IT IS ORDERED!!!! Thank you! My home has had attempted breakins by my neighbors who think its cool to climb fences and ring doorbells all night and basically be total idiots to an old woman. I am old. Yes. But am also ARMY retired MP and showed them the last time I am done with this. Police came and took care of it and have had no problem since...but the angst and not actually “fear” so much as always worrying. The last time they tried to break in my garage to see whats in there the police got pissed even, and before that broke three of my windows within two weeks of moving here, so my trust in them to have any brains whatsoever is kinda non existent at this moment. But have to admit...the red dot on one of the idiots chest let them know i will defend what is mine. They ran home screaming to Momma and thats when my cop buddies paid them another visit. I like to sit out on my deck at midnight...never heard or seen those kids again. 😇 As my Daddy used to say...”Sometimes...you got to ‘xplain it to ‘em”. Thank you again for the discount! Only way could of done this on what I make on my SS benefits.....$303.30 a month. HOORAH and again..HUGE THANK YOU SIR!! ❤️

Much of this house was literally falling apart. To rebuild almost everything 99% by yourself, with cash, in 2 years, is a pretty good timeline.

Best Ad for Simply Safe I've ever seen!! Thanks Simply Safe for the sponsorship. I just bought a system for my Office.

We had a bad news/good news situation on one of our rental units that went vacant at the beginning of October. First, no rent. Second, tenants tore it up, and being a "seasoned citizen", I can't do the work that you do. But I can do some of, so I was able to shave about $2K off of a $6K estimate from a contractor for about $350 in materials and a few days to clean up and install stuff like blinds that had been destroyed, mirrors that have been broken, towel racks that had been ripped from the wall, toilet paper holders that had been ripped from the wall, repairing cabinet doors that seemed as though the kids must have been using them as swings. But the good news is that we got everything repaired, the interior repainted (did I forget to mention the kids had used crayons to draw on essentially every wall in the house?) and we have a lease that commences on the 14th of this month, so we only lost a month and a half of rental income. We use a management company that will dun the former tenants for the excessive damage to the house, but realistically, we probably won't be able to collect anything beyond the initial damage deposit of $750 that we will obviously not be refunding. Anyway, thumb is up, and despite the occasional setbacks, my wife and I still like the passive income from currently 3 single family units and partial ownership of a couple of apartments via two LLCs.

After adding all the nailer boards around the stair well opening, I’m curious if you’re going to be putting a banister rail along the stairs instead of a wall closing it in? This would open it up, making it more light with the stairwell window, cross breezes, and easy on the eyes. I also, like the stove on an angle... great suggestion and as always, good on you doing your research and figuring it all out! As always... love your sense of humor... the simply safe video had me laughing...but also, was a clever and fun way to sell a product. May as well have fun with the job!

Hi. Loving the progress you are making by concentrating on one room at a time. By my reckoning, you have more five or six more spaces to go, front porch, side porch, main basement room, two smaller basement rooms, bathroom & kitchen, cabinetry and appliances. At an average of one space a week you are probably looking at getting someone in to do drywall in early January (I remind you, you asked us when you did the drywall on the $12,000 house to remind you that you are not going to do drywall again. Add on a week for flooring and a week for sundries and Good Luck you will have tenants by February. Keep up the good work.

Just a thought about the stove at a 45° angle. Its a great idea and I'm sure you'll make it look great, but please put an overhead vent to the outside above it. Should be easy with two outside walls to choose from. It doesn't have to be fancy just functional. Even with windows close by the vent will help keep the grease in the air down much better. Just a thought as someone who likes to cook. Also, did you decide on the bathroom window situation?

corner stove is a great idea! Then if you put a hood above it or a microwave, it basically has a stack to vent out of the back. Or don't frame that in and put little storage racks for people to put spatulas or cooking utensils on?

yes, many only remodel a room at a time and rarely to the point that we do (You and I share the same income scheme). I always love when the drywall is hung as it hides all the "mess" insides the wall. But then I have to start seam filling...
