True. No one in the galaxy is seeing anything in Real Time. It's all in the past from every POV (point of view). Even our own sun is 8 minutes ago.

What makes scietists believe that chemistry works the same way on all planets? On different planets with totally different environment, same gases or liquids could be result of another non-biological event. For example, how can it be proved that existance of water on other planets would also result in creating life there like it did on earth.

We might find some sign of a living organism but then WHY not an entire eco system?This would say that organism may have arrived perhaps via a comet but then from where?

We might not be to far off from technology that will get us there. It will take a combo of technologys. First will be the ability with neurolink to upload your entire self to a hard drive. Then we need a technology that can print a new human body and upload yourself to the new body at the final destination. So you could send a spaceship with mostly self repairing hard drives with just data and a machine to print humans and customize them to explore the new planet. If the journey takes 3 million years so what your stuck on a hard drive.

So, if the telescope only sees into the past, not the present, and there was life that long ago, does that mean it has evolved possibly an advanced civilization

No, unfortunately. 124 Light years is a long distance but the visual delay is only 124 years (the time it took the light to travel to us). So no, we are seeing it practically as it is. BTW, your eyes also see only the past, albeit a very very recent past. ;)
