In this video I focus on The Villages Florida Brownwood Paddock Square Area South of 466A/North of 44 of The Villages Florida, including Buena Vista Blvd, Morse Blvd, random villages, Brownwood Paddock Square, 466A, 44, and more. I think it may be a good watch if you're wondering what the Brownwood area of The Villages, looks like from end to end, especially if you are thinking of visiting or moving to The Villages. I recorded this Sunday afternoon May 14, 2023. It looks like the snowbirds went home plus it was Mother's Day so it seemed pretty slow on the square when I rolled thru but trust me it fills up fast. This is my third in a series of exploring The Villages Florida with a very thorough drive covering a wide area one section at a time, including random villages, shops and surrounding areas. Gridley gets all excited when we go for a ride, golf cart or Jeep, he loves riding around. I think he likes it better than walking cause he’s such an old pup.

Hi Cindy will do, the problem with a 360 cam they tend to make everything looks like I’m flying by, but in reality everyone is passing me, in a lot of cases I’m crawling. But I can slow the video up on the editing side so I’ll work on that. Thanks so much for watching! It’s a real good point!

I appreciate the diversity of each area as The Villages grows. I don’t understand why some people think or say negative things about the place…they assume it’s all white, conservative, republicans that are closed minded people. That is just Not True! I’ve seen other Villages Residents videos & there are different ethnicity, different political group clubs, ect. But at the end of the day, I don’t care what my neighbors do or think … as long as they keep their property clean & in accordance with the regulations codes of that area.

The Brownwood area seems to have alot more homes with 2 car plus golf cart garages. I feel like I have a strong attraction to the northern areas though.

Just watched a video on Brownwood apts...not too bad..
Another stunning video 👍especially when you did the tiny earth mode…anyone thinking about coming down for a visit to The Villages can use these videos to get a better idea of what our neighborhoods look like. Btw it’s Oz-ee-ola and Colee-er🤣or something like that. Great video for pointing out just where everything is located and how big the Villages really are. Only thing that would of been great if when you drove through the squares you drove a tad slower and pointed out things such as where the music is. I think I saw either a hotel or apartments when you went through Brownwood and I saw a pool? But this was the first video I saw that actually made me realize just how big this area is. I can't wait to visit.

Yay, Gridley!!! Love that puppers! Love these drives through the different villages. Brownwood is lovely and while it seems to have a larger square and footprint, it doesn't have the more mature trees like the north end does. I'm sure it will in time. I'm excited to see the next southern end video as I suspect it might be even larger with different house plans as well.

Everyone I know says, wait til you see it in person. Well, I was blown away! It is not only beautiful with the landscaping but diverse with Spanish Springs, Sumter, Brownwood and now SawGrass. My head was on constant swivel, glad somebody else was driving! Eisenhower is definitely a favorite too. I could spend days and not see it all or read the cards, letters and memorabilia. What a place. I am leaning towards the South since that is where I stayed. I felt more comfortable with the cart the way they laid the roads and multi-motil out too. Morse would scare me. Thanks and look forward to the South tour.

I have really enjoyed your series on Exploring the Villages. Your perspective is very helpful for me to better see the different areas. I agree with you; based on your videos; that each area you have gone through is unique and not cookie cutter. Would you please consider doing a tour around the loop that is odell cir and baily trail? I would be interested in seeing a few neighborhoods along the way? Keep up the good work!

I’m not sure, but I believe every gate can take a photo of your license plate/car, but I think it’s activated only if you push the button to enter, if you have a entry card I don’t think it takes the picture. But I’m not sure it’s just what I heard.

I see at minute 22:57 as you enter Pinellas the license plate reader / camera is trained on the back of your vehicle. This fact makes some folks feel more secure. Keep up the great work and keep enjoying life!

Hi Rich. I really like having the VA outpatient clinic so close, it’s great for all the normal doctor stuff, surgeries and major stuff would but at Gainesville VA hospital about an hour north, I was treated really well there so far it’s been a good experience. You can find my email in my about section (it keeps the bots away)
Another nice video!!! When you do your next video in the deeper south Marsh Bend Trail accessing from 301 which takes you through DeLuna into Marsh Bend passing Edna's and exits behind Magnolia Plaza is a very scenic ride. Also in that area along Meggison Rd is the Okahumka rec center which is a lovely lake themed rec center and sits on the shore of Lake Okahumka. And of course in and around Fenney is pretty spectacular for the abundance of natural beauty and wildlife in that area. If you happen to pass the Levi & Boaz villa neighborhood in south St. Johns at the intersection of Meggison Rd and Warm Springs Ave that is where our little piece of paradise is. 😁

I love these videos. The area is absolutely beautiful. I know there are so many golf carts, but with the area being so big, do you find that you drive your Jeep more or a golf cart? Also, Gridley is so darn cute!!

Hi Marianne I’d say it’s about 50/50. Spanish Springs square is a little over 2 miles away so I take my golf cart there. I’ll use it to check mail too. Somedays I take it to the pool depending on what pool I use that day. I take the Jeep to the stores and shopping or if I head down further south like to brownwood but I don’t go there much. I do go to Sumter Landing which is close enough for the golf cart but I take the Jeep cause it’s just far enough away where it’s just easier to take the Jeep. Thanks so much for watching :)
Curious … on 466A I see a lot of businesses … do the businesses own that land or is the land leased to the Businesses? Also, see “Resident Entry” but does not state name of subdivision?

I don’t think that’s all owned by The Villages. I believe the stuff that the villages built they own and lease out, I’d half to ask a realtor on that one I really don’t know for sure Donna. Good question.
Can anyone answer this question: - to modify/ update showers to steam shower rooms or add a floor to ceiling (gas fireplace w/ tv mount) inside house or pool area … does resident need to request permission from the specific area management (not sure what the Acronym is for that department)?

Hi Chief, Almost never seeing any backyard fences and sheds ? Are these homes built with attic space for one's extra stuff ? Holiday decorations, junk like that ?

Hi Cole, so some houses have fences but only the ones that were built by the villages. If your house doesn’t have a fence you can’t put a fence up and I don’t think anyone is allowed to have storage sheds. There is some attic space above the garage in your basic home, I’m not sure about the more high-end ones But a lot of people come down here they really downsize dramatically to make it work but yeah there is far less space for things like that again unless you’re in one of the million dollar homes or something like that.

Yes those are apartments in the villages, I think they are called “the lofts at Brownwood”

No HOA here, but we do have amenities fees plus a CDD. The amenity fee is is under $200 a month I believe for every village, I pay about 190 a month. I’m not sure what the CDD cost is I’ll have to look at it.

Beautiful day for a ride. But the camera makes it looks like you driving too fast and it makes it hard to see the homes as they go by quickly. Also the lakes are low and the grass looks burned out. Must be the dry season.

I think the saturation in the video makes it look browner I’ll work on that. Yeah the 360 makes everything fly by but I’ll tweak it in the editing end next video.
