If I am not mistaken the mangroves will be a great barrier to massive flooding during a hurricane! I would also put in a propane or diesel generator, elevated!

Yep! You're exactly right. You can add an exterior elevator for the home. Lots of homes throughout the Keys have them, and you can get them hurricane impact!

They don’t carry flood insurance because they either can’t get it or it’s to costly with limited coverage. Mangroves up to your front door means water as well so the house gets flooded often. It probably took them fifteen years recovering from the hurricanes so they could sell it. Privacy and fishing possibilities are a major plus. They would do better making it an Airbnb however chances are they already took that route with little luck. I would make an offer for five hundred thousand.

Mangrove swamps are coastal wetlands found in tropical and subtropical regions. They are characterized by halophytic (salt loving) trees, shrubs and other plants growing in brackish to saline tidal waters

I mean, it is a nature preserve, so yes there are bugs. We get no-see-ums pretty bad around sunset and sunrise, unless we have a strong wind. Otherwise, it's not too bad!

It did pretty good against one of the biggest in 2017, Hurricane Irma. It has a lot of protecting features, such as hurricane impact windows, doors, hurricane roof strapping & mental roof, (obviously) stilted, and hardi board siding. Not to mention, the best protector- mangroves surrounding the entire property.

Well, you are in a nature preserve, so bugs are definitely there. I would say that they are bad during sunrise and sunset.

Realistic speaking Can one buy a house in the keys on the water for half of a million dollars ? How about swapping mine ( give or take valued about 500,000) close to the water and the Fort Lauderdale airport for one somewhere down there?

Well, it has many hurricane protections that take care of it. It's been through 36 hurricane seasons and still standing strong. ;)

Just as any other property in the Keys. The only thing that’s different is that it’s not connected to public sewer. It’s on an aerobic septic.

Not sure what to think, location is perfect, floor plan is awful( not sure how old this home is and what the restrictions were when it was built). If i have 2.5 to buy it, then I will probably have the money to tear it down and rebuild with better planning.

We can easily get a wind mit and wind insurance for this property, and I won't be shocked if it's wasn't that expensive given it has a lot of the credits needed to lower wind insurance. $300/year for flood is unheard of, so that's an exciting feature for the new buyer! Thanks for watching :)

Haha, well the entire Florida Keys are in a flood zone, so yes you're correct.. hence why our homes are stilted. But no, they collected buoys from all over the Keys, most locals do this, and use them as decor. Thanks for watching!

Property values are driven by the current market, comparable properties, and demand. We don't pull numbers out of a hat.

Not for me. The stairs alone is a no. 2.5 million for views of what? Greenery and trees. I want to see the water for that price. And the place is certainly old to me. Potential for reworking after paying 2.5 million. I like privacy but damn. This is like Gilligans island without the boat.

You can't tell in the footage, but you have huge open water views on both the middle and top level. The first level is mainly views of the nature preserve. The home was built in 1988, so it's really not that old. But thanks for sharing your opinion and watching anyways :)

The house is VERY far from the Water. Too far really. For 2.5 Mil, I'd be expecting a bit more with regards to the house itself. An elevator is a REQUIREMENT for that place.
