Finding Our New Apartment in Portugal | HERE'S HOW WE DID IT IN UNDER ONE WEEK

Josh and Kalie arrive back to Porto at the end of their 90 day content creation project around and about Portugal. They have 1 week left in a hotel before they need to move into their new place and get their stuff out of storage. The clock is ticking and it's time to see some apartments and pick a place.
This video picks up on the streets of downtown Porto as they leave the Ibis Centro Mercado Bolhão and furiously walk the city from apartment viewing to apartment viewing. We discuss what's happening in the market and our personal needs. We show you the apartments we saw, giving you the prices, general locations in the city, and the breakdown of how we felt about each one.

    We took your advice about getting a dryer before rainy season starts and we're glad we did. It doesn't require venting and has a built in water container - think of a lint trap, only for water. We had a few rainy overcast days and definitely could feel the dampness...plus fresh laundry right out of the dryer is a special warm feeling on its own. Congratulations (Parabens) on your new place. I look forward to seeing your search for purchase.

    Hey guys! Congrats on finding a place that works so quickly. We’d been in our AL rental since May and wanted to find a long-term place. Like you, we wanted to approach landlords directly instead of going through tourist housing. It seemed like so many places were either over-priced or not really great. It was a disappointing reality. We decided to search in both Braga and Lisbon, and ended up finding a place we love in Lisbon. I think it came down to simply more inventory. There are definitely deals to be had out there, and turns out everything in Lisbon isn’t more expensive than Porto. Thanks for showing your search. A little bummed that we would’ve been neighbors as the apartment you chose is right around the corner from our apartment in Porto. ❤️

    It's crazy that you guys ended up picking the exact place I went see just a few weeks ago!! It's a great location and the flat is well sized for the price, so I can't quite remember why I didn't go for it, probably because of the small kitchen and lack of washing machine (the owner didn't offer me to buy one)... but I'm glad my decision not to rent it in the end contributed to yours in the slightest 😄 Congrats on your new place, I hope you enjoy it for as long as you want to stay, and definitely keep us up to date on the rental market in Porto whenever you guys are back to the hunting!

    That orange car is an Aixam - Portuguese call them mata velhos - bc old people drive them and they have a max speed of 30 mph so other cars come up fast and sometimes don’t stop. It’s a Vespa with a roof. That’s the sound you hear. A motorcycle engine in a frame. You don’t need a license to drive it. I’ve seen in Italy and France age 14 you can drive them. But each place has its own rules.

    Congratulats for your new place. I hurried to look at "Rua de Gonçalo Cristóvão, Porto" in Streetview. At the end of the video I heard Kalie say that with the build in heater we´ll get through the winter. Porto has good internet, thats essential for you. And the appartment is brand new, another plus, windows seem to be good. I saw in other videos ppl using gas bottles for heating, I used them. Stay away, it´s a mess and very unsafe. Is there another heating than electricity in Portugal?

    Hi Kailie and Josh. So, saw the first 2 houses, and i was what... those owners really pushed the bar high to another world... pluto maybe? Those house where not even prepared to be livable. 3rd house seem betterish, i think those heaters are electric... however nice house makeover you did, switching the bedrooms... creating new spaces. 4th house, i used to live near there actualy that lidl and small park where the place to go during the dark covid year... the bonfim area is cool to live, interesting stores, restaurants and good vibe... however is quite moisty in the winter, is like a micro-climate XD. Well, felicidades on finding your winter apartment.

    Those heaters can have really complex UI. But once you figure it out you can schedule them to come on during evening and off around 6am for the most efficient us of energy.

    We might try that when the time comes. Hopefully with us being south facing, we'll get some solar heating during the day to warm the apartment and then we'll see how insulated the place is. 😊Thanks for the idea. - Josh & Kalie

    I'm glad you chose apt number 3. I think I would have grabbed it although air conditioning is very important to me. Is a/c really hard to find? Could you tell us where the apt was originally listed? Also, in your recent live video chat, someone in PT mentioned neighborhoods such as Lavra, Rio Tinto, Moreira, Maia, Perafita that are within 30 minutes by metro from downtown Porto where the rents are more reasonable. I would love it if you could cover these neighborhoods in future videos. Thanks so much again. You guys are awesome!

    Oh my gosh...I am so glad you found and picked number 3!! The others were so dated I could never live in any of the others!! Once again I feel so lucky...I am so thankful for my small (totally agree Josh, less to clean) IKEA furnished apt...Air/heat, large terrace and full kitchen with gas stove, oven and dishwasher (no Josh here) are more important than size (guests go to the apt/hotel across the street so that's good😁)! Availability has gone down and price up here too in Lisboa and luckily we only stayed in a hotel for a week!! Lastly, you do know that you can sign a 1 year lease, but get out with a 3 month notice, right?!? So that's another way to work it out!! Great video!!

    Thanks, Tamara. Sorry you don't have a Josh. Yes, there's the 1/3 law here that applies here, but we do try our best to always honor contracts when we make an agreement with people. That's just how we roll. We would break a lease if something was wrong with a place and the landlord wouldn't do anything about it. We are glad there's that law to protect renters though.     Lol...I don't have a Josh, but I have a Nico!!😉 I will keep you updated about the resto...Looking so good!! As for breaking the lease, it was our landlord who told us that and it's for the owner as well as the tenant! We don't enter into a lease planning on breaking it either, but it was reassuring since we took the first available apt because we were getting a little scared of living in a hotel and availability wasn't what it was months before we moved!! Again, we got lucky in all and that includes area and landlord!!!

    Your video was fantastic and (for me) just in time!!! I am traveling Lisbon in one week now (November 1), for house-hunt. For what I have seen in internet (ie. Idealista, etc.) it is that prices have been indeed increased !!!!!!!

    Thanks, Shasheta. We haven't really discussed directly Porto vs Lisbon in a video. Ultimately, we choose Porto over Lisbon because it's the place we want to live for a bit. We don't want to live in Lisbon. It's not the right size of us and the people in the North are just nicer. Does that make sense? - Josh & Kalie

    This was really helpful. Thank you. I secured a 6 month rental to satisfy the requirements for my initial visa, and even tho I only need 30 days notice to get out of it, I want to stay-put until I receive my residency card. As month 4 marches on now, I've been thinking about the point where this contract will end, and I will need a new (longer term) rental. So I've been wondering how long it might take to actually do that, and this gave me a good idea of both a potential timeline, and the initiative needed. I'll probably be doing the bulk of the search during February, so I'm hoping there will be more to choose from then. I always appreciate the content of your videos, and the camera quality on your phone was just fine.

    @@businessturnaroundadvice I found my initial lease through Flatio. My visa required a 6 month lease. I was in the States at the time. Flatio allows people to view and rent apartments online, that come with a standard visa qualified lease (from 1 month to a year+), that you can print out and take to your appointment, that are guaranteed to be of a certain standard or they will find you a replacement, and that are easy to break (w. 1 month notice) if things change. After that, I used a friend of a friend of a friend to find long term housing.

    Thanks for sharing! These slices of unvarnished reality are really useful. D7 visa is now requiring one year rental-curious if you have any advice on how to figure that out from abroad. I’m guessing for that it’s probably easier to go through an agency rather than individual listings on idealista when you’re not actually in PT at the time. We’ll be in Porto (and Lisbon and maybe Braga) for a scouting trip in early November. Looking forward to scouting neighborhoods. When we were there before it was just as tourists. Love your videos.     Thanks, Rebecca! We appreciate the feedback. We actually enjoy doing the vlog format too although it's not the easiest one to shoot and edit, it's at least fun. It was super cool of them to offer it and they threw in TV and Internet. They seem to really like us as renters and we really like them as landlords. You know, we didn't have much so we carried everything we had from the trip up the hill to our apartment since it's walking distance from the hotel. That took two trips. On another day, I went to Cedofeita where our friend's place is and where we stored stuff. He helped me load an Uber XL and I brought the stuff up and in making several trips in the elevator. - Josh & Kalie

    @@ExpatsEverywhere oh my goodness, thanks for that thoughtful reply. I am such a logistics person and it has boggled my mind how we might move. We are not acquiring much stuff yet, but we have added an air mattress, a fan, two night lights and some hair clips (with 4 girls it is bound to accumulate). Was just super curious. You guys are rock stars with all that walking. Being only 2 weeks in, we still have to pace our walking quite a bit. We love to look at our steps each day. I am sure you guys blow us out of the water on any given day though. Hope you guys are enjoying this gorgeous day!!

    Thanks! We moved out of the last place before starting our 90 day project. We didn't want to pay rent and be paying for lodging on the road because production costs for that project were high enough. We just coincided the end of our contract there with the start date of our Portugal tour. When we came back to Porto, we got a GREAT rate at the Ibis for 14 days and that gave us time to finish the project with Ami and G as well as find a place for the 2.5 of us plus Pincho to stay. - Josh & Kalie

    You can find long term rentals. Our advice is don't mention any pet until you meet the agent or owner at the property. They're more likely to soften up. We're glad you're enjoying the channel. - Josh & Kalie

    Hello both of you, cute new place you found. Suspecting the 4th apartment was a scam possible because he asked for your phone number despite both of you communicating online. Learned on Craigslist that the moment they want you to text them they are just soliciting phone numbers to scam, not serious buyers. Looking for a dehumidifier now that were going to the wetter season in Portugal, if someone has a recommendation please share : )

    Hi, Tatiana! I already had apartment 4's number and he messaged me to WhatsApp him. When I called him, that's when he explained to me what happened. I don't believe it was a scam. We're glad it all worked out. The place from the outside and pictures looked pretty nice so we might have had a more difficult decision on our hands. On another note …are you still planning on a segment that covers transfer of funds from North America to a Portuguese bank using transferwise?

    Very interesting ,as always . May I ask you about the situation for those wishing to spen 3-4 months in Portugal .I was in that wonderful country for two weeks back in 2019 and used a British bank card at ATMs . I was shocked to find I got one Euro for one Pound ! That works out at a 15% charge . Obviously it is not advisable to carry large amounts of cash but it seems rather difficult to open bank accounts there . Any advice ? Thank you in advance .

    Hi, if you're not interested in opening a bank account in Portugal yet, our advice would be to check out Wise. We have a link in the description section or you can use this one here. transferwise.prf.hn/click/camref:1011lfsFy/ar:channelwide/destination:https%3A%2F%2Ftransferwise.com%2Fc%2Fexpatseverywhere You'll be able to open an account with Wise and order a card. This card will allow you to open up different "wallets" in your account. Open up a GBP and Euro account. You'll be able to fund the Wise account with GBP and convert it into Euros for much, much cheaper. Then you can use this card in Portugal to withdraw Euros for minimal fees. - Josh

    Sounds like you'll get your visa answer soon. There are several ways you could proceed on getting a furnished place. You could go through a property management company that has a large inventory of furnished rentals, try to find a place yourself and organize it from abroad using a site like idealista.pt or you can use a business service that acts at a buyer's agent (renter's agent in this case). They're organized virtual visits for you and help with the contract. - Josh & Kalie

    Yes, you could rent a moving truck or just get a moving service. That seems to be the most common thing it seems. We've also had friends rent a car for a day or two and move stuff. - Josh & Kalie

    Idealista is just the listing site. Liiiving is a rental company with short, medium, and long term rentals. When we first moved, we shortlisted 10 apartments a few of them were Liiiving managed properties. We had to check to see who would accepted dogs. Of the 10 we found, 5 from Liiiving, 2 accepted dogs. We ended up in one of their apartments. On this search, we dealt with 3 real estate agents, and 2 private owners. We ended up in a place with a private owner. - Josh & Kalie

    Thank you. From what we know, there's a law against pet discrimination, however, we're not 100% what all that entails. So advertising a pet free complex might be difficult. Smoke free on the other hand, we haven't noticed it, but for us personally, we haven't had any problems with smokers. One rule of thumb in our travels across Portugal and living a variety of places, the more you spend on a place, the less those kinds of things are a problem. - Josh & Kalie

    Also because we have a 3 month rental we are wayyyyyy over paying for this tiny T1 1000euro a month,! Plus whatever is over 50 euro for utilities. Need a longer term rental; but without visa it’s not possible. Any suggestions or connections would be greatly appreciated. Great video btw

    Thank you. If you have a visa limitation (90 day max visa), it's a big risk for you to sign something longer. People do get long term contracts before their residence visa because a housing contract is a requirement. - Josh & Kalie

    We moved out of our apartment back in May and started our 90 content creation project where we toured Portugal. Sorry, Paul, I'm not sure where you've picked up on the channel but basically, through the summer, we toured PT and we didn't want to pay rent and be paying for 2 week accommodations everywhere we went to film. So we moved out, stored stuff with a friend in Porto, left Porto for Faro, and when we came back we stayed in a hotel with an amazing rate for 2 weeks while we finished up the 90 project with Ami & G and searched for our next place to live. There was a lot of filming that still had to happen when we got back to Porto so we tried to do as much as possible the first week so that the second week we would have time to find a place and move. - Josh & Kalie

    Tricky question. I feel like my answer wouldn't be to the heart of the questions but I'll just answer it straight up. No, you don't need a NIF. You shouldn't. A passport would do unless you're booking through Airbnb or some other site like that. - Josh & Kalie

    You can break a lease after 60% is complete without any negative consequences. So why not go for the 1 year rental? It takes months to get through the buying process anyway

    Mainly because we don't like breaking contracts. We like to make our "yes" mean yes. After 6 months here, we'll go month to month or around the 4 month mark, we can re-negotiate or extend here if everyone is happy. - Josh & Kalie

    We found all of these on idealista.pt and we contacted the individual owners or agents ourselves. We didn't like the prices of the other options we found through the larger companies that you can rent through so we decided to work with private owners and individual agents. - Josh & Kalie

    That's (15:56) not a Smart, it's a Aixam or similar. Those vehicules can't be used in highways or similar roads, as its top speed is 45 km/h. Also, you don't need the normal driver's license to drive, but just a special (and simpler) license.

    ​ @lucchese20 Until 2005, it was very simple, it would be obtained in the local city hall (Câmara Municipal) just by answering some questions. Now you need to go to a driving school, take 28 lessons (road code), followed by a 30 questions test, have 12 (driving) lessons, followed by a driving test.

    @@ExpatsEverywhere Don't think so, most of those cars are very noisy. Also, are not very safe and cost as much as a normal (cheap) car. The cheapest Aixam costs over €9000.

    Not that impressed with what was on offer, I thought that Portugal was supposed to be good value for money.....this was like stepping back into the 1950's but with prices from 2021.....thanks for posting, it was informative

    Part of it was the market conditions at the time but also, we've noticed you've got to pay around €900-1,200/month to get something fully renovated and modern (T1+1, T2) in the city center. You can also get cheaper than what's seen here but those are generally going to be more word of mouth kind of deals. - Josh & Kalie

    I just visited Porto for nine days and looked at some apartments there. As much as I like Port wine and the Portuguese people two things stick out for me: 1) How dirty the outside of buildings look and run-down condition of the city , 2) How tiny the apartments are especially coming from larger homes in the states. Maybe it’s just the culture of the place. I commend you for squeezing yourselves into the shoebox apartments in Porto. For me it would have to be outside the city to get square footage I need. By contrast Spain is much more updated with gleaming buildings and streets and better bang for your buck.

    These are very old but painted slum apartments.. should not be more than 300 euro . For locals.. but they are abusing the market

    Seemingly, yes. The Americans that we've met that live abroad or consider moving abroad do, which might be a contributing factor for making the decision to go overseas. It's interesting to us to see things that are hundreds of years old keeping in mind our country is around 250 years old. - Josh & Kalie
