You are far better off to buy already constructed, preferably older homes. A new house is not like a new car, all shiny and clean. Most new houses are nothing but trouble, and are not any nicer than older homes. And they are probably on smaller lots packed close together, like the ones shown in the video.

I have worked for this guy before and I always got paid. I will say the reason for that is I didn't really give him any room to move. The first time I worked for him I told him I didn't trust builders and that he was on a short leash.I also told him point blank IF I DON'T GET PAID MY EMPLOYEES DON'T GET PAID AND I WILL TELL THEM WHO TO COME LOOKING FOR!! Once he got a look at my guys on the job he understood.I think that is what kept him from screwing around. I will say that as far as my side of the job I don't think he knew what he was doing!! There was a lot of money and time spent cleaning up his messes.

It’s sad to see, but not uncommon.Worked for a company that did this for years. Eventually going bankrupt, leaving sub trades and creditors without their $220,000,000.00. I got burned for around $3000.00. Which is nothing compared to some of the trades.

You can tell a lot about a person by the flashiness of thier car or truck. Esposito has a Ram , so we know he’s not good with money, but it’s the most expensive ram truck they make so we know he’s really Really not good with money. That would have been a huge red flag for me, but I pay attention to these things.

He probably got a credit line for a few hundred grand or more because he showed the construction loans for his projects, then he pocketed the money to live off of, didn't pay and the lumber company files liens. Should people not be criminals? yes, but that's not how the world works. These people could have done their homework on this guy and learned about his past fuck ups, or they could have managed their money better and not given this guy a blank check for as much of it as he wanted without delivering it in stages.

He probably signed off work never completed,sub contractors were never paid for work completed.Usally the bank inspects before drawls are released.Not just the homeowners got screwed but contractors never got there money.

I would follow him until I get straight answer. Imagine working hard saving for a home for several years and having this scam artist swipe all your money and have a lumber company put a lien on your home. If this guy messes with the wrong person... they might settle out of court... with a very informal manner. Another issue is why would the funds be disbursed to the construction company. They are suppose to release the funds in draw to protect the consumer. This is the common practice for Canada. This reflects poorly on the state because there are no safeguards. These are only the several who came forward. Keep it up Rob

Shea homes did a similar thing with me. They didn't pay the plumber company and i got a lien on my property of 26k. House was already built when i was served on my porch. I couldn't sell my place for 1 year until the settle the debt with the plumbing company and there were 6 neighbors with the same issue. I would never buy an empty lot ever in my life.

Paul's truck is a better home than the houses he was supposed to complete.

I worked for Viceroy Homes,who was located in Port Hope Ontario Canada. I was at the factory in Richmond B.C. I worked there for 5 years, long story short I was so glad I got fired from there because they eventually went bankrupt. All the employees lost everything and the owners really didn't care. Bottom line is there are lots of these bad builders out there,so just be careful.

The whole deal seems really odd. I grew up in my father’s home building business. As the builder he took temporary ownership of the property and took out any construction loans needed during the building process. He had a contract with the buyers that would require them to pay the entire cost of the home to him (from their mortgage) at closing, which covered the costs for the land, materials and labor plus a reasonable markup. I have never heard of a deal where the buyers took the construction loan and gave the builder access to the funds. If a builder ever wants the deal structured the way this conman made it, run fas and far away from that!

Banks would never let the construction loan work like that. They are progress payments. When foundation is done, bank comes out and approves then releases funds, framing done they inspect and release funds...No idea what everyone here is talking about.

@@MrRafboy yes for sure. Strange rules and procedures in that area. Here it cannot happen. If a home is unfinished the developer steps in and has it completed.. banks only release progress funds after they inspect each phase. Interesting problem here which seems to require new regulations.

@@ouimetco correct. But there's also auto-construction in Quebec. Where the homeowner takes out that type of loan and manages the 💰. Which what I think happened here. Nonetheless it ruins lives. Esposito should call all the owners and Make it right the Mike Holmes way!

I saw a comment from someone saying they would love to see you look into Eugene Harrington, my contractor for the store I crowdfunded the construction of. I'd love to see that too. This makes me feel very sad and depressed for the homeowners, but also confused as to how individuals like this have seemingly nothing to fear from current law. I think it is sad that the legal system is set up in a way where it costs as much in legal fees to handle things like this as you hope to gain back from the individual who wronged you. that seems to be the recurring theme in all of these stories when I dig into them.

He's connected and felt 'disrespected'. That area is teeming with Italians that will threaten to break your kneecaps if you ask them to pay for a bill or do work as was agreed. Trouble is, all the local judges are Italian too. Shelby and Clinton Township are rife with corruption and organized crime. Ask the FBI, they charged and convicted the elected officials over there, for taking MAFIA bribes.

as a retired contractor, i want to take this guy to one of his building sites and let his customers have at him....

He swears on his children, but he has none and he never has.

There’s some “friendly” guys waiting for him in prison.

Normally the builder takes control of the site so anything related to the build is thier responsibility seems like a lack of consumer protection. Wild West in the US.

The having it sorted in a couple of days because he'll be filing for bankruptcy or insolvency again. That's why he wants to delay...
