I wouldn't be the salesman I am today without you! Thanks Adam. In the field I have come across two objections that I dont think you've covered and I handled poorly I/my wife/neighbor is an insurance agent How does my roof have damage and my car doesn't?

  • @TheRoofStrategist

Hey Brandon! Thanks for the kind words my dude. Super pumped to support you! Regarding the 2 objections you're facing: "I/my wife/neighbor is an insurance agent" -- Can you help me clarify what the issue is? An agent sells insurance. They aren't experts in roofing. Most don't even know enough about how the loss process works. What are they saying after this that keeps them from taking action? Your answer will help me help you:) "How does my roof have damage and my car doesn't?" -- Well Mr. Homeowner. That's a great question. I would be wondering the same thing. If you can't see it on your car then how would your roof be damaged. Here's why. Imagine your roof shingles like an apple or a peach. They can bruise when impacted. Sometimes you dont even see the bruise. You only notice it when you bite into the fruit. The metal on your car is a thicker gauge steel, whereas your roof shingles are mores susceptible to strikes. Plus, when your roof shingles are impacted, the granules are driven into the matting and become loose. With rain, snow, and/or temperature swings, those granules begin to shed off the shingle. You may see them coming out of your downspouts after heavy rains. This leaves bare spots on your shingles that are exposed to the UV light of the sun. The result? Your shingles begin to "dry" from the inside out. As a result, the lifespan of your roof is compromised. What you expected should last 30 years may only last 25, 20, or even 15 years depending on the severity of damage. I can't tell you whether or not your roof is damaged without looking at it. I will conduct a free inspection with a photo and video report. Then I'll show you what I find so you can be the judge. Do you have any objection if I hop up right now for your free inspection?

@@TheRoofStrategist I've heard people say that their neighbor is an insurance agent and if they're not doing their roof, I dont see the need for me to do it. Then when they say that they're an insurance agent, they almost always follow up with there wasnt big enough hail or any hail at all

@@BrandonMillerRaps Aaaah that helps. Sounds like this objection really means, "My roof is fine." I cover that here: kzread.info/dash/bejne/aZdnypuvd5OZg84.html This is all about establishing the NEED. Educating them (like I showed you in my previous reply) that their roof could in fact be damaged. Also important to note that roof slope, slope direction, shingle type, and age play a huge role. I've been on a smashed 3tab and the neighbors new dimensional was fine. Hope this helps!

Good tips. I am going through one of these now, only it is not a residential sale, it is an assisted living facility here in NoCo. The director is my contact and the owners want 3 estimates. The facility got hail damage last July and it looks like they had prior damage also. I am new pretty much to roofing sales and this makes me nervous that they are going to get two more estimates no matter what.

Congrats on the massive lead Rob! That’s a huge win no matter what the outcome is. My best advice - ask what they are looking for in an estimate. And their criteria for choosing a contractor. Then prepare it and ask when you can sit down with them to review it. From there - if they won’t let you get in person, ask to meet them so you can review all 3 estimates side by side.

I am working with the Executive Director and she reports to the owners, which I think are not close by. We final got the report from the adjuster and it is pretty accurate it seems. Sorry bud , insurance didn’t not pay for any interior damage . I’d be happy to give you an estimate. Them wanting interior work done with roofing claim money . Is like me going to my dentist and then asking him to take a look at my swollen foot after him working on my teeth . Then there is always supplements . If you don’t mind tying up your (float) cash flow . I’d rather get the 12,000 depreciation check versus waiting on the carriers supplement desk to respond to my 200$ screens . supplement.

You're teaching everything right.. do you have further information for your students once they land the job. I have the same way in thinking about it. I'm the doctor/professional so I diagnose the issue and write the prescription to bring the property to better than prestorm conditions. I don't give estimates I give professional replacement cost value appraisals. I like your sales strategy but you're settlement with the insurance company doesn't hold if you're not able to prove and defend the line items that you're recommending. That's what it comes down to. Just a question... do you have videos on professional exactimate examples in you're program and how these line items will stick

Sorry but I completely disagree. You yourself know there are good contractors out there and bad contractors. When I get multiple estimates I'm looking for information on the different roofing systems, to see if I trust you, and while I know I won't get money back I have had companies offer to upgrade shingles and throw inroofing a shed to get the deal done while others were not.

You see this is what Insurance does to people: it makes them greedy crapitalists. You guys should have the same price & offer estimates that can stand alone based strictly upon scope-of-job & ACTUAL line-item listed out-of-pocket consumer expenses. But when that magical word “insurance claim” is spoken? you guys close-ranks & morph into the incredible bulk when it comes to pricing. All of a sudden with “insurance”? Everything becomes inflated & overly fluffed up in price!!.
