House Hunting in California. What does $1.5 million get you.

Ғылым және технология

I'm still in the market for buying a house in California. Prices are coming down but inventory is still low. First house is in Northridge 5 minutes away from work and the second house is in Granada Hills mountains 10 minutes away.

Love your approach. No way are these houses worth the price. We have the same bs going on over here in Berlin. Like a 1 room flat of 375 square feet in a modern area costs, keep seated, 500.000€ and 400k for flats in the outskirts. And people, mostly rich non locals pay that- to live in this fancy, bs city and pump real estate prices beyond moronic levels.

Unbelievable". 😂 But yeah... Welcome to the struggle. Same here in Europe, INSANE prices. They just look for excuses for raising the price.... The house is right in front of a train track = you got quick acess to public transportation = pay me more. The house is 40 years old, old lighting, old decoration = gives you cozy feeling = pay me more. The first house at least had a pool 😅 Not much of one but still....

Prices sure have gotten out if hand from what was $60k when I moved out in the 70's. I simply can't understand what people are thinking to spend that kind of money. I guess the expectation that it will still increase in value.

The "grass" area in the back yard is terrible looking. The "plaster" as you called it is actually grout or mortar. The white expansion caulking that is cracking is as I said before, dig it out, put in rope spacers or backer rod and use new Vulkem. The cracking of it shows you just how much the pool expands and contracts against the concrete area. Second "Pink house" looks very good. Seems well taken care of and it has a lot of character. But, you have to like their style and architecture. Seems pretty maintenance friendly. I'd have or get someone in the HOA to give me a recent survey to check on the stability of the hillside for potential hill landslide problems. Looking at the bald hills above, I would worry that there is not enough vegetation to hold onto the earth to keep it from sliding. Also, what would it cost in home insurance for that potential problem? I LOVE your precious daughter's honesty!

That's true many places but remember assessed value and taxable values often have nothing to do with prices the houses will or could sell for. And if it does sell, then that may trigger a reassessment based on the sale price and result in higher taxes.

Since we moved in it has gone up $400,000k but $100,000 less than this asking price. It's not even close which home is nicer. I feel very bad for you. I'm in Florida. Consider moving to here or Texas. You are mail in you can work any where. Get the hell out! Pre pandemic down here that house at most would have been $5-600,000 plus needs another $200,000 to make it current. The prices there are insane but someone will buy it for sure.
