I have bought and sold a house in Ajijic as easily as in Canada. I bought a condo in Puerto Vallarta and apart from the added “complication” and expense of ownership through a trust, that was also smooth sailing. All done as a tourist.

Second to wanting to see the renovations. Rich- if it’s not too late, since you are repping them for the closing, can you do a video on the closing process? What’s that like, do you need a Mx bank, check or transfer at closing, paperwork, recording deed, even how to ensure taxes are covered, was there an inspection for major faults, etc. All the nuts and bolts. I think you can buy on a temporo, what proof do you get to show ownership for visas. Thanks much love the videos and love this property! Maybe they’ll want to sell in 15years when we get there! 😁

This home is beautiful. Rich were they able to close and get moved in before the borders closed and everyone had to quarantine? Go back and visit them after the renovations so we can see what Beth does with the home.

Thank you for this great (and all of your great) videos Rich! 🙏🏼 I have a couple of questions, did this couple have to purchase via a Fideicomiso? And, I presume they purchased under a tourist visa and didn’t have a temporary resident visa is that correct? I’m surprised how quickly they went from living in the states to deciding to purchase a home in Mexico! Gives me a lot of motivation because I’ll be ready to purchase something in the next 6 months. 😃

It can be seen very easily that this couple knows the difference between living in a real stone and brick house that lasts hundreds of years and the commercial wooden houses that bankers sell for termites. Another thing. Don't get too crazy about buying long-term health insurance. Most foreign elders end up healing themselves in Mexico. Because of the weather, organic food and peace of mind. Sure. because they will not leave their life savings in the hands of health buzzards

I came down to see this house last summer, and it was under-maintained and over-priced. Check the drainage trenches around the pool (which drain the whole property when rainy), because a tree root reversed the grade. Fixing it might mean removing one of the two palms. Consider demo-ing the pointless bogeda, and build a casita there, at the same time fixing the mirador access -- which right now you can't get to without walking through someone's bedroom. Place is kind of a hodgepodge. Did like it, though, even knowing I could never fully fix it. I'd have paid $240k, but that would've been an insulting offer. The very best to Ruben and Beth. I'm sure they'll make a happy home in San Antonio, and we hope to bump into them in a couple years when we retire.

@@RichVarney It'd be great to see a follow-up video! Another item for Ruben and Beth is that the rooftop ductwork that heats the pool, solar-style, is mostly PVC pipe, but with rubber hosing (therefore hose clamps) forming some of the joints. When one of those clamps blows -- and one did while I was there -- the pool empties into the street, the pool pump runs dry, etc., etc. So I think they'll want to redo that with all PVC, cuz if you're not home when it happens you can't kill the pool pump and save the day. Sun's beating down on that roof. Rubber hose and clamps shouldn't be used there.

Martin, no matter where you live, we need to use common sense. We Americans are brainwashed to believe only the US is the right place to live. Guess what? Our mind set in the states is based on fear and rudeness on our neighbors. Plus we are one medical emergency from financial ruin. The people in Mexico are so pleasant and non-judgemental. We in the states are the extreme opposite in general.?..

One of the things that I admire about the Mexican culture is hat they don't customarily get offensive. As to corruption, Just minutes ago I was watching the news where an area in South Carolina the people that have owned homes for generations are having their properties confiscated because they can't pay their property tax because of the currant civic circumstances. Guess what? Those properties are being sold for pennies on the dollar to rich developers. The large percentage of these people are minorities...
