time as youtube :) There can be a lot of Fixer-Uppers to be found. There are some really low budget places and some that have a date with a bulldozer. Some look like someone just took down the crime scene tape. I remember reading the disclosure on one that stated that "The property may or may not have residue from Methamphetamine production." :) Lots of good stuff there even for the entertainment value. Also, put a low price in Zillow and browse around.

    @David Kirtley; LOL! Yep. I have spent a LOT of time at landwatch and then at my local brokers' websites. I can do a lot of research about a house with the details, photos and pdf documents on the broker's site and know a lot about the property before I even drive by. Love the WWW for research and entertainment!

    Have a look at the comments......people ask for everything, like I said in the video I just make them how I make them. Some like them short, long, talking, no talking......in the end they will vary. Some will have only working, some mostly talking. It was the goal from the start to show progress as well as the thought process. There's a lot of videos just showing progress but don't talk about he behind the scenes stuff. With that said, I appreciate your comment and viewership. Thanks.

    Too many nails, lumber is too cheap to slow down. When any wood is especially nice that gets ripped out I use it in furniture or other home items, the rest ends up trash.....not everything can be kept and reused. Thanks.

    I'd aim for something better than what I'm doing. What you see me doing now, is something I'm working to improve, if it where 5 years ago and I could see the future, I'd do things a little different, you are just starting so you can use me as an example of what to do and what not to do. My advice is to not get mixed up with projects that are too big or in questionable areas. My first house sucked, awful location. I bought it just because it was cheap. I would have been way better off waiting, saving and buying something better. Real estate is great, but it takes a while for it to start throwing off that magic money, so you need to focus on your normal income too. I wish I would have focused on getting a high income first, then do real estate. Going forward, I'm trying to simplify things by not having to many houses waiting to be renovated. I currently have the one I'm working on, the farm house which is next, another one after that and prepping another to sell. To you that probably sounds cool, but it's not, it's too much to think about, insurances getting cancelled, building permits running up because you where not realistic about timing, storms tearing shingles off, and on and on. I'm going to get all my houses done, rented through a management company, get my income up, then start buying smarter. I'm also going to focus more on buying and selling along with doing wholesale deals. The wholesale deal I did while I was renovating this house made more than I paid for the $12k house and I had maybe 10-15 hours tied up in the deal total. THAT was magic money. Makes what I'm doing now look crazy if I over think it. God speed my friend!

    @@homemadehome5575 Thanks again for a well though out reply! The high income point is my main focus this year. We have a child on the way and I'd love to start pulling in much more consistent income. But like you've said, I'm running the balance act of avoiding an 8-5 job and pursuing entrepreneurship. I don't want to be tied to a desk, but man, the consistency of salary and benefits always look tasty. Yet, I would have ZERO time to do ANYTHING extra if I wanted to be a good husband and father once I'm home from work and the real estate itch would be much more difficult to scratch. I most certainly am learning from what you say NOT to do as well. I'm not good with too many irons in the fire, so mine would be to establish my own businesses, eradicate debt (student loans), and then slowly find that up and coming neighborhood and invest in a house to renovate OR be the guy that finds them and wholesales them. Can't wait to read your take on wholesaling. Get that book out quick and I'll be buying! Also, my new favorite term is "magic money". Writing that one down!
