Home Prices to DROP 20%, Says Oracle of Wall St

Meredith Whitney, deemed the “Oracle of Wall Street” for successfully calling the financial crisis, says home prices will fall 20% and not for the reasons you think. In fact, she’s blaming a crisis of young American men for this downfall. If she is correct, home values will be in jeopardy for many years to come causing one of the biggest corrections since the housing market crash of 2008. So today we’ll go through Whitney’s theory and see if the other industry experts agree with her. We’ll take a look at an article by Alena Botros for Fortune titled, “The ‘growing crisis of the young American male’ could send home prices falling for years or even decades, says the ‘Oracle of Wall Street’” and break it all down.

    What will they do with them? Rent them out? To whom? For a reasonable return on investment, they'll have to charge huge rents, which young people will not be able to afford.

    Great subject! This has been a gut feeling of mine ever since I have been seeing the dramatic increase in home valuations over the past decade and income stagnation, the corporate head chopping, the recent interest rate hikes and overall student debt hobbling a sector of the population most in need. I am in the tail end of the BB generation and wonder about the "great die off" and potential of it eventually affecting future real estate pricing. As far as I can see this situation has become entirely upside down. I don't trust the financiers positive outlook for the future, after having gone through the "Great Recession" and the positivity in the markets leading up to it. Ever since the Dot Com bubble it has been just on thing after another; yet the usual business indicators seem to paint a rosy picture of the state of corporate America while the population at large are chasing pig and chickens.

    It depends on how successful the institutional investors who drove the prices UP will be with those purchases. I sold my old home and bought my new home at very inflated prices, so I sort of got in through the cracks, but if I didn't already own a home before 2022, the inflated prices would've kept me out of the market for another 5 or 10 years. Even though I profit by increasing prices, should I choose to sell, my property taxes are a lot higher than they otherwise would be, so it costs me more to keep my current home than it would without the inflation. Personally, I hope the institutional investors like Blackrock lose their asses.

    Interesting theory. But singles are buying homes these days, and "household formation" isn't a prerequisite (I know this from firsthand experience btw). But I agree it is more difficult to buy a home as a single... especially if you're a layabout living in your parents' basement. I just think there's an element of moralizing and shaming with that theory. Lower prices depend on home construction, not Bob in the basement playing Halo. And Boomers aren't selling, at least not en masse. Bob will likely inherit that house. Home construction has been low for years, that's the real issue.

    Not enough supply for them to drop! Maybe in certain areas, but not everywhere. Also, you would need the rates to stay high permanently for people to not buy and for home prices to fall. But there’s a lot of money out there that’s willing to pay the big prices so they will stay high.

    Where is the information about younger, single women who have more discretionary income than ever before? Why is this only focusing on what "males" are doing? Last time I checked, single women also buy homes...
