    As an older retired lady myself I have a couple suggestions. First do not become a first time landlord at your age. Being a landlord is a major hassle and tenants look at older people as someone they can take advantage of, especially an older woman. Second thought, do not rent, buy. I’ve been renting the past 10 years, every year my rents have increased and as an older lady myself renting feels more unstable every year, if something happened and the landlord asked me to leave it would be a problem. So I’m in the process of buying a house myself. Thirdly, a 5 bedroom house is a lot to clean and take care of. Personally, I would sell the house, pay cash for something smaller. As a retired person I don’t have to be concerned about the job situation in the area I would move to, so I’m buying in a small city/ large town where the economy is more reasonable and housing prices are less. Lastly, invest as much money as you can so that you will have some money that is generating investment income for retirement. Good luck nice lady, wishing you the best.

    I lost over $80k when everything started to tank. Not because I was in an exchange that went belly up. I was just stupid to hold and because that's what everyone said. I'm still responsible. It just taught me to be a better investor now that I understand more of what could go wrong.     In California, 2 of my sons are paying higher rent than my mortgage on my house. The 1 who’s renting the 1 bedroom is paying $2600 a month. The other son is paying $3589 for a 2 bedroom apartment. I bought my house on a lot that’s 9200 square feet with 3 bedrooms for $155K 22 years ago. Investor have been calling for years trying to buy this land in LA. I’ve been offered $700K -$710k for this. Who do you think is winning? The renters or the person who bought what she could afford.

    Renting a room in your house in Cali can get you $750 from the county for the room per month. If not through the county then you can those military veterans organization to pay $2880/month for a 2 bedroom.

    Going thru the same thought process. My home is paid for, split level; no car payments. My main thought is that I’ll have to pay to stay somewhere. With the cost of homes… I’ve decided to stay put and make accommodations

    I’ll just live downstairs. The dining room will be my new bedroom lol for $700 no ma’am no ham, who moving, not me lol. But I understand a 5 bedroom is a lot definitely a good move to downsize. A lot of older people sell their home after the kids are moved out and get something more fitting for their current lifestyle.

    If she can walk away with the 225k in equity, I guess. I know in my area, I can't find anything, not even a townhouse, for less than $300k. If she can stay in that range, she will pay $75k, which is what she owes now. I guess that scenario makes sense. Comes down to where she lives & how far her money goes. I definitely would not want to take a higher mortgage.

    I would keep the house and rent it out for the $1700 and pay the monthly payment of $700 and save the $1000 for at least 2 years. I’d get a senior apartment and save the money from the ship traveling and put a down payment from that on a smaller house after about 2 years. Then I’d begin dumping that $1700/month into the house until it’s paid in full. That would be in about 7 years maximum. She would be 70 with a paid off house, A New house for herself with fewer rooms, and a fully maxed out Social Security check going into her bank account monthly. Or, I’d rent out rooms in that house for $300-$400 a month for $1500-$2000 a Month. I’d still move out to get a senior apartment. That house could be paid off in 7 years. Then she’d have passive income along with her income and a social security check. She could leave both to her family when she transitions!! Either way I’d like to hear from her in about 5 years.

    Man, this is tough. With the market & interest rates today I would love to see what she decided. If she sells her home I would try to get something that she could buy with no mortgage. I wonder what state is she in. But, a five bedroom/ two level is too much for a single mature person. I’d definitely not want to be a renter.

    its a lot to consider, with her being older and having to walk up and downstairs. This is another good real life scenario that many retirees or upcoming retirees have to face. Hopefully Millennials and Gen Xers learn from these examples. with that said, if she had a property mgmt company that would alleviate some of the stress of managing herself. it is a housing shortage, so she absolutely would be able to rent it. A lot to consider. Good share.

    Wow, she is already in retirement. Maybe she could install outside stairs to go up to the upper level and if there is a bathroom up there she can rent it out and she can live in the bottom.

    I made the mistake of buying a raised ranch in 2021 as a retiree. My interest rate is 2.25 at 15 years fixed. I have arthritis so navigating the stairs is difficult at times. I can't sell because interest rates are high now. I am stuck.

    Stairs keep you youthful and healthy. At her age, mobility should be her top priority! I would not sell my home, especially at her age. I would make it my business to walk my stairs at least 10 times per day.

    Do not sell your house. Do not get a new mortgage at 63. Trust me, you will regret it. I understand the stairs but you are still young and it looks like you work out. You will be fine.
