Yup there are so many other options that could have been done as well but I merely provide a consultation role in this and can only give my opinions Final decision is of clients and the budgets that they have with them There is so much more that can be done

Decent home and I felt you had a feeling could have made it even better had the client provided bit more budget. One question I may ask is the large windows on the Level 1 do not appear to be double glazed with sun protection? and what did you use on the roof to minimize the temperature for level 1. Being a corner house and open architecture. I hope you had incorporated thermal protection bricks etc otherwise the folks will need a lot of aircon to cool the house during hot weather

All costly ideas and beyond the scope of work. For proper heat proofing, we use jumbolon sheets and double glazed windows but obviously that costs more

@@muhammadtaimoorsid That's strange because if someone is concerned about things like solar panels and AC budgeting, they should invest in passive thermal efficiencies like the ones mentioned to save every day and help the AC function

How was your experience with btk? and how did you see the future of btk?btw i am also interested in building my own plot (500 sq. yards).. Can you quote me the range with and without basement ? like:14-16 million or something .

Depends on the project. 125yds takes around a year, 250yds around 14 months, 500yds 18 months including all holidays, Eid breaks and estimated delays

Is BTK hotter than other areas of Karachi?

It's both slightly hotter and much colder than main city Nights are just heavenly in BTK, while afternoons have a bit of heat punch

It depends on clients. If they want to go through the process of spending on that elevation, then there is no problem building it

Decent construction however, for a 500 sq yd home, don’t you think the bathrooms are a bit small? They all should have had glass shower cabins at least. Also, it’s not clear which bedroom is the Master? Media walls are not there (perhaps due to budget constraints). Lastly, in this elevation, I didn’t see a decent size first floor terrace either.

Yes baths are deliberately small in this as per discussions with clients Everyone has their own requirements and that is why each house reflects the personality and needs of its owner There are so many other things that can be done as well Why not make an awesome designed house together :😀
