Yep. Love to see our people rise above that living check to check mentality and thinking that they're supposed to be in debt with bad credit.
I have a 2nd property, and I am going to sell because I had family members get burned badly during covid with trying to evict folks who refused to pay even though they still had jobs.
Rent it out, but be EXTREMELY careful to whom you rent. Definitely, don't do Section 8.

I’m renting out my space and my rules are pretty tight. I am considering age (just for clarity: this is not a determining fact for approval or denial), credit score, length of lease, we will be conducting about 2-3 walk throughs throughout that year, no animals,no smoking etc.

I know several people that have Section 8 vouchers that do not fit the perceived stereotype AND their landlords were getting paid during Covid 😉

I don’t think the guest speaker was serious. I think he just hopped on to brag that he only owed 3K and that he’s in some sort of governmental office position. Why would anyone think that it’d be a good idea to hold 3K debt. 3K debt on a home is practically a paid off home

Or put it in a whole life insurance policy that never drops in value and will allow you to pay yourself compound interest should you need to borrow from it and put that whole life insurance policy in a trust. This is what The Rockefeller’s and The Rothschild’s did

That market has slowed up a bit for traveling nurses…but it could pick back up. After speaking to my realtor here in GA and in TX it would be best to do 12-15 month leases in this season. But that market can always pick back up so it’s great to get the information about it. They will let me know when that market is hot again.

@@KFontLab those leases are for those nurses that stay for those long periods. I recommend the shorter periods because depending on the area there will always be nurses and doctors coming in. Doing a 12-15 month lease with one company I would assume will not be beneficial if they don't have anyone coming. Generally speaking you utilize the space on a first come first serve basis. A lease will not let you have open occupancy in rotation. *Correct me if I'm wrong tho*
