WThe Valencia Northpark community was built in the late 1990's and although we published our first video years ago, this new 4K version is sure to please. Nearly all video footage and photo slides were shot and edited mid 2024, so it will remain up to date for years to come.

Over the years, Northpark has become even more beautiful, renowned for its peaceful and serene environment, terrific amenities, all surrounded by mature shade trees.
Northpark comprises 16 subdivisions, an elementary school, a large neighborhood park, and three conveniently located recreation areas with swimming pools, hot tubs, kiddie pools and more. Additionally, there are tennis courts and a half basketball court, all equipped with lights for evening play. Notably, residents of Village Walk and Mayfair enjoy their own separate HOA recreation areas.
Perhaps the most popular features are the beautiful, developed trails and paseos. It's common to see folks walking, riding, or strolling, especially during the morning or evening hours. There are also two pedestrian bridges for safe crossings over McBean Parkway and Copper Hill Drive.
At the bottom of the community, residents have easy access to convenient shopping and outstanding dining at the Northpark Village Square shopping center. Nearby public schools include Valencia High, Rio Norte Junior and North Park elementary is centrally located within the community, just next door to the park.
Northpark offers a wide variety of traditional homes ranging from approximately 1,200 to over 3,000 square feet. These homes generally feature 3 to 6 bedrooms, 2 to 4 bathrooms, and two or three-car garages. Most have front and back yards, some with built-in swimming pools.
Detached condos are available in the Mayfair or Courthome neighborhoods, and there are charming townhomes in Village Walk. While these homes are generally smaller, they are all lovely.
Oh, and the best part: the HOA fees are modest, and we're happy to report there is NO MELLO ROOS!
