Drywall continues in the renovation of this income generating investment property...also known as a rental house. Everything is hung except for the bathroom. In the next video, taping and mudding begins, which is the least fun part of gutting a house. This video is mostly rambling about some thoughts, not for everyone, but exactly what some need.     Actually, the first version I ever saw was in LOOK magazine in 1957 attributed to Walter Slezak. But then, I'm probably a bit older than most here.

    My wife and I bought a house for $6000 at an auction. It was a simple 2 bedroom shotgun style house, built in 1900. It was clean, had appliances and so on, but needed some tlc. We bought it, did some work to it and rented it out for $400 a month. Taking your advice, we used that income to pick up a 3 bedroom 2 bath doublewide on it`s own lot with a 2 bay commercial garage next door. We have a payment on that purchase, but the $400 a month house pays our payment on that, we then use that income for both rented properties, the garage at $600 and the house at $500 and we profit about $550 a month and are using that to save for a new house to buy outright. We stumbled on a 5 property deal for $10,000 but 2 of those houses are tear downs, they are really rough. so we have 3 good properties and 2 of those are duplexes, so we can potentially net $400 and $400 each duplex, plus the 3rd one of that group can rent at $450-$500 a month once renovated. The city will give us a huge credit for the tear downs, as they are in a clean the city up program to do away with condemned homes. We have done all this based on your book and videos, you have a good head on your shoulders for this business, it works, I can attest to it.

    lewis palmer - where on earth do you live that rents are that cheap? I'm in the northesst and apartments in literal drug hoods are $750 to $800. Small houses in the burbs are $1,000. My sister just rented an old house in a nicer town, the house is ugly and outdated. It's $1,500 a month and she has to pay all utilities. I just can't fathom rents being so cheap.

    Hay keep doing what you do, I started off with a very run down house but after I had renovated it I sold it and bought 2 rundown houses, that gave me the ability to do both of them up so I had 1 to live in and another to rent out. your drywall looks a hell of a lot better than mine when I started and I haven't seen anything that I would not have done myself. I have watched your progress as now at 67 I don't go renovating any more but I live in a nice house that is all mine and my son has his own 5 bedroom house that I paid for and he now is renovating his 3rd house and building a life for him and his girlfriend. My only wish is that he would hurry up and give me some grand kids, but all in all I can look back and enjoy what I accomplished in my lifetime.

    @Homemade Home I Know you said comments don't bother you one way or another but I just wanted to let you know that after watching all your vids I decided to turn my upstairs living room into a 4th bedroom and by that I mean, ripping up carpet and framing a big closet and adding a few walls and a door and drywalling and mudding and painting and I messed up a bunch (especially the mudding of the drywall) but I now have a 4th bedroom and im quite proud of it. Your vids helped me alot. thanks for all you do and upload.

    I'm renovating a cheap mobile home myself. You are slightly ahead of me with almost all the sheetrock installed. You are right; motivation, focus, and just starting a task is the hardest part. So many easy distractions. I spend way too much time online, but I did stop watching TV about 7 years ago. I realized I wasn't missing anything.

    You're doing it right. Your rental property income pays your bills. Your primary personal income goes towards your investment. So, even if your personal income goes dry, your rental properties still pay your bills. And so long as you're eating regular and all your bills are paid, SO WHAT?

    Good advice! I finished our basement and was getting to caught up in what was not perfect. My Dad gave me similiar advice and once we moved in the furniture, etc it all looked great and we love the space. Glad that I accomplished that and it makes me feel like I can tackle more home projects/repairs.

    Gaps in drywall is no problem. Mudding with durabond or Sheetrock 90 will cover everything and the finished product will be amazing. You are doing a superb job. Happy New Year
