It's closer to Loxahatchee than Palm Beach Gardens. You are kinda away from most of the stuff in Palm Beach Gardens (the mall), Downtown, Library, Schools. Also away from the ocean. I lived in PGA National for 5 years. Ibis is nice, that development. Coconut has really bad traffic at rush hour. Ibis is near there, and its really nice. This place looks nice also. There is a publix nearby and a chase bank. Not much else though. Luckily you'll have your own clubhouse, pool, spa, ect... My favorite development though is Old Palm (expensive). Ballenisles, and Mirasol is very nice

They are building a town center in Avenir, which is significant. Are you aware of that? Old Palm is Great! But a lot more money!! Great to have you to our channel Aaron, great feedback 🙂

​@@LIVINGINPALMBEACHFLORIDAI was in all the developments in Palm Beach Gardens at one point or another (making deliveries). Old Palm is the richest, Tied for second is Ballenisles and Mirosal. Lots of money all around. I live in Ohio now. I don't think a town center will do well there/even with the new development. Stores need lots of people and this looks like low density housing. I know the publix and restaurants already there are lower volume which makes it difficult to manage and run (and less profitable). Also, working class people can't afford anything over 350k. It's very, very difficult to run a low volume grocery store or restaurant. Hard to find employees, hard to manage. The traffic on Northlake is limited to rush hour and hardly any traffic the rest of the day. The more expensive the housing, the more vacant it is out of season. This is a problem for a business/retail owner. Retail businesses want lots and lots of traffic/people. But hey, maybe I'm wrong. I love palm beach gardens though (and Loxahatchee, Jupiter, West Palm, and Juno Beach).

This area receives a lot of smoke from the sugar cane plantations which burn their crops

@@LIVINGINPALMBEACHFLORIDA Nope. Specific to this area due to its proximity to Belle Glade and surrounding agricultural communities. It often rains ash in loxahatchee due to the burning of the sugar cane.
