    Union Finance Minister Nirmala Sitharaman announced some major changes in budget 2022. In this budget, she didn't extended the additional income tax benefit being given to the home loan borrowers under Section 80EEA. So, from 1st April 2022, first time home buyers won't be able to claim income tax benefit on up to ₹1.50 lakh home loan interest payment under Section 80EEA of the Income Tax Act. A home loan borrower can claim income tax benefit under Section 80 EEA, if the home loan sanctioned in between 1st April 2019 to 31st March 2022. So, if a new borrower has received home loan sanction letter by 31st March 2022 and gets disbursal in current fiscal, he or she will be eligible to claim income tax benefit on up to ₹1.50 lakh home loan interest paid in one financial year under Section 80EEA. Rebate under Section 80EE is available only to those individual borrowers whose loan was sanctioned between 1 April 2016 and 31 March 2017. You can't avail it now.

    Never proceed with oral information. If you have any written document, you can proceed. Because you need to keep the proof with you while filing the ITR.

    Hi sir, my parents have a house loan for tenure 15 years. Now We are planning for loan takeover from one to another bank. During this takeover I want to join as co-borrower of loan. In this case whether the property must be under both of us name? Or is it fine to have property under one name?

    Oh yes, you can add your name as co-applicant of the loan. For that, there is no need to be a co-owner of the house.     You can claim the entire interest paid on the home loan for the let-out property during the financial year. There's no limit (like 2 lakhs) on the amount deductible, unlike self-occupied properties.

    The amount mentioned in the sale deed or sale agreement. It must include land value. Because, we can't buy a house without its underlying land.

    As per rule, property and loan must be owned by both. But, I see, in practice, most persons are claiming the double benefit, if the loan is owned by both. Because as an IT proof, the borrowers have to submit PROVISIONAL STATEMENT FOR CLAIMING DEDUCTIONS UNDER SECTIONS 24 (b) & 80C(2) (xviii) OF THE INCOME TAX ACT, 1961 only. No need to submit a copy of sale deed.

    @@viswa2827 Same answer. You can claim if you are the applicant or co-applicant of the home loan. Here, your father is the owner of the house (because the house is registered in his name). The applicant/co-applicant need not be an owner.

    @@viswa2827 You need a PROVISIONAL STATEMENT ( FOR CLAIMING DEDUCTIONS UNDER SECTIONS 24 (b) & 80C(2) (xviii) OF THE INCOME TAX ACT, 1961). It shows the total principal and total interest paid/payable in the concerned financial year.

    A home loan borrower can claim income tax benefit under Section 80 EEA, if the home loan sanctioned in between 1st April 2019 to 31st March 2022. To claim this benefit, you must be either an applicant or a co-applicant of the home loan.
