    Fantastic and informative conversation - thank you! In my opinion, entering a real estate transaction without my own representation would feel like someone who goes on trial and decides to not have their own lawyer…they don’t even know enough to know what they don’t know. Expertise and experience are incredibly valuable in these areas and should be compensated as such.     Hey Amy and Eric. Happy Sunday. A 38 minute video? Oh my. I’m afraid of my comment. Will fall back 🫤😂. Love Eric’s haircut. That will fill in within a week.     Question- how do builders raise revenue to support their marketing budget? One would think it’s through their collective home sales? When builders set a home price they have to consider their marketing costs which is ultimately paid by the home buyer. Agree, as a new construction buyer I’m not paying realtor commission fees directly to the realtor but the commission is certainly coming from home sales. Builders are sellers- will be interesting to watch how they will react to the new rules.

    Yes, the costs of building and selling the home all get passed on to whomever buys the house, but of course that is true of EVERY product. The marketing budget gets rolled into the cost of any product. New construction is great evidence of why offering a buyer agent commission is valuable to the sellers. They are publicly traded companies and do everything they can do to make as much profit as they can. Years of experience has showed them that they make more money when they offer a commission to Buyer's Agents. I'm not sure why that would change, but maybe it will! Two important things to consider: It is highly doubtful that new construction companies would LOWER their prices for buyers if they stopped paying commissions. So the Buyer isn't going to save money, the seller is just going to make more money. PLUS, cash for closing costs is ALREADY an issue for many buyers... that's why builders tend to offer a closing cost contribution if you use their preferred lender. It is to help their homes be more affordable for buyers without sacrificing the sticker price on the house.

    I have a friend from China join me on vacation to Orlando 15 or so years ago. We went to several Chinese restaurants and she said none of them are real Chinese restaurants

    Wow that sound scary, would it be best to get an attorney when buying? Does this mean that it will get more expensive???

    It really SHOULDN'T get more expensive. We believe Sellers will still concede money toward Buyer Agent commission because that will help them sell the homes. It will be a change in the paperwork as the buyer will technically be paying for their agent at closing, but good Buyer Agents will be able to negotiate for a concession to cover that cost. (And smart sellers will be more than willing to pay it in our opinion).

    As for attorneys, that is always up to you. We expect the contracts will still be mostly "standard," but consulting with an attorney can sometimes help with your peace of mind. However, it doesn't seem likely to us that JUST using an attorney for a buyer will be cost effective because they may not have the expertise you'll need. Just as we would never claim to give legal advice, a good attorney will know whether or not they should be giving real estate advice (and charging for it)

    I guess it is possible. But I think I was just coughing because I had a little bit of cookie stuck in my throat. Even if I'm slightly allergic I'm definitely not going to stop eating them! :)
